First thing I want to say is DO NOT MOVE HERE. I’d give it 0 stars if I could. Yes at first the rent seems perfect and the property itself doesn’t seem bad however I lived there for half a year and was ready to leave. The initial tour was good, staff seemed friendly and the amenities seemed good. However, upon move in day we were greeted with passive aggressive staff. Upon giving us the keys to our apartment we made our way to our new home only to get there and realize they hadn’t changed the locks yet and we were given the wrong keys. Once we finally got into the apartment it was HORRIBLE. It was clear they did not clean up the apartment before we arrived. The floors were dirty, the blinds were full of smoke, and there was even leftover trash in all the kitchen cabinets which caused a huge bug problem. When we called to tell them about this the next day they said “Sorry, do you HAVE to move in right now? We can get our maintenance in”. They took weeks to get pest control in as well. Upon move out we left the place completely clean (better than we found it) and they still charged us over $300 for “cleaning fees” which was ironic seeing as how they definitely did not do this before we initially moved in. Do not be fooled by the nice show apartments these apartments are horrible!!

This community is very unsafe especially if you are a single woman I have a dog and these stations are always full of poop bags and they never empty them also the lights are out and it’s very unsafe walking your dog at night…I have Called the office Sara always answer the phone very rude And says” what do you want us to do We cant fix them we don’t know what to do about the lights we can’t do nothing to fix it” That’s not a proper answer when we pay rent and And it’s a pet friendly community That’s very dangerous for us single women when we have to walk our pets Also, don’t complain about poop everywhere we don’t have a place to leave our bags … I am so over this community and Sara being so disrespectful and unfortunately she is the manager and does not allow you to talk to anyone And she makes Sassy comments that she lives on property and doesn’t have this problem But me as a resident I have a problem!!! Do not lease here If you care about your safety and a nice clean community That’s why so many people are moving out and we all complain about the same individual Sara!!!!!

I had the opportunity to meet the new manager Heather. She’s been here a few weeks and I already see so many improvements around the property. Last night walking the pup, I noticed there are flags around the property. Really makes it feel like the office staff cares. When I was talking to Heather, she sounded like she had so many good ideas. I’m excited to see what she has planned. I also have noticed the one man in the office (I think his name is Nicky) being extra friendly to people here when walking them around - really goes a long way. I made the perfect choice in my home.

It's only right that I come and share my experience about the Franciscan. 5 stars definitely not enough of a high rating I give it a 10/10 from the office staff to the environment! Obinna also known as Obie (office manager) went far and beyond to reassure me that everything would be handled and did just that! Sarah another office manager made my move to be so accommodating like I have never seen before. They are definitely family to me and a blessing! If you are looking for a new home please be sure to ask for these two THE BEST IN THE BUSINESS!

After living at the Franciscan for two years, I cannot recommend it, especially for the premium "luxury" price. You are paying a high price for a small, poorly maintained unit. I've never lived in an apartment where things need repairing as often as they do here. The units are noticeably small for the price point ($1,600 for a 2bed/1bath). You can easily find apartments with more square footage for the same cost. Valet trash is a mandatory, non-optional fee, which feels like a cash grab. Package theft is a frequent problem here. Despite being a gated community, deliveries are easily stolen. Do not leave packages or food orders at the door. Resident parking is a constant headache. Finding an unreserved spot often requires parking far from your building. The only reliable solution is to pay an extra $40 per month for covered parking. For a property that has pest, it is unacceptable that they do not actively spray. We have dealt with roach infestations inside our apartment. Outside, it's common to see opossums, stray cats, and stray dogs roaming the property at night. The daily sprinkler schedule creates standing water puddles, which are a breeding ground for mosquitoes. Ironically, the office threatens fines for putting up mosquito nets, the one thing that actually helps. Our building was recently the site of a drug bust. This event underscores the management's failure to maintain a safe and lawful environment, which goes hand-in-hand with the constant issue of marijuana smoke permeating the hallways.
