While the Factory Student Housing is friendly, management could undergo some changes. For starters, they lied about move in day, and when new flooring was installed, they needed an extra day to install. It didn't install properly and dropped by unannounced to attempt to fix it. (It also ended in failure.) The hall could use tending to, as there is often a strong scent in the air. However, the Factory does a good job at managing maintenance requests and (sometimes) questions on payments, and staff is amicable. I won't be renewing my lease for next year.

I'm not gonna lie, my experience here has been great! I wasn't here during the 24-25 school year, but from photo evidence I've seen, the new management that started April of 2025 has made some MAJOR improvements to this apartment complex. I started my lease in August of 2025, which was after they made all the crazy summer renovations. It isn't perfect, but compared to other places, its very nice and modern. The carpets have been refurbished, the walls have a mostly better paint job, closets are much nicer, and the living conditions are nothing to really complain about. Ya, the walls are kinda thin, but it's not like you can hear every single conversation that someone has perfectly from another room. We did have a maintenance request that wasn't being attended to one time, but the second time we submitted the request, it got fixed the next day. I live in a shared room in the Princeton Floor Plan, and my unit is pretty nice and clean. Nothing sketchy about it. I like the shared rooms. The private rooms are tiny! Although they're nice and cozy if you really want your own space. However, my shared room is styled in a way where I still have some privacy, which is nice. All of the amenities work and are honestly pretty nice, I love them. If you are going to use all of these amenities, the factory is worth looking into. If you're not, then your money is kinda being wasted. But all of these are working just fine, including the hot tub, cinema room, and gym (2 working treadmills out of 3 they provide. Machines provide a variety of options for a workout). I won't lie, getting to talk to management is pretty hard. At least through the phone. Usually, they're at the front desk in the lobby, so I can go down anytime to talk to them, but communication over the phone and over email is a lot harder, at least in the times I tried to contact them. I did get a response from them at times, but not all the time (never in email). There are only two girls at the front desk, so that might be why (plus there have only been a few times where I've tried to contact them over email or phone, so I can't just say that they always ignore their texts, emails, and calls). So individual communication isn't the best, but with a new management running an apartment complex with hundreds of people, you gotta cut them some slack. Plus, in a big place like that, you can't expect to be treated with special individual treatment. That's unrealistic. From my experience talking to them though, they are really nice people, and honestly care about making the apartment complex better. They've given out food and hosted small activities for their patrons, and I've enjoyed them. Something that is annoying me though is the cleaning inspections they have. They are really strict about it. Not white-glove strict, but you gotta make sure you clean, even behind your toilet. They give you a second chance, but after that they fine you. This place is pretty expensive, especially adding on the $75 dollar required monthly utility fee, the $15 monthly renters fee, and the $75 parking fee (DO NOT park in the parking space without a parking permit or in an illegal parking space or else they WILL boot you without warning!!!!). I also don't like that they ONLY have a 12-month lease. I wish they had a 9-month lease, because now I'm going to try and sell my lease for the summer, and I know it's going to be hard to do so. But I do like the small in-unit washer and dryer, flat screen tv, relatively comfortable beds, space, and amenities I have. The perks of this place have made the price make a lot of sense. From my experience, it's a comfortable place to live. I'm not a particularly picky person though, and I haven't had any bad experiences so far, so take my opinion as you will. Sorry this is long, but I wanted to share my honest experience, and not scare people away, but still tell them the truth. I was scared to live here from the bad reviews, but I really don't regret living here. It's not perfect, but from my experience, it's really not as bad as they say, and I truly like it.
