It used to be good in the past. But this is the type of people they’ve been allowing to move in recently, and they don’t do anything about it. That’s apartment E1. And I can’t say there are fewer than 10 people living there. If they enforce their rules in the future, I’ll reconsider changing my feedback.

The townhomes are okay, nothing crazy. They do nickel and dime you for every little thing. Communication isn’t the best, they take forever to respond.

My roommates and I were the first tenants to move into Walton Lane Townhomes. At first, things seemed great—they gave us the first month free, the neighbors are awesome, and the area is nice. But the leasing management completely ruined the experience.
They sneak in random fees that can “only be waived” during very limited hours (just 12 hours a week), and the office is staffed by one person who often leaves early. If you work a 9–5, it’s nearly impossible to reach anyone. They’re hard to reach by phone even during office hours, and while they respond to texts, it usually takes 30 minutes to an hour. When I was moving out, what should have been a simple process turned into a week of nonstop follow-ups. I had to spend my entire workday on my phone just trying to get answers.
On top of that, my roommate had an even worse issue: management never told us that electric and gas utilities had to be paid directly to the City of American Fork. We only found out after receiving urgent shut-off notices in the mail. She paid the bills herself to avoid losing service, sent the receipts for reimbursement, and was completely ghosted after multiple follow-ups. Management also promised grass would be put in by spring, but months later our yard was still just dirt and rocks.
The property itself is fine, but the management is some of the worst I’ve ever dealt with. Unless they seriously improve their staffing and communication, I can’t recommend living here.

Honestly this is a decent townhome. Maintenance is great when Nick comes around. He’s always nice and personable. If it hadn’t been for him we might have moved out. It’s hard to find good maintenance at complexes. The property managers is pretty nice too!
On the negative side, now that the complex across the road has been built and these townhomes are booked, it’s very noisy. Current tenants ride dirt bikes and rev engines at odd hours of the night frequently. Not much the property does to fix this, but like I said the manager is nice and the maintenance manager is really good at what he does!

Can't say enough about the exceptional service I received from the maintenance team at Walton! Nick was the BEST! He was prompt and knowledgable. He quickly fixed the issues I was having and was able to give me additional information that would help so that I would not have any problems in the future. Nick knows what customer service is all about and Walton is lucky to have such an asset to their property. THANK YOU NIck for being #1 in my book!
