I’ve lived at 404 Border Apartments for six months, and I honestly couldn’t be happier with my experience. From the moment I toured the property, I could tell it was different from other places in Arlington. The building has a clean, modern vibe, and the location is hard to beat — right in the heart of downtown, walking distance to restaurants, coffee shops, and even AT&T Stadium for game days.
The apartment itself is spacious and well-designed. My unit has high ceilings, big windows that let in a lot of natural light, and a kitchen that actually makes me want to cook more often (love the stainless steel appliances and granite countertops). Everything feels high quality and well maintained.
Amenities are another big plus: the pool is clean and a great place to hang out during the summer, the fitness center has everything I need, and the parking garage makes coming and going super convenient. I also feel really safe here — it’s a secure building and well-lit at night.
If you’re considering moving to Arlington and want something central, comfortable, and well-managed, I’d highly recommend checking out 404 Border. It’s been a great place to call home.

I’ve been living here for the past two months, and it’s been a great experience so far. The apartment is clean, spacious, and located just about five minutes from the UTA campus. The management team is responsive and easy to work with — Adriana at the front and Cristy inside are always helpful and quick to respond. Whenever I’ve reached out, any issue was handled promptly. The maintenance and trash services are reliable as well. Overall, I’m very satisfied and would definitely recommend this place.

I’ve lived at this property for over two years and have loved every minute of it! The location is perfect, just a short walk to UTA and right across from Downtown Arlington. My experience here has been so great that I’ve decided to renew my lease for another 14 months.
Christie, the property manager, is fantastic. Any time I’ve had an issue, it’s been resolved quickly and professionally. The community itself is quiet and welcoming, with many graduate students living here, which adds to the peaceful atmosphere.
Overall, I highly recommend this property to anyone looking for a convenient, well-managed, and friendly place to live near UTA.

I recently moved into 404 Border Apartments, and the experience has been great so far! The apartments are well-maintained, comfortable, and in a really convenient location. What stood out to me the most is the leasing staff – they are very friendly, welcoming, and always ready to help with any questions or concerns. The move-in process was smooth, and I truly appreciate how supportive and professional the team has been. Definitely recommend this place to anyone looking for a great community to live in!

Do NOT move here!!! ROACH INFESTATIONS and they do not clean the apartment properly before you move in. The apartment I got was caked and I mean literally CAKED in roach poop from every part of the ceiling to light fixtures, fire sprinkler systems, outlets, vents, doors, every cabinet corner to the floor. I came in the next day after signing my lease about it and they did not care AT ALL!! Definitely some health concerns living here if you decide to move here. Ive been dealing with roaches since I got here and it’s been 5 months. I’m not the only one who had to hire outside pest control as well. The building and apartment has cracks everywhere which is probably the reason for the infestation. The outside hallways are nasty and there are always bugs crawling around and in all the light fixtures it’s like a whole colony of bugs, people also just leave their trash in the stairwells. You can seal the cracks, keep your apartment clean, and take preventive measures for bugs and it has no effect. This place is a magnet for bugs of all kinds. If you move here document everything because they do not care unless it’s documented even if you’ve spoken to them about it in person or they will act like it never happened. So keep that in mind. Most days they’re not even in the office or able to answer the phones during operating hours. You’ll most likely have to email them or leave a voicemail (they probably won’t get back to you either). The lady with black hair is very nice and friendly but the blonde lady (I think she is the manager) has to be one of the rudest people I’ve encountered. She will literally talk over you mid sentence and repeat the same things over and over. Instead of sympathizing with your situation she will point out everything you didn’t do and she’s very defensive. It got to the point where I just had to get up and leave the conversation. Never even received a sorry for the issues I’ve been dealing with due to the apartment she manages. Extremely dismissive and it seems like she cares more about how it looks from an outside perspective than your problems living there. They don’t value their tenants clearly and management should always make you feel valued. After all you’re the one giving them your money to live there. I’ve lived in a few apartments and I have to say I’ve received the worst treatment from here than anywhere else. When I first came in there were multiple roaches in my microwave and the blonde lady didn’t even care until I made it an urgent matter. NO ONE should have to live with this amount of roaches. Do your research there’s better apartments out there, I definitely should have. Listen to the multiple reviews about roaches especially when you search this place up on google and Reddit. THEY AREN’T LYING!! It may look nice at first glance but it’s really not worth it especially for the price. The amenities aren’t even that great and the apartments really aren’t as nice as they seem inside. You’ll find a lot of cracks, chips, and just an overall poorly built apartment. There’s also a lot of fees just to even put in an application here. As a student you’ll be dealing with roaches more than your classes and assignments. Renters be warned.
Every picture attached is from the first day I came in, they CLAIMED to have cleaned it. Yeah right. And that isn’t rust on the fire systems. PLEASE THINK AGAIN BEFORE MOVING HERE GO SOMEWHERE YOU’RE VALUED.
