Management is extremely disorganized and lacks transparency.
We paid one month’s rent plus a separate security deposit, only lived in the unit for one month, yet were later told no deposit exists to be refunded. Management then attempted to reclassify the deposit after the fact, citing internal explanations that contradict our bank records.
Conflicting information and poor record-keeping. I would not trust this leasing office with tenant funds.

Lived here for 2024-2025 school year. First couple months were great but it really went downhill. Someone shot at second floor window leaving a gun shot hole and management never notified the residents. Also a homeless person broke in and was living in one of the vacant apartments. When it came time to renew management had me sign a two month extension in promise (not legally binding promise which was a mistake by me) of a good rate for next year before canceling my renewal lease and requesting another lot more to renew. They then tried to stick me in that two month renewal but I got out of it. Anyways incompetent management, terrible safety, and a nonzero chance that your window gets shot at. Do not live here 😃

Parent of a current student living at ACE. My dealings with the staff has been great the facilities are new clean and safe. Our student likes his studio and the staff. We renewed for the 26-27 year as well. Keep up the good work everyone

Unprofessional and unresponsive management. My apartment was not cleaned at move-in, it took immense effort to get compensated. After move-out, they falsely blamed me for not closing my pg&e account and preventing new tenants - an error that was entirely their fault. What's worse, their billing system is chaotic, with final amounts differing across the portal and email. Despite four emails with full documentation over the past ten days, I have receive zero reply (still unresolved!!!)

My heater/ac broke. Second time. First it happened in December I put in the maintenance request waited one week nothing complained to office and they told me to put in the request again- nothing happened- then it was Christmas break so no one was in office so I got maintenance and it got fixed ONE MONTH AFTER!! Now it happened AGAIN. This April heater broke again- I put maintenance request- one week nothing- I complained to office and lady said she’s only one there this week and maintenance is not here so I have yo wait another week. Im walking around with goosebumps and I’m freezing in my apartment.. I have two portable heaters on but it’s not enough for whole apt. I good this apt when it was still in building state so I pay 4K a month. Just to freeze like this.. I would rather live in hotel. When ac or elevator broke in my other apartments it took like 2 days to get it fixed.. here it’s weeks. I would not recommend this place. Idc for apology- pls fix my heater :(
update- it got fixed after a month and something same like in December.
My electric bill went up by 500% bc my portable electric heater was on all the time.. thank you for such amazing experience.. and try to guess how much my electric bill went up in whole month of December without heater ..
this place looked promising I rented when it was still in building state but ended up being my worse experience comparing to other apartments
IF U TRYING TO RENT THIS PLACE- make them sign something for u that if heater/ac breaks they give u another place to stay while it getting fixed for more than a month
