Decided not to move here for the simple reason of the website not including photos PER floorplan. The gallery shows photos of all layouts with no labels so without going there and looking in person, you'll have no idea what you're looking at.

Great location but probably not worth it. Yes, the location is ideal and the units are cute. However, the management is horrible! New managers every few weeks and every new company acts like they have no idea what the previous company did. The latest corporate slum lords lost my original lease, then tried to up-charge me for all types of things, including drastically increased rent. The new rent payment system was implemented at the last minute and was down for two weeks, but somehow I am still responsible for hundreds of dollars of new “late” fees. My HVAC system still has a mind of its own and heats when it’s hot and cools when it is freezing. Everyone who loves Boise as it is should be terrified by these huge out-of-state corporations that come in and buy all of the rentals in town. Poor, greedy management at all 17 rental complexes downtown cannot be good for the people that live here, nor the community. I am lucky to have a home, but these corporate vultures make our community worse, only taking and never giving back. Well, they did have a free pizza day but I would rather buy my own pizza and not be constantly hit with random $300 fees. Rent from real humans if you can! These corporate housing vampires will suck you dry as they laugh all the way to their big city out of state banks.

Ash + River Townhomes has been home to us for a little over a year and it has been amazing!
The beautiful townhomes put you right in the middle of downtown but also close enough to Ann Morrison park to make you feel like you have everything at your fingertips.
The townhomes are modern, clean, and affordable for what they offer. It also helps that Push and Pour is right next door! The garage is so handy. Trash service is consistent. And the property is very well maintained.
Maintenance and management have been nothing but amazing!
If you want luxury at a reasonable price with the best location, Ash + River is the way to go!

Pros and cons.
Great location. Very cute. Such easy access to everything. Neighbors seem genuinely nice. Some nice interior touches. Minimal storage.
However, no A/C when I signed the lease in July and moved in. Posting this in September and still no A/C. I get texts asking if it is working yet, as if it is going to spontaneously fix itself. I am no HVAC expert but I am pretty sure someone has to actually come fix it. I have numerous maintenance requests in, which have not been responded to, but, good news, I did immediately get a response when I did not pay my rent in protest. That got their attention. But still no A/C.
Update weeks later and absolutely zero interest in how things work. Places look good, but likely everything that is broken will stay broken. Had the A/C service provider out to check my unit and he said he has been trying to get management to fix the issue since the units were built years ago, so they are well aware of issues but won’t make upgrades.

I've lived here for two years and I absolutely love the apartment and location.
I had quite a few issues with management being unresponsive and being gaslit by the maintenance team in the past. BUT the property management company recently changed (2 months ago) and the difference has been night and day. Repair issues have been fixed, the property manager responds within hours to emails, and they are trying really hard to build a community instead of just being landlords. I can easily imagine this being changed to a five star review after a few more months of the new management team being this outstanding!
I always recommend checking out Ash and River to anyone I know how is looking for a new apartment.
