DO NOT BELIEVE THE 5 STAR REVIEWS. THEY ARE FAKED. Most of them are very obviously fake and/or from people that are talking about a tour they took(???) instead of the experience of living here. Here are the pluses of living here: ++ Location + Appliances (besides laundry) are actually pretty good and modern. + Apartments on the exterior west side of the building have some great views. + Experience with maintenance and repairs has been pretty good overall. + Never had any problem with the heat Now for the rest: These are cheaply built, small, dark apartments. The only reason I give this place two stars over one is the location. Walking distance to Pearl, Campus, and the Hill is hard to beat, but boy do they make you pay for it. The general vibe of this building is you are renting from a faceless corporation that absolutely does not care about you once you sign the dotted line. They will do what they are legally obligated to do, and will otherwise mostly ignore you. There is absolutely no staff on-site, and all of the emails you get are written by chatbots. As a case study: The elevator has had the railing inside of it ripped out and unrepaired for literally the last 2.5 years across multiple management companies. It has not been repaired once in that time. This is despite them completely redoing the floors and adding useless furniture and decoration to the common areas in that time to try and sell that "luxury image" and sucker in new leases. The "in-unit laundry" they advertise is tantamount to a straight up LIE. The units have basically useless "two-in-one" washer/dryers that take 4+ hours to *loudly* do a single tiny load that comes out wet. The units were very clearly designed to accommodate full sized washers and dryers, and when I asked someone that worked for the building about this they told me it had something to do with local energy ordinances regarding power consumption per unit. Either way, don't expect dry clothes. The communal laundry rooms are rarely fully operational, but I hardly blame the building for that as it's not like the people living here treat the machines well. Pool is kinda nice but a little small and the turf gets insanely hot during the summer. Gym is mid. Walls and floors are thin, as are doors. You can hear basically everything happening in an apartment just by walking by it in the hall. The A/C wall units are only in one half of the apartment and the air flow is very poor. Parking spaces are tiny and incredibly overpriced. No guest parking. Street parking is usually manageable if crowded during the school year. Parking lots are cramped and consistently riddled with trash and debris. New management company took over for FourStar recently, and somehow messed up our billing so badly that I'm paying utilities from last August in January. Also exceedingly poor communication about that. TL;DR: This place is about as "luxury" as the motel across the street. If a student (or much more likely, that student's parents) has the money to pay through the nose for mediocre apartments and location is what you care about, this is a serviceable apartment building. Otherwise, I'd advise you look elsewhere.
