DO NOT RENT THE FIRST FLOOR IF YOU ARE A LIGHT SLEEPER
This apartment is very old, and the wooden floors make loud noises whenever the upstairs neighbor walks around. You can even hear snoring and when they open and close their drawers. There is basically no sound insulation.
My upstairs neighbor wakes up at 5 AM to do household. The footsteps are so loud. It sounds like walking in an old treehouse, like the wooden floor might break. I have to wear earplugs to sleep.
In addition, some tenants do not pick up their dog’s poo. During the summer, there are a lot of flies, mosquitoes, and cockroaches. It makes me not want to open the windows in the summertime.
The kitchen has a drop ceiling that is full of ants and bugs, which is very unpleasant.
Overall, because of the noise and cleanliness issues, I would not recommend renting the first floor especially if you are a light sleeper.

As a former resident of Country Woods potential residents should consider the following below:
1. Leaks during the Fall season - solution? Plastic over the windows with tape that was up for over a month.
2. Ant infestation where WE had to constantly follow up with the office regarding vendor work. No type of reports given after work was done (if it even got done) - and this issue happened back to back. To have the maintenance people compliment how clean our apartment is compared to others raised a concern.
3. The good old renters special. They paint over fixtures such as the bath tub and bathroom sink. Paint started chipping? The turnaround time for this was months all for it to start showing signs of it happening again.
4. Garden maintenance causing the dirt to get blown into my apartment - something I brought to their attention and I had to be the one to follow up.
5. Last but not least, the worst front manager you can ever encounter. It’s quite funny for her name to be Evangelina when she’s the absolute opposite of what her name means. As the front office manager, you would think she would be there to be a direct point of contact for any major issue but this lady is always rude. She speaks over you and doesn’t take accountability. THE WORST.

I was a former resident. The manager, Evan… I won’t say her full name. I told her that I accidentally set up the auto pay twice and it double charged me, but she was yelling at me instead of explaining. I guess yelling at residents is more important than a kind explanation to her. She thinks asians can’t understand what she’s saying. She’s the main reason why I moved out.

My daughters are college students at Cal State Fullerton and Cal Poly Pomona and have recently moved in. This is a beautiful community with the streams throughout. The office took really great care of everything and our apartment is perfect for what they need. It seems very quiet and safe here too. They know 2 other residents here and it has been wonderful. There is more parking available here than at places directly next to the college... fyi.

Worst apartment experience ever. Random hot water on and off, loud neighbors and even louder gardening. Couple of occasions I found Gardners getting stoned in the bushes while taking a break. When you can hear the resident above you urinating into the toilet you know your insulation and your apartment complex walls are very small. Breaking into cars, and vandalasim, no cameras or security officers, a resident got mayonnaise in their gas tank while I was living there. Girlfriend was harassed about her service pet through our 1st year living there. Apartments are very outdated, flooring carpets had nails sticking out, the balcony drained water into the apartment soaking the carpet close to the door. Multiple slab leaks throughout the apartment complex. 2 different occasions there was massive remodeling projects with no heads-up or warning. One of the projects was retarring the roofs of the parking garages and the other project was removing black mold and adding new insulation which was over 3 weeks long and hammering started at 8am. The roofing project smelled of hot tar for over 2 weeks making opening the windows pointless in such extreme heat. You can hear the freeway the entire time, the only one good thing I can say about this apartment complex is at the parking was never an issue with being towed. There was a couple months where they allowed boats and totaled vehicles to sit in parking spots. After living there for 2 years I was overcharged after leaving my apartment close to spotless. I would look in many of the other apartment complexes that are in the surrounding area. After living there for 2 years my final paperwork didn't even have the correct name for who is leasing the apartment. Would not waste my time with this worst experience ever. Upper management you might want to recognize when one of your sister properties needs to be upgraded and have a huge overhaul . BE ADVISED AND STAY AWAY.
