About Off-Campus Housing Near Bridgewater State University

Bridgewater State University is one of the biggest schools in the Massachusetts state university system, with about 10,700 students on a campus in the center of Bridgewater, a small town about 30 miles south of Boston. BSU runs a good number of residence halls, but commuters make up most of the student body, so a lot of students either live at home or rent nearby. The big advantage here is transit. The MBTA commuter rail's Middleborough/Lakeville Line stops right at the edge of campus, which makes it realistic to live in Brockton, Braintree, or even Quincy and still get to class, and to get to Boston for work or a night out. Bridgewater itself is a quiet, suburban town with a small downtown around Central Square, and its rental stock is mostly older multi-family houses and a handful of apartment complexes. Rents are well below Boston levels but have climbed steadily across the South Shore. Because the town is small, the handful of places within walking distance of campus get claimed early. If you're willing to drive or ride the train, you'll find a lot more choice, and often better prices, in the towns around Bridgewater.

Bridgewater State University Housing Requirements

Freshman Live-On Requirement

BSU's housing pages don't state a rule requiring first-years to live on campus, and with most students commuting, living at home is a common choice. First-years who do live on campus are placed mostly in Shea and Durgin Halls, with some in Scott, Pope, and Woodward. If you're unsure where you stand, check with Bridgewater State's Office of Residence Life and Housing before signing anything.

Off-Campus Eligibility

There's no indication you need special permission to live off campus, and BSU has an Off-Campus and Commuter Student Services office to help students who do. Many upperclassmen rent in Bridgewater, East Bridgewater, Raynham, or Brockton, and some take the commuter rail from farther up the line. If you've signed a housing agreement, review the cancellation terms before switching.

Lease Timing

Leases here are usually 12 months, and many start September 1, though the South Shore market turns over year-round. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, whoever hires the broker pays the fee, so if the landlord hired them, you usually don't pay.

Housing policies change frequently. Always verify current requirements directly with Bridgewater State University before signing a lease.

When to Start Looking for Housing Near Bridgewater State University

Early Searchers

If you want to walk to class, start looking in the spring before your lease year, or even earlier. There aren't many rentals within walking distance of campus, and the ones that exist often get passed down from one group of BSU students to another. Ask upperclassmen, check with local landlords directly, and figure out your roommates and budget before you tour so you can say yes quickly.

Peak Demand Window

The busiest stretch runs from about May through August, when most September 1 leases get signed. Good units at fair prices in Bridgewater and East Bridgewater can go within days. Have your deposit, a co-signer if you need one, and references ready. Ask about parking, heat, and who handles snow removal, since those vary a lot in older multi-family houses. If you're counting on the commuter rail, check how far the unit is from a station and what the schedule looks like at the times you'll actually travel.

Last-Minute Options

If you're looking in August or after the semester starts, widen your search to Brockton, Taunton, Raynham, and Middleborough, where there's more inventory. Brockton is on the same commuter rail line, which makes it an easy fallback. Room rentals and sublets pop up too, especially at the start of spring semester. Get any sublet approved by the landlord in writing.

Neighborhoods Near Bridgewater State University

Downtown Bridgewater and Central Square

The closest you can get to campus, with older houses split into apartments and a few small buildings. It's walkable to class and to the commuter rail. Expect roughly $900 to $1,300 per person in a shared unit, and limited supply.

East Bridgewater and Raynham

Quieter suburban towns a short drive away, with single-family rentals and some apartment complexes. You'll need a car, but you'll often get more space and parking for the money. Rents are similar to Bridgewater, and a whole house split among friends can be good value.

Brockton

The biggest nearby city, with the most apartments and generally lower rents. It's on the Middleborough/Lakeville commuter rail line, so you can take the train to campus. Check the specific street and building carefully, since conditions vary a lot.
