We’ve only lived here for a few weeks but so far my roommate and I love it! Zoe in the front office was amazing with helping sign our leases and has been a delight since we’ve moved in! They are down to a solo man maintenance team but he is doing amazing! We see him running from apartment to apartment always with something different to fix, but always with a positive attitude and a smile on his face!

3 year of living at Warehouse and Factory! Leasing staff is always so helpful, maintenance items are taken care of almost immediately. I love the monthly events Warehouse and Factory host, I am able to meet fellow neighbors and build new friendships! I recommend Warehouse and Factory to all Aggies!

1. The management is rude and one of the managers lied to my face just because she didn’t want to help me with an issue. She also raised her voice like a toddler when she didn’t understand what I was saying.
2. The apartment is very overpriced and is infested with fruit flies throughout the plumbing.
3. I have put in multiple work orders for different things, but they have never been fixed. They mark them as complete in the system and make a note saying that it will be taken care of but never they never are. One of these work orders was for my bedroom window which has a very large crack that goes all the way through to the outside and was never fixed. I’ve been living with essentially no window for almost a year through the winter, summer, rain, and snow.
They are very good salespeople and will tell you everything you want to hear when you take a tour, but please do not believe a word they say and give someone else your money. Pretty much anywhere in College Station will give you a better experience for way less money.

The reason I wanted to live here was that it was close to campus, but it was not worth it. The management is all over the place and never has it together. They'll tell you one thing and the opposite. and will be rude while talking to you. There are bugs all over the apartment. My unit has a flea infestation, and they did nothing about it. I have scars all over my body from flea bites, and then I went away for the summer, and the fleas mysteriously were gone. There is a horrible fly problem year-round, and bugs are all in the courtyard. None of the equipment works properly. My microwave, sinks, AC, and lights were all broken, and they never fixed them. It is extremely hot during the first semester and extremely cold during the second semester. They will force you to finish out your lease without any way to get out of it except eviction. I tried to sublease my unit 3 different times, and each time the apartment told me that everything was good, and then suddenly the sublease would fall through. On my final attempt to sublease, they told me everything was confirmed, and I moved out, and then they told me I would still be forced to pay out my lease. I wasted thousands of dollars because they could never finalize a sublease agreement despite telling me everything was okay. This place is NOT worth the money, and they overcharge for everything. The rent and parking are ridiculous considering the apartment is old and they haven't updated or barely fixed any of the issues in my unit.
