I absolutely love this student apartment. Everything is well kept and modern. Maintenance is very efficient and speedy. Not to mention the Holliday festivities and special occasions the front office hosts are fun. This apartment is very peaceful and walking distance from campus, 10/10.

I’ve lived here for a few months now and I have no complaints! The staff is great when it comes to communication, and any service requests (maintenance, pest control, etc.) are handled quickly. They also host events often, completely free! Very nice area and they also have a trash valet service.

I wish I could give these apartments negative 5 stars!
Over the past two years, my daughter and her roommate has lived at Astoria Apartments, and the management has changed hands at least four times. Unfortunately, with each change, the property has been neglected even more. We've been dealing with ongoing maintenance issues that remained unresolved, despite multiple attempts to get them fixed. My daughter has called 16 times in a row without any response, leaving both of us feeling completely ignored. Some of the major concerns include: Stove and Stove Vent: The stove has ongoing problems, and the vent cleaning was only surface-level, doing nothing to help with my daughter's allergies. They need to clean the interior cavities, not just change the filter and wipe the exterior. A/C Filter: The A/C filter hasn't been changed since my daughter and her roommate left before the summer. Maintenance came in yesterday and only washed the exterior vents but didn't address the dust on the exterior or vacuum the vents. Bathroom Cabinets and Clogged Sink: The cabinets are damaged, and the sink has been clogged for a long time. Given the rent we pay, these basic issues should have been resolved long ago. Ceiling Leak: Instead of just painting over the ceiling, the source of the leak needs to be properly addressed to prevent further damage. I believe there's a water leak causing this problem, but management hasn't done enough investigation to fix it. Their solution seems to be painting over the issue instead of repairing it. Please see the attached pictures. My daughter comes home during the summer and had not been in her apartment since May, we returned today to move her belongings out and due to the mold we could not gather her belongings. Her belongings were left at the apartment as I did not want to bring a possible mold infestations into my home. Astoria never fixed the problem of mold just painted over the problem and sent maintenance when we were there.

In August of 2025, when the school year started, my
daughter moved into Astoria apartment with her
roommate. Within the first week of moving in, she had a
roach-infested apartment. We spoke to the office manager,
Manny, he explained that he would try to fix this issue
by scheduling pest control service twice, a month. He also
explained that he would move her to another apartment if
the problem continued. The problem continued, so she
asked to go to another apartment. Well, of course, they told
her at the time there were no apartments available after
they told her they would. In October, the pest was still there,
and they are more there; she and her roommate are really uncomfortable. They told her that a lady named Shanell is the office manager, which she is not, and that they would contact
the regional manager about this issue. They did not contact
her at all, and it's been a week. I decided to give them a call
because I felt as though they were giving her the runaround. I spoke to an office manager named Seun, who told me that she will not be able to move out of the apartment and the lease cannot be broken, and that because it is Springtime, they will get worse but should get better by Spring. He also made the comment that this is the only apartment that has this issue, which I know is a lie, because there are reviews stating that they have a roach issue that I have seen with my own eyes. He
also said that Manny was in Austin so I wasn't able to speak
to him, that he contacted the regional manager on Monday,
and they haven't heard anything. This is unacceptable because this issue should be enough to break a lease. She has only been there for almost 3months, and this has been an ongoing issue that has not been resolved.

This place is one of the most poorly maintained and unsanitary apartment complexes in Denton. From the moment you move in, you’ll notice the roaches. From Day 1 they were an issue. You'll find them everywhere, from the kitchen, to the bathroom, and even crawling out of vents. No matter how clean you keep your unit or how much bug spray you use, they keep coming back because the entire building is infested. It’s clear they’re not addressing the source of the problem.
On top of that, there’s visible mold around vents and ceilings in the bathroom. There have been multiple roof leaks in my unit and it clearly never gets properly repaired. You can tell the ventilation system hasn’t been cleaned in years. The large dumpster bins are often left sitting out in the parking lots for days, overflowing and stinking up the air, which just attracts more bugs. It makes the entire complex feel dirty.
To make matters worse, management is quick to charge unfair fees. Or pressure you to renew your lease only to lower rates days to weeks later.
It’s frustrating because this complex could have potential if it were properly managed and cleaned, but right now it’s a complete nightmare to live in. Between the constant bugs, mold, leaks, trash, and the way management neglects tenants, it’s clear they care more about collecting rent than providing livable housing. Do not move here. You’ll spend more time fighting roaches and arguing with management than actually enjoying your apartment.
