Do not live here!! Awful. My apartment flooded in June and nothing has been done to repair it 3 months later. The base boards are falling off the wall. I’m constantly dealing with insects because management hasn’t paid their pest control contract - yet I’m still charged a monthly pest control fee. The insurance purchased through the apartment has yet to respond to an email since June. The front office has been receptive but no one can give me any real answers on when any of this can be fixed. 100% would NOT RECOMMEND anyone move here for the foreseeable future. If you want to feel comfortable in your own home then live somewhere else.

Lived here about 18 months. My apartment leaks every time we get a big rain. I went 6 weeks this summer without a working dishwasher. Pool that used to be year round closed "until next year" because it appears they were tired of maintaining. And my lease is more because I have a "pool view". That is the pool in the picture not a fishing pond. Too many nicer and cheaper options around to justify living here. If you look at recent comments, you will see a theme.

The apartment complex is built horribly. Everytime it rains, our apartment floods. When we wash clothes, the appliances leave black streaky marks on clothing. The disposal breaks every other week, and the dishwasher doesn’t clean the dishes. The AC in our building has been broken for months. We have complained about the smell and cleanliness of the apartment hallways and building for months and nothing has been done. After speaking with other residents, they seem to have the same issue. The gym is never cleaned. The AC in the cardio area doesn’t work. For over a $2,000 and “luxury” living, I expect way better. Update: Maintenance came, and said “everything looked good” and “here’s how to fix the disposal on your own”. We had to ask them a second time to come back, they did, and allegedly fixed everything. Another storm came on 6/3, and the balcony door that was “fixed”, leaked water again, as well as the windows. As a resident that lived here from 2022-2023, then came back late 2024, I am really disappointed. September 5 Update: This complex is severely mismanaged. Maintenance is nearly nonexistent, and when issues are “fixed,” they are done poorly and without lasting results. Every time it rains, water comes through multiple windows and even the balcony door handle, creating serious risks for property damage. The property is dirty and neglected(hallways and the gym smell as though they have not been cleaned in months). Management also ignores repeated noise complaints, allowing disruptive noise at the pool and pickleball court to continue well past midnight. These ongoing problems demonstrate a complete lack of care for residents’ well-being. I strongly advise against living here unless drastic improvements are made.

My son and I recently visited The Village at Rayzor Ranch while looking for an apartment near his school, and we had such a great experience. From the moment we walked into the office, VaSean greeted us with a warm smile and made us feel genuinely welcome. She took the time to understand our needs, answered all our questions, and helped us find the best apartment option for us. Her friendly personality and positive attitude truly made us feel at home. We also had the pleasure of meeting Donna, the property manager, who was very kind and accommodating. She worked with us to make sure everything fit within our budget and even offered a helpful discount. Both VaSean and Donna made the entire process smooth, pleasant, and stress-free. We left feeling confident and excited about our new home. Highly recommend The Village at Rayzor Ranch and their amazing team!

I have lived here since August, and I absolutely love this property! Apparently the manager is new and she has gone above and beyond to make sure my movein was seamless and has made a valid effort to make sure everything in my unit was to my liking. The entire office is very pleasant. Maintenance is very professional and quick.
