My overall experience living at Flock13 was poor. Allow me to break it down as follows: -Amenities are poor/nonexistent. The only "amenity" they offer is a second floor "lounge" space with two TVs, some couches, and a patio. Granted, the swinging chairs on the patio are nice to sit on; however, I'm unsure that the grill outside is even functional, as I spent close to 20-minutes with someone else trying to get it to stay lit, and the flame would die out within 5-10 seconds of us closing the lid. I also had some awkward encounters with the "shared" space component of this lounge as I had a few friends over to craft in the lounge space and was ousted by another resident who said that they were hosting a THIRTY PERSON event in the space. The space is non-reservable. The complex was notified by the resident of this; however, they failed to notify other residents :/. Disappointing, and I had to stuff my friends inside my teeny apartment for the rest of our night. -The parking situation is also less than ideal. Prepare to pay around $120 a month to park in a dingy parking garage a full block and a half away from the complex. Not to mention that it is often difficult to acquire the necessary permit to display in your car. This often results in receiving warnings from the parking security of the garage. -The rent is exorbitant. It is genuinely criminal that this place can charge as much as they do considering they offer so little other than just a place to sleep at night. Even with a $1200 sign-on bonus, which was given in the form of gift cards that were unable to be put towards rent payments, I was still pinching pennies on pretty much everything else just to be able to afford to live here. To renew my lease would have not just put me back up to the cost before the sign-on bonus, but an additional $150+ a month. Total scam. Who can afford this when housing is already so scarce in Eugene? -The neighbors are noisy and obnoxious. Expect the worst considering you will more than likely be living around noisy undergrads. Our upstairs neighbor was a vindictive sleepwalker and was not receptive toward our reminders to please be more quiet. Our next-door neighbors were also rather loud. There were instances where we would have to tell our neighbors to literally stop DRUNKINGLY SCREAMING at 11PM on a Thursday. Rude and inconsiderate, but alas, the price you pay for living in student-friendly housing. -A quick fire round: There are no doors on your washer and dryer unit, and they are LOUD, so be prepared to deal with noise. No fans in the bathrooms, so the room will become incredibly hot with little to no relief other than cracking the door. No AC in the bedrooms, so your room will become SCORCHING hot during the summer. No closet doors either. Be aware that this complex is in a bit of a "city" district. The "bar" downstairs (I swear, it's more a night club), will blast obnoxiously loud music over the weekends and you will hear every teenager with a modded car showing off down 13th ave. -Lastly, I found the management here to often be rude and unhelpful. Both my roommate and I were often abrasively questioned on whether we were going about things in the right way even if the responsibility fell on the leasing office. Additionally, management was often missing when they were supposed to be present, which made it difficult to acquire parking passes when needed. In conclusion, if you have fat cash lying around with no good purpose, by all means, waste it here.
