In the following review, I'll try be as fair as possible while ensuring the future residents have a better idea of what they would sign up for. I'll start with pros of this place and then I'll get to the cons. How you weigh the pros vs the cons is entirely up to you and your preferences; so, I'll just go ahead and list them. Pros: - This apartment is extremely close to the UO campus, and you can easily walk to the campus which makes it such an attractive prospect. - The units basically have everything you could ask for. They have AC, dishwasher, laundry, and they're furnished. So, this is a great plus. - The apartment also has some nice amenities, a pool, a gym, a break room, and some other amenities that you could look up on their website. - The units look relatively nice and clean. I didn't have any issues with my unit. - Maintenance requests would be resolved quickly based on my few experiences. Another plus! Cons: - Unfortunately, the studios are quite small in this apartment. So small that it makes it challenging after a while to live there while ensuring you have space for everything. I did not live in the other unit types but the studios are pretty small (~333 sq. ft.). - Now, the biggest downside of this place is the super expensive rent that you need to pay. Considering the parking, the electricity, and utility fees, expect to pay around $1850 a month, if not more for a pretty small studio. This is really expensive, considering we're talking about Eugene, OR, and not NYC or the Bay Area. If you have zero financial concerns and you simply want to live close to the campus while having furniture and nice amenities, this place would be a good fit for you. But, just to be honest and transparent, if you don't have unlimited money, this place is just not the best option you could find here. - Lastly, the management took away ~half of my deposit for standard cleaning fees even though I cleaned the apartment as well as I possibly could (and I'm not the only person that experienced this btw). While it was mentioned that some cleaning fee might be deducted from the deposit, taking away half of the deposit regardless of all of my effort to clean the apartment is simply unacceptable. Anyway, I highlighted all the cons and pros of this place while trying to be as fair as possible. In my humble opinion, this place is not worth the rent.

This is a great apartment for those who want to be in a quieter and friendly neighborhood but still close to school campus and town! The amenities and building security is great! Moving in was an easy and helpful process with moving carts. Bedroom layouts are spacious! I couldn’t recommend this building enough!

Needed to urgently move in the middle of the school year and the staff at Orchard Crossing were fast and supportive, helping me get into a studio within 2 days of initially contacting them for a tour. The facilities are very nice and the location is perfect as a UO student! Highly recommend. I feel very safe and that the monthly costs are worthwhile (rent + parking, pet rent, utilities, etc).

RENTERS BEWARE: This apartment complex and their leasing managers do not care about their tenants, we had moved in April and the dishwasher had never worked and eventually flooded our apartment, our sinks garbage disposal sparked flames and eventually clogged our sink to the point of not draining, and lastly our cars were parked in the underground parking where sewage was pouring on top of our vehicles. All of these issues were reported to the leasing agents and they could care less about the issues. I reported them to the city for the sewage issues and they blatantly lied to the city stating “We did not know about the sewage raining on cars”. If you can get another apartment somewhere else I would strongly recommend that.

The staff was competent and polite, and the location was wonderful during the summer. The men's sauna was broke down most of the summer though. It is supposed to be a smoke free facility which was a huge factor as to why we decided to try it out. However, it is not strictly enforced. Our Hallway smelled like a HotBox most every weekend and several evenings. The theater room was nice, but the people were always messing with the chords, so it was always a mess. It was nice for the summer, since school was out and it wasn't too crowded. I liked having the roof and lounge for social gatherings. It was also nice that it was furnished so we left most of our things in storage while our place was being remodeled. The couch was not comfortable though, and you will most definitely need to purchase a mattress topper, that bed is the worst. I did like the you could dim the lights, and it was fairly well lit. The cabinets have a very chic great look, even though they are cheap and our washer leaked inside the barrel for 2 weeks before someone could fix it. I figured out how to turn the water off so as long as I did that it wouldnt keep me up. Noise was never a big issue here, but as I said.. The smell was atrocious at times. I would leave the apartment and smell like weed for the rest of the day. Even our water smelled like it.. It is in a super convenient location if you like to walk. Close to little big burger, subway, market of choice, starbucks, etc.
