I just wanted to give a shout out to Isaac, he is wonderful! From answering questions from family on move-in day to swift customer service in the leasing office, is always kind and professional. Even remembering my name! his customer service stands out, this being my first year away from home I really appreciate being able to rely on a team who cares.

I have lived at The Hayward since September. While the price is unbeatable for the downtown Eugene area, the actual experience of living here has been a nightmare.
The Student Living Safety Issue
The Hayward is marketed as student housing, yet as a 19 year old college student, I was told my roommate would be a 40 year old random nonstudent. The thought of living with a stranger more than twice my age was incredibly scary and uncomfortable, yet management completely dismissed our concerns. I understand they can’t get around Fair Housing laws, but they refused to move us (or even try to put us with other students) until we fought tooth and nail for weeks with constant emails and calls. They only took us seriously after we escalated the situation, but the initial lack of concern for student safety was alarming.
A Hostile Living Environment
Even after moving units, the situation didn't improve. We spent 6 months living with a roommate who was completely unhinged yelling, calling us names, and literally wishing death on us. Despite the verbal abuse and the roommate being extremely uncleanly, management offered zero support. We were stuck in a hostile environment with no way out.
Move In Condition
The unit we were eventually moved into was filthy years of rotten food and dirt buildup (see attached photos). It looked like it hadn't been cleaned since it was built. When we asked management to have it professionally cleaned, they told us it would cost us $120. We had to sanitize the entire apartment ourselves.
Amenity Blackout and Communication
Renovations have just started on the Olive side, and we’ve been told it could be up to 5 months with no amenities available. The pool hasn't worked since I moved in (other residents say it never has), and there has been zero communication from the office about a fix.
The Bottom Line
• Pros: 30 minute walk to campus (bus stop is right outside) and the cheapest rent in the area.
• Cons: Rent increased $100 for renewal, management is dismissive of safety concerns, and you truly get what you pay for.
I only renewed because of the budget, but if you value your safety and peace of mind, look elsewhere.

I'm livid. I have lived at 13th & Olive for 2 1/2 years and it was MUCH BETTER as 13th & Olive where you knew what you were paying for, especially as a non-student. The staff wasn't continuously inconveniencing you and making your living actively worse for half-assed renovations so they can overcharge the next generation of incoming UO students. Let's get into it...
The Hayward is a joke and the joke is no longer funny. As of this exact moment I am stuck sleeping in the main room of my quad, on a smaller couch than 13th & Olive gave the quads mind you, because a carpet replacement The Hayward demanded I have as it was "Not up to standard" has now been pushed back to an unknown date after I spent the entirety of last night moving out of my room. I'm not a college student. I'm almost 30. My back can't fathom the uncomfortabitily of sleeping on this small couch.
To add insult to injury, when I was first asked about the carpet I let The Hayward Office Team know this is exactly what I was afraid of happening. This is their pattern with maintenance. They will push off needed maintenance, even maintenance they have demanded, in leu of the renovations. I stayed home from work today, called the office number 3 times, only for whoever answered to not know what I was talking about. This is a maintenance request I was asked by the GENERAL MANAGER to make because to them the carpet I live with, that I'm okay with, is not to the standard of the ownership, I have cats, they ripped the carpet in a few places. I told the GM the exact date I wanted it to happen and told her my concerns about her team dragging their feet as they always do and she reassured me they would meet my date and now not only have they not met the date they have no idea when they will actually get it done. And they let me know this via a generalized, "no reply" email, minutes before they closed the office so I couldn't call them. They know exactly how they are treating their residents and it is disgusting.
I even went so far as to call the number on every negative Google review. You wanna know where that number goes? To an entirely different apartment complex in San Diego that is in no way connected to The Hayward. Every comment that says "please call our community advisor to address your issues", the exact comment I'm going to get on this review, it goes nowhere, because they don't care.
This is why I preferred 13th & Olive. We had an understanding. I knew what I was paying for, which was crap, but it was tolerable crap, and they left me alone. It was the cheapest complex in Eugene and that was their brand. Cheap and crap, but hey at least I got to use my bed.
The Hayward is crafting a masterfully obvious lie to reel in the incoming class of UO students. They are spending hundreds of thousands of dollars on inconvenient renovations to be able to defend astronomical price increases. That's it. But like the repainted ugly buildings they are covering every lie in a coat of bubbly happy paint, even on social media, saying its "Living More" and "The ideal home away from home". And that's what really gets me. No matter how much paint you give this old concrete downtown crappy apartment building its still an old concrete downtown crappy apartment building. No matter how many times a month maintenance and management is barging into my unit, and its a lot, to make changes to each individual room, even outside of Turn season, that does not make up for the absolute lack of care the management team has toward the residents. In fact, it supports that claim. Because they do not care that you CURRENLY LIVE HERE. It is not your "home" it the future home to somebody whose going to pay more for it.
If you want to increase the prices astronomically put your endless amount of money where your mouth is, BiHom, and hire a competent team to manage the buildings. I should not have to sleep on the couch for who knows how long because the college kids running this circus suck at performing.

We had such a great experience during our tour thanks to our leasing agent Ty. From the moment we arrived he was welcoming and incredibly knowledgeable. He answered every question clearly, explained all the amenities in detail, and never made us feel rushed. What stood out most was how genuinely he listened to what we were looking for and tailored the tour to our needs instead of giving a generic walkthrough. He was also very attractive, which definitely didn’t hurt the experience. But beyond that, his professionalism and kindness really stood out.
