The above reviews summarize my opinion nicely. Overall administration and office we're able to provide me the paperwork necessary to live at this apartment, but on follow-up visits I was unable to secure, clear and concise communication regarding various matters. It feels like everyone at the office has no clue what is going on, and I would be better off speaking to the manager or chicago-based on company directly in order to understand policies/ask basic questions.
With the above being said, Matt, the handyman is an absolute gem! 6 out of five star service, quick to respond, always prepared, usually has work orders completed within 24 hours of them being posted. Helped me get back into my apartment on multiple occasions (even on the weekend when I forgot my keys inside). I have nothing but glow and praise for the man! Whatever flats the oval is paying him, it is not enough!
Matt also knows a lot about basic building policies, so ask him if you have any questions about whether you are allowed to do something on the grounds (so you can avoid the headache of trying to ask the office team)!

Zero Stars. Internet issues and lack of information on when it will be resolved. The building has had internet issues for almost 20 days now. Speeds are so slow you can't even have a conversation with managment as it breaks up. There is no ETA on when this will be fixed. When requesting contact information for the next person in charge, you receive an email address to a person whose mailbox is full. Unacceptable management. This building was sold last fall and new managment company does not have a great review. 100% think twice about renting from this company - a scion community who specializes in student housing.

Matt is such an amazing maintenance guy. He's very personable, efficient, and does quality work. I can always count on him to fix any maintenance requests I put in within DAYS! He's amazing and this place would not be nearly as great if it weren't for all the hard work he puts into it

Avoid This Building – Mismanagement and Unsafe Living Conditions
I am sharing my experience to warn students and parents about the unacceptable conditions at Flats at the Oval. During my time living here, I encountered numerous issues that the management completely ignored, making it a distressing and unsafe place to live.
1. Non-Stop Parties and Noise: My roommate hosted all-night parties three times a week, which made it impossible to study or get a good night’s sleep. Despite the staff being fully aware of the situation and expressing sympathy, management did nothing to address the problem or enforce any rules.
2. Substance Abuse Overlooked: The building had a constant presence of alcohol and cannabis abuse, which staff witnessed during routine apartment visits. Shockingly, they chose to turn a blind eye, making the environment uncomfortable and unsafe for residents who just want a peaceful place to live.
3. Animal Neglect: My roommate once brought a random dog into the apartment and left it locked up alone with only diapers and tissues on the floor. This was not only cruel to the animal but also contributed to the overall poor living conditions. Again, management took no action.
4. Lack of Accountability: The staff’s policy seems to be to acknowledge problems only during office hours and dismiss anything that happens outside that time frame as not their concern. This attitude became evident when I was unfairly charged for damage caused by my roommate, with staff refusing to acknowledge the real cause of the problem.
Living at Flats at the Oval was a nightmare due to the lack of responsibility and action from management. If you value a safe, respectful, and supportive living environment, I strongly advise looking elsewhere. Management’s failure to address ongoing issues like noise, substance abuse, and animal neglect creates a hazardous and stressful atmosphere.
Don’t make the same mistake I did. Choose a residence that prioritizes the well-being of its tenants and takes action when issues arise. Flats at the Oval is not that place.

I was a transfer student at CSU, so this apartment was my first place I’ve lived out of state. The apartments are nice, having your own bathroom separate from your other roommates is a great feature. I just want to take the time out of the day today to let how above and beyond the maintenance guy, Matt S. was. He was always there to help not just only in my apartment, but also with other things. He helped me put a starter on my car because I was unable to drive it without it, and I was in a bind with money at the time. Recently, since I am back in my home state, I needed to get rid of the couch that was in my apartment before the move out date. Matt helped coordinate a time where he could let people into my apartment so they could grab the couch. To say he went above and beyond is an understatement. With regular work, he was always there on Fridays making sure the apartment was clean for the weekend. He’s always super timely with the repairs as well, I’ve never had to wait more than 2 days when it came to any repairs within the apartment itself. Although the apartment may not have very many amenities, you will never have to worry about something not working and it never getting fixed, because I know a lot of apartments in Fort Collins has this issue, but FATO is not one.
