Wish I could give zero stars. I have had my vehicle towed twice from this building ok TWICE, the first time I can let slide cause yes it was on me that I didn’t get the visitor pass renewed. However!!! The second time (rn) is outrageous my vehicle was registered as a visitor and still towed because the building told us (GF and I) you can park in the first floor of the garage so long as it doesn’t say it was reserved. The spot I was in DID NOT SAY RESERVED and yet I was still towed call the place where my car was towed to and they said it was registered as a visitor just in the wrong spot, WHEN WE WERE told you can park on the first floor so long as the spot does not say reserved. I have parked on the first floor in the past with no incidents so I thought it would be no issue, but now I see it is and the building staff clearly FAILED at mentioning this. Also mind you my vehicle was brought into their (towing company) lot at 7:42pm which is when my original pass expired, meaning it was towed from the property BEFORE it was even expired!!! So if you come here as a visitor 5th and 6th floor ONLY. First floor and they will tow you!!! See photos for the messages, proof of my visitor registration as well as where my car was parked and that it clearly shows nothing on the floor or the wall that the spot is reserved, which per the building as they’ve stated in the texts that these parking spots are fine to park in. All sensitive information has been omitted from the photos (ie license plate, apt # or phone #). Also having to dish out $331 out of my pocket for the staff incompetence is outrageous! There should be some form of compensation for this cause this is ridiculous.

I'd like to extend a heartfelt thank you to Christal for showing around the property. I honestly didn't know about Aviator West 7th until I decided to expand my search by happenstance. It was truly an unexpected, yet pleasant surprise. I was searching for one particular floor plan and left with 3 options to consider.
I encourage everyone to take a look-see of this property nestled in the neighborhood. A quiet statement that welcomes with a warm and cozy ambience. Read the reviews. Ask questions. Sit a spell in the nearby park. Walk over to the shopping center. Take it all in. I did and I will be returning.

THE ULTIMATE LIVING EXPERIENCE
If you're searching for the perfect place to call home, look no further than Aviator! From the moment I moved in, I knew I made the right choice. The manager, Lauren, has been incredible—always proactive in making improvements and genuinely caring about residents' needs.
The amenities are nothing short of fantastic! My personal favorite is the stunning pool, which is perfect for those sunny days. Plus, the fitness center is top-notch, especially with the inclusion of a stair master—definitely a plus for workout enthusiasts!
What I love most is the serene atmosphere; it’s wonderfully quiet, making it a perfect retreat after a long day. I couldn't be happier living here!

LIVING AT AVIATOR WAS THE BEST CHOICE I COULD MAKE! The staff is super nice and really knows the property. The manager Lauren is great! They do great events for us every month that I really enjoy like giveaways, food, happy hours. Each year they throw a great pool party to show gratitude to the residents. I have enjoyed my time here and will continue referring friends to this hidden gem!

I lived here for 2 years and recently moved due to a job relocation. I miss it a lot. I’ll list the Pro’s and Con’s.
Pros: Very convenient location within walking distance to lots of restaurants/bars, and stores(target is right across the street). I LOVED living downtown and being able to bike to the Trinity, then maybe grab a bite to eat and a coffee. It is far enough away from 7th that you don’t have to deal with much chaos from that side, but close enough that you could walk there if you wanted to get rowdy lol. My apartment was the perfect size for me, a single 30 something with a dog. They are very dog friendly, there’s a dog park right across from the front office and it’s very walkable area. My apartment had a great view of downtown Fort Worth and overall the apartment was very nice and well kept, never had an issues with pests, etc. The few times I had issues with my a/c in the summer, the maintenance team was very prompt to get it fixed. We did have quite a few burst pipes that ended up in them having to turn the water off but that was typically during the day when everyone was at work anyway. My neighbors were unproblematic and quiet and very understanding of my dog who would bark sometimes. The front office had plenty of community events including their big pool party in the summer. I’ll miss gathering on the top floor of the parking garage every July 4th to watch the fireworks with all my neighbors. There was a sense of community but also people were respectful of your space.
Cons: You’re living downtown, next to a bus stop, so there are a few homeless people who frequent the area. I often saw Amazon packages torn open on the sidewalks assuming from the townhomes, so if you rent one of those, just be prompt in getting your packages and get a door cam. Some of the frequent flyers would hassle me when I’d go walk my dog, one guy who is clearly not in his right mind would often be seen talking to himself or screaming or even sleeping on the sidewalk. This was a big draw back for me but I’m also a single woman and I was outside a lot to walk my dog. This is also just common living in a city or urban area nowadays unfortunately, so I’m not sure there’s much that Aviator could do about it. Another con was that on the weekends you occasionally would have some noise from people coming home drunk from the bars. That’s just normal I guess and wasn’t too rowdy. Once I had to yell down at some people and ask them to be quiet cause it was driving my dog and me crazy. They immediately settled down and said sorry, lol. So at least everyone was friendly and respectful. I guess the only other con is the garage gate was always broken, mostly cause people would ram it I guess? Once the arm came down on top of my friends car LOL but there wasn’t any damage. Idk, the parking garage is also pretty small and people drive fast and don’t stay in the lanes so I did scrape the side of my car on the corner once cause I was trying to scoot by a car that was driving in the middle. Def not a garage for big trucks or big SUV’s. I never once had issues with towing and I had friends over all the time, and even some overnight guests, once the guest forgot to register their car and it was fine in the morning. It’s a hassle to register but any apartment complex these days is going to have something like that, unfortunately. Another thing is There really needs to be a stop sign put up next to the dog park and the front office because more than once I almost got hit walking my dog because some crazy woman speeding through that turn almost hit me. I wouldn’t really recommend living here if you have kids or a family, there were a few families I think but overall it was mostly younger professionals who didn’t have kids, which is an aspect I really enjoyed.
