To those who are fearful after reading these reviews, I’d like to add some peace of mind. Many of these reviews were added before the new management took over. The last group that owned before them was Greystar (which should explain the bad reviews…) the new management (since spring 2025) is kind, diligent, and excited to make this a lovely place to live. They’re responsive to maintenance requests, understanding of any issues, and always helpful! They’ve been working hard to bring Burnett Lofts back to what it should be, a great place to live! As a girl in her 20’s, I’ve always felt safe (as safe as you can be I suppose). As someone who has dealt with multiple Greystar locations prior to this, the apartment has gotten 10x better since the new management group took over! Highly recommend. Adding some pictures for proof I was a resident and genuinely feel this way!

I am sharing my personal experience as a resident of Burnett Lofts to help others make informed decisions. During my time there, I encountered several challenges that potential renters might want to consider. Crime in the parking garage was a significant concern for me. According to data I reviewed on data.forthworthtexas.gov (using a query for incidents reported between July 15, 2022, and March 25, 2025, at 1000 Burnett St., with location type 18), there were 73 reported cases related to theft, criminal trespass, burglary of vehicles, and similar incidents since July 15, 2022. I encourage others to verify this information independently by pulling a crime report from the same site. Personally, I experienced the theft of an $800 Trek bicycle in December 2023 that was locked in the garage, and in January 2025, my 2025 GMC pickup sustained $7,200 in losses due to stolen tires and rims and a broken window. The garage has a gate, but in my experience, it functioned properly only about 10% of the time I lived there. In my opinion, the frequency of theft and vandalism could be reduced by having someone stationed at the entrance overnight, perhaps between 10 p.m. and 6 a.m., rather than relying solely on periodic monitoring. This brought undue stress when one must go out to the parking garage each morning to see if their vehicle is still there or intact. Other experiences I encountered during my tenure from July 2022 to Feb 2025: • I was told the gym would be completed soon after my move in date, but it wasn’t fully operational until early 2024—over a year and a half later. • Bike room was never completed; As of February 2025, when I moved out, the promised bike room still wasn’t finished. Instead, the space designated for it had been repurposed into a self-serve food area. Without a secure bike room, residents must either store bikes in their apartments or on balconies or risk leaving them locked in the garage, where theft is a possibility. • Pool was unavailable for multiple days during the summers of 2023 and 2024, and in March 2023, a city notice posted closure in the courtyard area citing health code violations. • Occasional hot water outages due to issues with the boiler. • Smashed door to the mail room in June 2023, and a smashed front door to the complex in February 2024. • Front door to complex often does not lock which is a safety issue • Elevators frequently smell of pet urine For those considering units near the trash areas, I found the early morning garbage truck noise disruptive. For the units located next to the trash chutes, some residents did not place their trash in the chute and left it on the floor in the trash room which causes unpleasant odors in the hallways surrounding these rooms. Upon moving out in February 2025, I was charged $129.90 for regular cleaning and $129.90 for carpet cleaning. In my opinion, these fees were not justifiable, as I left the apartment in excellent condition. I thoroughly cleaned the appliances, baseboards, shelves, closets, cabinets (inside and out), ceiling fans, light fixtures, windows, floors, and mirrors. The carpets in both bedrooms were professionally cleaned, and the washer/dryer and refrigerator were moved away from the wall and cleaned behind them. I documented the condition with videos and photos, including the carpets and areas behind the appliances, which I have kept for my records. I have also uploaded other photos showing my experience while living there. My experience at Burnett Lofts left me disappointed, particularly with the lack of security. I strongly recommend that anyone considering a lease here do their own research, check crime data, and review other residents’ reviews before deciding.
