I have lived here for a year now and I haven't had a bad experience yet. The management here is awesome! Professional and friendly. The only thing I could find that can use any special attention is the laundry facilities. The washers and dryers are complicated and tend to break down a lot. I give my living experience here a 10 out of 10.

FYI: tenants are **allegedly** incentivized to post fake 5-star reviews for rent discounts.
- Infested with roaches and mice.
- There was a robbery and murder in unit 309 of Bldg 1 in April 2024 and Urban Phenix **still** hasn't upgraded to adequate surveillance.
- Poorly insulted units don't retain heat well during winter months.
- Inconsiderate, nasty neighbors. They leave their trash outside of their apartments, are noisy at various times, and will literally steal others' laundry.
- Speaking of laundry, someone SMEARED FECES ON THE DOORS OF ONE OF THE LAUNDRY ROOMS!!!
- Tenants who don't really know how to fix cars treat the parking lots like a huge repair station. Expect oil stains everywhere, car alarms going off late at night into early morning, and exhaust fumes.
- Any complaints made on the community portal (and there are plenty) will be ignored. David Harring, the community manager, reads them but doesn't "care about haters, dude" but she also doesn't care because the tenants didn't also submit maintenance requests.
- Tenants could violate lease multiple times and either get completely ignored or get relocated to other units in other buildings by the community managers. I would know, that's what management did with my former neighbor.

TLDR: hit by a piece of metal from three stories up and then gaslit, asked to take negative review down in exchange for gift card, trash in courtyards consistently, murder in my building, propped open gates all the time (by tenants and by employees), now being charged for faulty bathroom pipes. And rats by the dumpsters and in the buildings. The gate has been broken for months without repair and it’s a fire hazard.
The apartment complex was doing construction on Building 3. They decided to throw a piece of metal down (the metal shown in the picture that they are pulling up by a rope), missed the dumpster. The metal then bounced off the ground and hit me. The only reason I didn't get hit across the face was because I blocked it with my arm. Then, because I went into fight or flight (flight), they told me there is nothing they can do about it and are not going to do anything to compensate me being hit with literal metal from the roof of a 3-story building.

There is trash in the courtyard all the time (see photos).
The gates are not that helpful for safety because residents and employees of the building prop the gates open all the time.
Just live somewhere else. Between the murder, the consistent trash in the courtyard, and being hit with flying pieces of metal, it’s not worth it. Especially not for the cost. There are cheaper places around this area that will care for you better than this place. Maybe check back in late 2025 to see if they are doing better by their residents. I see this as a building owner issue, they clearly just don’t care. I believe that David has been as helpful as he has been allowed to be by the management he reports to.
[EDIT: they said they’d give me a visa gift card if I removed this review, so just be wary of the rating on this place, it’s likely skewed towards the positive. I have also heard from other residents that some people put fake positive reviews up.
EDIT 2: Also, the lease states the landlord is allowed to enter your apartment at any time, for any reason without your permission, so just be aware! Even if you put work orders in asking them to call you, they don’t call you and they just enter your apartment. They tracked dirt and a raisin(???) inside my apartment, which is the only way I knew they entered.]

My girlfriend and I have lived here for almost 2 years and it’s been pretty good. David and the rest of the office team have always been helpful. The shining stars are the maintenance team, Jorge and Sadegh. They always help with any maintenance issues quickly, efficiently, and with great professionalism.

David, the property manager is a great problem solver, accommodating, and welcoming. George the resident maintenance manager is professional, efficient, and accommodating. He recently came over to take care of a few minor fixture issues; it took him only 15 minutes! I also appreciate that he walks the property every morning to clean up trash that others carelessly leave behind. The property is always clean and tidy, and the landscaping is perfect, because of this management team!
