Terrible experience at Encina Meadows. A water leak from a neighboring unit forced us into a hotel for a week. Due to poor communication from management, we had to cover most of our food expenses and electricity (heavy machinery were turned on for 24x7) ourselves—turns out they capped food reimbursement at $250 for the week, even though two of us were displaced. At move-out, we were charged $750 for painting and cleaning, despite leaving the unit in great condition. Never going to recommend this place to anyone. The only positive: well-kept landscaping.

I've been living here for about a year and a half, and Encina Meadows has always treated us reasonably well and fairly. Critical maintenance is responded to promptly, and while non critical could be faster, it's not egregious. The landscaping is beautiful and well maintained. People at the front office (currently Elizabeth) have always treated us with kindness and professionalism, and it's not too difficult to reach out with questions or concerns.

Elizabeth is the best apartment manager I’ve ever had! She’s professional, friendly, and incredibly responsive to any issues or questions. Whether it’s addressing maintenance requests quickly or ensuring the property is always well-maintained, Elizabeth goes above and beyond to make sure residents are happy and comfortable. Her communication is excellent, and she genuinely cares about the well-being of the community.

I would like to commend Elizabeth Fogo on the amazing job she's done thus far a property manager. It has been a refreshing experience as a tenant of Encina Meadows, and vastly improved from the previous management staff. She is responsive and attentive to tenants' needs, while also embracing the concept of community. She expressly stated to me that she absolutely loves putting on community events that bring everyone together - and there have been several since she joined our community. I recall there being two or three prior to Elizabeth's arrival. It has been a joy having her around. Please make sure she stays!

These are pretty basic apartments and grossly overpriced for what they are. They aren’t luxury by any means, and honestly, the leasing office is the do the absolute bare minimum type of management. They either don’t respond to emails, or take two weeks to reply, at which point it’s not even relevant anymore. They have very little follow through with follow ups - still waiting to hear why the price of doing laundry suddenly increased. Always double check any documents they give you, because they are constantly making mistakes. For us, it was our lease renewal where they stated one price, then increased it by another $100 after we had agreed, signed it and turned it back in to them. Half the lights on the grounds don’t work, and their jacuzzi works like 50% of the time. Their laundry rooms are equipped with machines from like the early 2000’s, and you’re better off going to a laundromat where you’ll get better machines for a cheaper price.
We just moved out after 3 years, because we couldn’t justify paying 2024 rent prices for an apartment that probably hasn’t been upgraded in 20 years (i.e. slippery stairs, old crooked fridge with drain flies, creaky cabinets). So, other than that, it is a very safe area and the neighbors are all kind. There’s never any drama, and the handymen are pretty responsive and fast. If it’s all you got, it’s not bad.
