I like keeping things sweet and short:
Hollister Village is wonderful. The maintenance and grounds crew keep the complex looking neat and tidy. The folks at the front office are helpful and friendly. The residents are kind and respectful. The amenities are great, too. It will cost you $$$ to live here but that’s how it is in this part of the county. Overall a great place.

I would actually give 2.5. The agents in the leasing office are amazingly nice, but the apartment itself doesn’t worth the money at all. Me and my roommate are paying nearly 5000 for a REALLY OLD 2b2b apartment. All the appliances are models from at lease 10 years ago. The drain pipes in the kitchen are easily clogged and the blender is completely useless. This apartment's blender would get clogged after a few uses, but the blender in my home has never had this kind of problem. Our drain was blocked three times within a month just because the blender was kind of broken. When the repairman came for the third time to fix it for us, he told us the repair would cost 300 dollars next time.
Also, our dishwasher was broken for no reason, but the apartment replaced it with a new one without a charge (though it’s still the same model as the one from ten years ago).
The agents of the community were really great and their service probably is the best part of the reason why this apartment is so expensive, but I would still not recommend renting here. You can definitely find an apartment for like 1000-2000 cheaper and with much newer appliances here in Goleta or iv. The apartments are as old as those in iv but they’re almost 2000 dollars more expensive.

I recently moved out of this apartment complex, and I can genuinely say it was an amazing place to call home. From the very beginning, the team went above and beyond for me—helping out in ways they didn’t have to, but always did with kindness and care. The property itself is beautiful, with great amenities, plenty of pet-friendly areas, and apartments that feel truly homey. It’s hard to put into words how sad I was to leave.
I want to give a special shoutout to Kristen, Mars, and Chris—who I had the most interactions with. They were always professional, helpful, and made living here even better. Kristen was still there when I moved out, and from the brief but warm interactions I had with the new leasing consultants, it’s clear the team continues to be just as sweet and welcoming.
If I ever find myself back in the Goleta area, I’d absolutely come back. I can’t recommend this place enough—it’s not just an apartment complex, it’s a community that genuinely cares.

I lived at Hollister Village for 2 years. Overall, my experience was good. Here are some of the pros and cons from my experience that I would want a potential renter to know:
tl;dr, overall it’s good and nice, good amenities, happy with my stay and with the people who work there. It's not perfect and it’s quite expensive and the management company (Lyon Living, not the guys in the leasing office) kind of sucks
Pros:
- Mars and Chris in the leasing office were always fantastic and kind. They put on fun events with free food and were always willing to help out. This makes a big difference, to feel like the people who work there are always trying to help you out as much as they can
- Emilio who runs the maintenance dept was great in helping me fix some random stuff that came up in my apartment
- The gym/pool are great, the gym is small but it’s great to have one right there
- Overall the grounds are quite nice and well kept, and it’s a great location, close to groceries, shopping, food, Costco. This is a big pro, I never drove to the grocery in my 2 years of living there unless I was going to Trader Joe's.
Cons:
- The utilities are super expensive. I lived alone in a studio, and for solely water trash and sewage, my last 5 months were $172,$166,$162,$163,$158. This is before a minimum of $50 for internet for the cheapest plan, and electric and gas.
- The management company, Lyon Living, based in LA, has all these kind of insane requirements, which aren’t really enforced unless someone from Lyon Living comes around the property. But to give two examples, I was told I could not store my bike on my balcony, despite the rampant theft in the area (including at Hollister Village), and as a second example they send out an email that everyone needs to take down their holiday decorations by a specified date, like the first week in January, like I guess I get it but can't people just put away their decorations when they want to (I didn't even put out any decorations, it just feels a bit grinch-y).
- There’s no AC, which is typical for the area although other similar apartment buildings like the nearby Cortona Point do have it.
- My studio apartment only had one window that could open (out of 2 total). I wish the buildings had been constructed to allow for more natural light to come in, unless you have a corner unit I think they’re quite dark. And also it made it harder to cool it off in the summer when you can’t create a cross breeze.
- I had numerous problems with ants, although I suppose this is to be expected in the area. And they have a bug guy who will come once a week if you have concerns.
- This is a more minor issue, but the whole rent payment system is kind of annoying. They post the bill for you to pay on the same day it’s due (or maybe 1 day before), and then one time I forgot to pay it and instead of just emailing or calling me to inquire, a few days after it was due I found a note on my door basically saying pay it now or be evicted.
*Just want to add that while my list of cons is a lot longer than my list of pros, my experience was overall positive. I think 3 stars would be too few, and 5 stars would be too much.

I lived at Hollister Village for about two and a half years before recently moving out, and my experience was nothing short of excellent. Kristen, Mars, and Chris were always helpful and professional, making my time there even better. A special shoutout to Emilio and the maintenance team for their outstanding service. If you're looking for a fantastic place to live in Goleta, I highly recommend Hollister Village!
