    Staff not real helpful and tend to be deceiving. When I resigned my lease rent went up. A month and a half later they offer new tenants the same apartment for $200 less per month. Shame on me.

    Residents & Prospective Tenants – Beware of This Apartment Complex’s Management Practices I moved into this complex in August 2021 by subleasing a unit—a process that was explicitly approved by the property manager at the time, John Adams. We completed and signed all required paperwork, which John himself prepared. I lived in the unit for two years, always paid rent on time, and had a great overall experience as a resident. In August 2023, I moved out by subleasing the unit to a new tenant. The new tenant submitted an application through Hoyt’s system, was officially approved, received keys from the then-property manager, Shawn LaBare, and again, we completed all necessary documentation prepared by Shawn to remove me as the tenant and officially transfer the lease. Everything seemed legitimate and seamless—until now. 18 months later, I unexpectedly received a collections notice claiming I owed rent for the period I did not live in the apartment. Today I visited the leasing office and spoke with the current property manager (I believe her name is Angie). I was told there is no record of the sublease or tenant transition on file. In other words, the documentation that was supposedly completed and submitted under previous management was either lost, mishandled, or never properly processed. After moving out, I reached out to Shawn to ask for a copy of document for my records many times for 3 months. He said he would email me but he never did. Angie also informed me that subleasing is not legally permitted in Colorado—making both my initial move-in and move-out process (facilitated by John and Shawn) not only improperly documented but possibly unlawful per Angie’s interpretation. This experience shows serious issues with Hoyt’s recordkeeping, transparency, and internal processes—failures that have now placed me in financial limbo. What’s most alarming is the complete lack of communication from Hoyt over the past 18 months. No notices, no emails, no calls—just a surprise collections letter. If you’re a current or future resident, I urge you to be extremely cautious. Keep meticulous records of all your lease documents, approvals, and communications. Based on my experience, you cannot rely on this property management team to do so. UPDATE - This review led to a resolution. I provided them all supporting documents and email communications with previous property managers, and finally Hoyt Apartments recalled the incorrect collection against me. I’m glad I kept everything. After 2 months, I was able to remove the collection from my credit reports.
