About Off-Campus Housing Near Long Island University
LIU Brooklyn sits at 1 University Plaza, where Flatbush Avenue Extension meets DeKalb Avenue, on the edge of Downtown Brooklyn and Fort Greene. It's a city campus in the most literal sense: the DeKalb Avenue subway station is right outside, Barclays Center is a few blocks away, and Manhattan is one stop over the bridge. The campus is home to LIU's Brooklyn programs, including its well-known pharmacy school and a big lineup of health sciences majors, and a lot of students commute from home across the five boroughs. On-campus options are Conolly Hall, a 16-story tower with traditional rooms, suites, and apartments, and 490 Fulton, a furnished apartment building for grad students and upperclassmen 21 and older. If you're looking off campus, you're shopping in one of the priciest rental markets in the country. The good news is that transit makes a huge area workable. Fort Greene and Clinton Hill are walkable, and Bed-Stuy and Crown Heights are a short train ride out with lower rents. NYC's rental market also works differently from a typical college town: units list a month or two before move-in, so timing matters more than signing early.
Long Island University Housing Requirements
Freshman Live-On Requirement
LIU's residence life pages don't spell out a first-year live-on requirement for the Brooklyn campus, so check with LIU Brooklyn's residence life office before you count on living off campus your first year. If you want a room, housing applications open October 1 through MyLIU with a $300 deposit, roommate matching starts December 1, and room selection starts May 1.
Off-Campus Eligibility
Plenty of LIU Brooklyn students live at home and commute, and upperclassmen and grad students often rent apartments in the neighborhoods around campus. Students who are 21 or older, or in grad school, can also look at 490 Fulton, LIU's furnished apartment building just off campus, if they'd rather have an apartment without dealing with a private landlord.
Lease Timing
Brooklyn leases usually run 12 months and can start any month, though summer is the busiest season. New York caps security deposits at one month's rent and application or background check fees at $20. Brooklyn is covered by NYC's FARE Act, so if a landlord hired the broker, the landlord pays the broker fee, not you.
Housing policies change frequently. Always verify current requirements directly with Long Island University before signing a lease.
When to Start Looking for Housing Near Long Island University
Early Searchers
In NYC, "early" means figuring things out before the listings show up. Most apartments go on the market 30 to 60 days before the move-in date, so use the months before that to pick roommates, set a budget, and get your paperwork together: ID, proof of income or financial aid, bank statements, and a guarantor. Many landlords want renters to earn around 40 times the monthly rent, so line up a guarantor early if you'll need one.
Peak Demand Window
June through August is the crunch, when students from LIU, Pratt, NYU Tandon, Brooklyn Law, and other schools are all hunting at once alongside everyone else moving in the city. Good units in Fort Greene and Clinton Hill can go within a day or two of listing. Tour quickly, bring your documents, and be ready to apply on the spot.
Last-Minute Options
If you're down to the wire, rooms in existing shares turn over constantly, and summer sublets are easy to find in Bed-Stuy, Crown Heights, and Prospect Heights. Following the subway lines farther out, like the A and C into Bed-Stuy or the 2, 3, 4, and 5 along Eastern Parkway, opens up cheaper options. Only pay a deposit once you've seen the place and confirmed who the landlord is.
Neighborhoods Near Long Island University
Fort Greene and Clinton Hill
The brownstone neighborhoods right next to campus, with Fort Greene Park, cafes along DeKalb and Lafayette Avenues, and a big student population thanks to Pratt. You can walk to class in 10 to 20 minutes. Expect roughly $1,600 to $2,200 a person in a shared unit, and $3,500 or more for a one-bedroom.
Downtown Brooklyn
The blocks around Fulton Street, Flatbush Avenue, and Willoughby Street are closest to campus and full of newer high-rise rentals. Almost every subway line is within walking distance. It's the most convenient option and usually the most expensive, with studios and one-bedrooms often above $3,500.
Bed-Stuy and Crown Heights
A 15 to 30 minute ride east on the A, C, G, or the 2, 3, 4, and 5, with lots of brownstones and walk-ups split into shares. Rooms often run roughly $1,200 to $1,800 a month, which makes these the go-to areas for students on a tighter budget.
Frequently Asked Questions: Off-Campus Housing Near Long Island University
Common questions from students searching for housing.
It's New York City pricing. A room in a shared apartment in Bed-Stuy or Crown Heights often runs roughly $1,200 to $1,800 a month, while one-bedrooms in Fort Greene or Downtown Brooklyn can easily top $3,500. Splitting a bigger place with roommates is how most students make it work.
LIU's residence life pages don't spell out a first-year live-on rule for the Brooklyn campus, so check with LIU Brooklyn's residence life office before you plan around an off-campus place. Plenty of Brooklyn students commute from home.
Mostly in Fort Greene, Clinton Hill, Bed-Stuy, and Crown Heights, plus wherever a quick subway ride to DeKalb Avenue or Atlantic Avenue works for them. Downtown Brooklyn is closest but priciest.
No. The DeKalb Avenue station (B, Q, R) sits right by campus, and Atlantic Avenue-Barclays Center and Nevins Street are a short walk away. Parking in Downtown Brooklyn is expensive and hard to find.
About 30 to 60 days before you want to move in. NYC listings usually go up a month or two ahead, so searching in March for an August lease rarely works. Use the early months to set a budget, find roommates, and line up a guarantor.
Usually not if the broker was hired by the landlord. Under NYC's FARE Act, whoever hires the broker pays, and landlords can't pass their broker's fee on to you. If you hire your own broker, that fee is yours.
New York caps the security deposit at one month's rent and the application or background check fee at $20. Expect first month's rent plus the deposit at signing.
Often, yes. Many NYC landlords want renters to earn around 40 times the monthly rent, or have a guarantor who earns much more. If family can't co-sign, paid guarantor services are common.
It depends on the block, like anywhere in the city. Walk the route from the subway at night, look at lighting and building entry, and ask current students what a street is like before you sign.
You're in one of the most expensive rental markets in the country, and it moves fast and year-round rather than on one college move-in date. The upside is huge inventory and great transit, so you can trade a longer subway ride for lower rent.
