I’ve been living at 8th & Grand for almost 16 months now, and I can honestly say it’s been a wonderful experience. The management and maintenance teams are always responsive, efficient, and genuinely care about residents’ needs. The common areas, hallways, and parking garage are always clean and well-maintained, and the building feels very safe. The neighbors here are friendly, and the overall environment is peaceful — which I truly appreciate, especially after experiencing noise issues in my previous apartment. Here, it’s quiet and relaxing. The location is perfect, right in the Financial District of Downtown LA, and having Whole Foods Market located directly beneath the building makes grocery shopping so convenient. Of course, like any large apartment community, there have been occasional maintenance issues — such as an elevator being temporarily out of order or the parking gate needing service — but these are normal in city living and are always handled promptly by the management team. I also want to give a big shout-out to Gigi from the management office. She is incredibly caring, responsive, and always makes sure things get resolved quickly and smoothly. She goes above and beyond for residents, and her kindness truly makes this community feel like home. A huge thank-you as well to the maintenance team for their hard work and efficiency, and to the front desk staff for always being so helpful and responsive. Overall, 8th & Grand has been an excellent place to live — safe, clean, quiet, and well-managed. I highly recommend it to anyone looking for a great apartment in Downtown Los Angeles!

We like that our daughter lives at Eighth and Grand Apartment. Our apartment complex is well maintained and managed. Linda, our leasing consultant, was and is professional and informative. The apartment is centrally located to make your lifestyle more comfortable. The Eight and Grand Apartment complex prices are standard for the area. We thought it was a good place and a great location.

Do NOT rent at Eighth and Grand Apartments (Brookfield Properties). I moved out in August 2025, and they promised my security deposit would be returned within two weeks after inspection. It’s now over two months, and I’ve gotten nothing — no money, no explanation, and no response to multiple calls and emails. This is unbelievably unprofessional. A large company like Brookfield Properties ignores the law — California requires deposits to be returned within 21 days. I’ve been completely ignored, and they clearly don’t care about tenants once you move out. If you value your money, stay far away. Beautiful building? Wait until you live there. Dog poop and urine all over in hallway, elevators, and stairs Huge roaches everywhere in the building. RUN AWAY. I lived here for many years, and my car was vandalized eight times in the parking garage. Not only us, so many residents got their car vandalized Trash apartment. Just don’t waste your money. If you can, run away from this apartment Only good thing I can think about it that whole foods market was downstairs There was a lack of staff and security, and too much work was placed on too few people. I am so frustrated I want my security deposit please brookfield property! Stop being cheap, stop firing people. Give me back my money or at least call or email? Run people run.

Current resident. Here are 10 reasons to not live here. Go anywhere else. 1. Garage has been broken for about 3 weeks. Prior to this, it was broken for months. The streets are one ways. So depending on what garage door is down, you have to drive down a few extra blocks and come up the other side of the street to gain access. Inconvenient. 2. The elevators are always broken. Once again for weeks. So imagine waiting 10-15 minutes for an elevator every time you need one. Someone is always moving in and they give them access to lock one elevator at all times of the day. Inconvenient. 3. My dog became sick because the dog park is a pool of bacteria and it stinks terribly. They do not spray it down with water daily and you barely see people take their dogs out there now. 4. The alarm goes off at all hours. It could be 1 am and the blaring alarm will wake you up out of your sleep. Theres an intercom, so there’s a man voice and it scared the crap out of me multiple times. It's gotten to the point where I don't leave the building when I hear it because it has always been a false alarm. Inconvenient. 5. My neighbors constantly fight and argue but nothing has been done by management. Inconvenient. 6. Packages are stolen daily and management does nothing, nor do they allow you to see camera footage. Recently, they removed all and I mean ALL cameras in the hallways. I wonder why. Inconvenient. 7. Security is nonexistent. They are either high or not in the front. I've walked to the lobby after midnight to smell weed and it's crazy for the price we pay to stay in a luxury building. 8. Management is terrible overall. I've been here for 2 years and this is the third set of faces that I've seen in the building. I received notices that my car will be towed when I have a permit and valid parking pass. 9. My water pressure has been extremely low for the past week and I had cold water only. When I called the front, I was told there was a huge water leak. Why wouldn’t that have been communicated prior to all residents? There are days they put notices on our door less than 24 hrs to gain access and I know that’s illegal. 10. Everything breaks. My dish disposal has leaked, the lights in the unit had to be changed twice within a year. The ac thermostat etc. those with balcony’s have an eyesore to look at because who knows the last time they’ve cleaned the exterior. 11. Special mention, there are rats and roaches. Not in my unit, but I have seen a rat exit the grill personally. The roaches roam the building. It’s a disgrace. 12. Another special mention. The unit I’m living in is not the unit I toured. When I arrived on move in day, Tiffany or Stephanie I can’t remember their name because they were both fired. But the red head made it seem like I was broke and a bother. She mentioned I would have higher rent for a balcony. I had to argue for days before they gave me a different unit. The issue wasn’t money, but a lack of professionalism and sense. So my move in day was extended by a few days. Thankfully I still had a place to go back to at the time. One thing they do well, put notices on your door when your rent is late

I lived here for a year and recently moved out. Here's my honest review. Pros: The rent is relatively affordable considering the size of the units and the facilities. Compared to other mid-rise apartments nearby, the rooms are spacious and the amenities are decent. That’s pretty much the only good thing I can say about this place. Cons: Leasing office & management team are a nightmare. After signing my lease, the leasing office completely stopped responding to my emails. I had to visit in person just to reserve the elevator, only to find out someone else had taken the slot I requested 4 days earlier. Because of their negligence, I had to reschedule my movers, inspections, and elevator at my old apartment—all less than a week before moving. Security is terrible. My car was broken into 7–8 months in. Although they gave me two months of free parking and changed my spot, unauthorized cars regularly enter the garage by tailgating residents. On my move-in day, there was an unknown car parked in my assigned spot. The office had no idea. That same car kept using random spots throughout my stay. Move-out was even worse. I reserved the elevator from 9:30–11:30 AM, but the apartment didn’t provide access until nearly 11:00 AM. My movers waited around for almost 2 hours, which cost me extra money. I got no apology—just blame passed between the front desk and leasing office. I returned every key in person and explained each one, but 3 days later I got an email accusing me of not returning my parking permit. I told them to check the CCTV, but they just kept repeating the same message. Still no resolution. I contacted the property manager and Brookfield Properties directly. Neither responded in any helpful way. Bottom line: If you value your time, money, and peace of mind, avoid this place. The lower rent is not worth the stress, poor management, and lack of accountability. I have all evidence and will take legal action if necessary. Rent here at your own risk.
