RENTER BEWARE!! Take it from someone who’s lived here for 4 years, this place is no longer a safe place to live. Since January 2025, there have been several break ins and vandalism of the property and multiple non-residents residing in the parking garage. Occurrences are at least weekly if not daily. Management is very aware and they know a door to the property can be easily broken into but refuse to upgrade the security of that door. To give a picture of the scope of the issue, moments after receiving an email from management offering no solution to the issue but merely having overnight courtesy patrol monitor the vulnerable area, there was a homeless person freely walking through the parking garage in broad daylight. It’s not an overnight issue. The cycle is break-in -> vandalism/unlawful occupancy -> management is notified -> area cleaned -> repeat, with no end in sight. This is not a secure building in the day or at night.

UPDATED!!! After living here for 2 years: the management team changed, we all missed the previous manager Will, who was always onsite, willing to help, and always here for you. The new management team was so bad, recently they are ok. However, I got packages being stolen 3 times in 2 months after Will left😭 We also saw homeless people living on the stairs between parking garage level 1 and level 2, which is REALLY SCARY and doesn’t make any sense as we are paying a lot of money including security every month!!!! I feel disappointed as a person who has lived here for more than 2 years. I also referred my friend to live here but they NEVER give us the referral bonus, even after my friend already left after their 12-month lease end. The rent price also becomes bad with all the new apartments developing around. There are noise all the time, and the natural lighting for lower levels definitely has been impacted. The only good thing is the maintenance guy Victor, he’s quick and reliable. Otherwise, I’d say look around before signing the lease with this one 😅 Original ————- I’ve lived in different apartments and toured tons around Koreatown and downtown, the KODO is the BEST! I’ve been living here for more than a month now and the maintenance guy Ismar is really kind, timely, and handy. He usually came on the same day we submitted the request, and always put shoe covers on. He fixes things super quick and always smile :) Our management manager, Will, is the best building manager I've ever had. He replies to DMs and even helps us deal with urgent situations on weekend nights. Highly appreciate both of them. Highly recommend.

I enjoyed my stay at The Kodo. Will was an exceptional person to work with. Whenever I needed anything, Will and the rest of the staff was always there to help in a timely manner. After moving quite a bit in the past few years, I've realized Will has been the best apartment manager I've ever come across. Sad to leave such a great place.

I signed up for a year’s lease at the Kodo sight unseen based on the physical attributes of the units but also because of the very welcoming response of the leasing manager Will Baker Sledd. Sure, many tenants had given him positive reviews but I experienced it on a personal level. Moving in was almost seamless and despite a few hiccups, he resolved my issues immediately. He addressed my concerns and communicated with me on a timely basis. His hands-on, quick and personal approach is rare and very much appreciated. I was looking at another rental complex where I received literally no response to my questions for days on end. After my initial phone conversation with Will, I decided on the Kodo. I’m glad I did. Thank you, Will for a great customer service to your tenants.
