About Off-Campus Housing Near Mercy University

Mercy University's main campus sits on a hillside above the Hudson River in Dobbs Ferry, a small village in Westchester County about 20 miles north of Midtown Manhattan. Mercy, which was Mercy College until 2023, enrolls roughly 9,500 students across Dobbs Ferry and its Bronx and Manhattan campuses, and it's largely a commuter school. The Dobbs Ferry campus has two residence halls, Hudson Hall and Founders Hall, but only a minority of students live in university housing, so most commute from home around Westchester, the Bronx, and the rest of the city. That makes the local rental market less about competing with classmates and more about competing with commuters and families who want to live in the Hudson River villages. Dobbs Ferry, Ardsley, Hastings-on-Hudson, and Irvington are charming and walkable but expensive, with a lot of small apartment buildings, units in older houses, and co-ops. Yonkers, just to the south, has much more inventory and lower rents. The Metro-North Hudson Line stops in Dobbs Ferry and runs to Grand Central, and Bee-Line buses cover the county. New York State rules help renters: security deposits are capped at one month's rent, and application fees are capped at $20.

Mercy University Housing Requirements

Freshman Live-On Requirement

Mercy doesn't appear to require first-years to live on campus. It's largely a commuter school, and most students live at home. First-years who want to live on campus submit a housing application with a deposit. Dobbs Ferry housing does fill up, and Mercy has recently run a waitlist there, so apply early. Confirm the current policy with Mercy's Office of Residential Life.

Off-Campus Eligibility

You don't appear to need permission to live off campus. Most students commute from home, and those who rent nearby tend to look in Dobbs Ferry, Ardsley, Hastings-on-Hudson, Yonkers, or along the Metro-North line. If you've signed a housing agreement, check the cancellation terms before switching.

Lease Timing

Westchester leases usually run 12 months and turn over year-round, with a busier stretch in summer. New York State caps security deposits at one month's rent and application fees at $20. Brokers are common in Westchester, so ask up front whether there's a fee and who's paying it. The NYC FARE Act doesn't apply in Westchester.

Housing policies change frequently. Always verify current requirements directly with Mercy University before signing a lease.

When to Start Looking for Housing Near Mercy University

Early Searchers

If you want to live within walking distance of campus or the Dobbs Ferry train station, start looking in the spring before your lease year. The river villages have a small rental supply, and it doesn't turn over on a student schedule. Decide on your budget, roommates, and whether you'll have a car. Many smaller buildings here are co-ops, which can require board approval and take extra time, so factor that in.

Peak Demand Window

The busiest stretch runs from roughly May through August. Good units at fair prices near the train can go within days. Have your proof of income or a guarantor, references, and deposit ready. Ask who pays for heat and hot water, whether parking is included, and whether the landlord allows roommates. If a broker is involved, ask who hired them and whether you'll owe a fee.

Last-Minute Options

If you're searching late, Yonkers has the largest supply of apartments nearby, from high-rises to units in two-family houses, and many are close to Metro-North stations or Bee-Line bus routes. Rooms in shared apartments and sublets also come up around semester breaks. Get any sublet approved by the landlord in writing, and if you're moving in mid-year, ask whether the landlord will do a shorter lease that ends when the school year does.

Neighborhoods Near Mercy University

Dobbs Ferry

The village around campus, with small apartment buildings, units in older houses, and a walkable downtown near the Metro-North station. It's the most convenient choice and one of the pricier ones, with one-bedrooms often running roughly $2,000 to $2,600.

Ardsley and Hastings-on-Hudson

Neighboring villages with a similar small-town feel. Hastings sits on the Hudson Line one stop south, and Ardsley is a short drive east. Both have limited rentals, and prices are close to Dobbs Ferry's, so start early if you want to live here.
