DO NOT LEASE WITH MOSAIC. They will NOT support you if you have security issues. Rather than try to help, by installing security cameras for example, they will cite the lease terms that they have no responsibility. You are on your own.

I had a very poor experience with Mosaic Student Communities regarding my security deposit billback. After moving out of 1113 W 22nd St, I received charges that were unclear and inconsistent with my lease.
I sent multiple emails (Aug 17, 18, and 20) requesting clarification, including:
• Which rooms (1–3) correspond to the rooms listed in our lease (A, B, C).
• A breakdown of cleaning charges for each bedroom, bathroom, and common areas.
• Clarification of painting charges and which specific items were billed to us.
• Confirmation that maintenance items such as caulking and snaking are not tenant responsibilities.
Despite repeated follow-ups, MSC never responded. Their lack of communication is unprofessional and leaves tenants with no way to fairly resolve disputes.
If you plan to rent with MSC, be cautious. Make sure to document everything with photos, keep detailed records, and be prepared for a lack of transparency when it comes to your deposit.

We were having a hard time finding a location to host our watch party event, and Mosaic saved the day! Nancy, the Director of Operations, was our point-of-contact, and she was GREAT! Super communicative and very quick to respond. We will definitely be using them again.

Here’s a detailed feedback for Mosaic’s management team and for those who are looking to live off-campus.
I was a tenant here for a year. Honestly, I wish I had read the reviews prior to renting here. My friends who lived next door at another Mosaic-owned property and I faced the exact same situation as described by some of the reviewers here a year ago: Mosaic take away a huge chunk of your security deposit by citing cleaning & painting fee.
Even though on the initial lease, they claimed to only charge when damages are incurred as opposed to wear-and-tear, both our units were charged the same fraction of security deposit (for me it was around $700 out of a $1650 deposit) regardless of the cleaning services we scheduled. The determination of damage was not given a justification and was solely arbitrary.
Also, the management team was not the best at written communication. The move-out instruction said one thing while the lease said the other (during the initial tour, the personnel stated that the furniture was left by the previous tenant and are ours to keep), which resulted in us having to move the furniture back after following the move-out instruction.
The parking fee was an extra of $150 on top of rent & utilities. There’s no garage, street parking would work out just fine .
I would advise against all USC students who are looking to live off-campus to consider living here.

I lived at a shared unit at mosaic for the past year with Mosaic. If you are looking to get your full security deposit back, AVOID AT ALL COSTS. The management charged my roommates and I for ~$3,000 for cleaning & painting each room despite the fact that we scheduled a professional cleaner prior to moving out. This was about 40% of our security deposit combined.
The property also had limited parking spaces, constant construction activity over the past year, and constant property tours that became an annoyance.
