Myself, my wife and our 3 year old daughter have lived here a little over a year, and up until we renewed our lease this year, we've absolutely loved it here. The grounds are kept nice enough, there is a playground, the units are built well, Juli in the office is wonderful to work with, the maintenance gal keeps on top of things, and the residents here are quite friendly. Unfortunately, that's where our overall satisfaction with River Park Commons comes to a grinding halt. The complex owner had the brilliant idea to add CAM (common area maintenance) fees to rent. In my experience, CAMs are generally reserved for commercial real estate and it's beyond me why the owner would think it's a good idea to add them to a residential lease. Now in the interest of transparency, I did sign and agree to CAMs on our recent lease. However, the CAM addendum we signed was EXTREMELY vague and gave no indication whatsoever as to what these fees would cost. The CAM fees this month were over $100 in addition to rent and all other utilities. So our rent this month for a 1400sq ft town home was nearly $3,000. There is ZERO transparency into what this money is being spent on, and the fees are subject to change without notice. In addition to the new CAM fees, the real estate tax charged also DOUBLED this year, and the required media package for internet increased from $109 to $129 (that's right, no $70 Google Fiber for you if you wanna live here). Ultimately, if you love feeling like you're being nickel and dimed by a wealthy landlord, this is the place for you! But if you are someone who needs to know how much your rent will be every month and cannot afford surprise charges and increases, I would suggest shopping elsewhere for your housing needs. We really wanted to continue our stay here but if things stay the way there are, we most certainly won't be renewing our lease again.
