So. I have been living here for over a year now. When I first moved in, it was good. Management was friendly and maintenance was timely. Only the maintenance comment still applies.
There is currently construction on the road just outside the apartment complex. I wish I could say I knew what they were doing, but I can't because management doesn't communicate hardly at all with the tenants.
And speaking of the management-tenant relationship, the front office is always going on about how important the rules are and if you break any of the rules (such as leaving out your garbage cans outside of valet hours, not picking up after your pets, and not doing vehicle maintenance out of your garage/assigned spot) you will be fined and/or evicted.
However, these rules are NEVER enforced. I always see people leaving out their cans 24/7, I refuse to walk through the grass after dark on account of dog poop left behind, and I constantly have to deal with people seemingly running mechanic shops out of their garages/assigned spots. And that's not even touching the smoking problem in this NON-SMOKING apartment complex.
I know that management is going to see this. Hello, management. After reading this, you probably have a canned response about how you're sorry to hear about my troubles. Well, I don't want your apology. I want you to take what I have complained about and fix it! I don't care how, but fix it.

I have never felt so unsafe living in an apartment complex. The fire sprinkler pipes were leaking and I understand old buildings have more issues. Not only did it take a long time to completely fix everything, including a mold problem, but they did not give notice prior to entering my apartment for follow up repairs and check ups, other than one with a third party. After a morning shift, I was about to get in the shower and one of the maintenance guys entered my apartment after announcing himself twice; I was yelling that I wasn't dressed and barely had time to throw clothes on before he opened the door. He said he came in to see if the paint was dry around the fire sprinkler in the hallway. Another time, I returned from a trip to find half of my bedroom coated in dust from fixing the wall and one of my purses has a hole in it. On one occasion, where I spoke to the office staff about the incident, the maintenance guy stood there, told me my room was messy, but he had covered everything, and didn't touch my stuff; none of that was even remotely the point and I had just packed for an emergency trip. No one told me he was coming into sand and paint the wall that week. The office lady did not intervene and the property manager had her office door open and just sat there while another employee tried to blame shift. Later, I spoke to the property manager in person who apologized and another office lady who justified maintenance entering without notice because when one maintenance request is filed, they just enter for any follow up repairs because they just go through a list everyday. Although the property manager said the last part was not true, the actions, or lack there of, prove otherwise. The follow up maintenance was few and far between for months because the water damage and mold was extensive and the initial repairs did not work, but the behavior continued from the same maintenance guy. The office continued to gaslight me via text explaining how I need to communicate with them. I did. All I wanted was some form of notice prior to entering my apartment, whether it be a call, text, or e-mail. It did stop once I said I will call the police if this continues. It is not difficult to set up a system to notify tenants prior to entering their apartment. I never had this issue with any other apartment complex being this disorganized and adamant about not being courteous. I understand if maintenance needs to enter if something is classified as an emergency, but maintenance entering at those times was not classified, nor disclosed as such during any discussion. I was the one who had to express urgency when the mold was still present and I was getting sick. The head of maintenance brought in a fan right away and sprayed a chemical on the mold, although with all of the follow ups, testing for mold should have been included with major water leaks to catch it earlier. All of this on top of being a one bedroom, one bath apartment, the rent increases did not match the quality; in almost two years, my rent and complex amenities bill increased almost 50% from when I signed the initial lease. With all of that being said, the location of the complex being next to the highway is great. Some of employees were excellent, but a good portion of the office staff and the one maintenance guy made my stay less than pleasant.

Canyon View Apartments is a scam wrapped in cheap paint. On move-in day it looks decent, but within a week you realize it’s all junk: cabinets peeling, doors falling off, and appliances breaking like they were bought at a thrift store. The whole place is a trap disguised as housing.
The three front office women are the worst part of the nightmare. Rude, condescending, and completely useless, they lie, ignore, and roll their eyes like it’s their full-time hobby. Calling them ‘management’ is a joke they are the biggest reason this place is unbearable.
AND here’s the part management never mentions: they’ve turned multiple units into a group home without telling tenants, and there’s little to no supervision. People wander the property at all hours, and it feels unsafe especially for families with kids. That’s not on the residents that’s 100% on management’s negligence and failure to provide oversight.
The pool? Either chained closed or full of centipedes like a pest control commercial.
Bottom line: Canyon View is dangerous, disgusting, and run by the most unprofessional staff you’ll ever encounter. If hell had apartments, they’d look like this.

Giving two stars because it could be worse but still highly recommend not living here!
Highlights:
•Dirty, moldy, disgusting apartments
•Expensive for what you get, random charges
•Management is nice, but does not take care of issues
•Nice hot tub
•Cheap parking but likely to get towed
•Bug problems, bird problem
•Maintenance fixes all problems but takes forever to get to it
•Avoids giving your deposit back regardless of how well you leave the apartment
When we moved in, the apartment they gave us was completely disgusting! There were crumbs and stains everywhere. Cabinets had mold that was untreated. The garbage cans they gave us were so so gross. There was dust everywhere. I found several nails and dead spiders on the floor as well.
Throughout us living there, there were several issues with them charging us for things that were unnecessary. We were also being charged monthly for amenities like a pool which they did not finish until the last three months we lived there and the pool wasn’t even open, only the hot tub (which actually was a very large and nice hot tub and the only thing that kept me sane while living there).
We lived right outside of the park area and kids would constantly doorbell ditch us and throw rocks and dirt at our door for several hours almost every single day. Their parents wouldn’t do anything and when I brought it up with the front desk, they were very unhelpful. Would only send an email or two reminding people to be respectful. This happened for about 10 months out of our 12 month lease and nothing was ever done.
There was always a bug problem and when I would ask for a spraying they would push it out super far. Also a bird problem. They have nests all over the property and poop on everything. They will nest in your patio and scream all night. They always came to fix the things I asked them to which was super nice but it always took them so long to get in to do it.
Parking was really cheap ($1 a month for two cars and three guests passes a month), however tow trucks are there every hour throughout the night and simply messing up a small thing on the guest pass can result in getting towed and paying nearly $400 to get your car back! Having friends over was so so stressful because of this and they would park far away and walk to avoid being towed.
When we moved out we deep cleaned the apartment (leave it better than you found it, right? Not hard with how it was when we moved in) and we filled holes and painted. They still tried to charge us nearly $300 for cleaning and painting. I had to have several conversations to get them to only lower the cost (not even get rid of the fee which is completely unfair with how they sold us the apartment and how we left it).
They also tried to raise our rent by $300 a month (we were already paying $1300 for a small one bed one bath, so tacky)
They are very unprofessional and just want money. No one I know who has lived here has stayed longer than their initial lease and has not been happy. Highly DO NOT recommend.

DO NOT MOVE HERE! We have been at Canyon View apartments for the past year and it has been a miserable experience. If you are considering moving here STOP and read this review. I’ve included photos and videos to detail and prove how awful the living situation here is. While the apartments themselves are decent, the management and other tenants do not uphold any of the rules they have in their contract.
It was explained to us that there is a strict no smoking policy here, which is one of the things that attracted us to this property. However, once we moved into our apartment we learned that the people below us are heavy smokers and it fills our apartment with second hand smoke. Our bedroom and master bathroom constantly smell like a smokers room, which is extra frustrating because we have a one year old son that is in there with us as well. When we complained about this, the first thing management told us is that some of the apartments allowed smoking in the past, so there’s nothing they can do about it. The second time we complained about it, they said unless we get photographic proof of them smoking in or by their apartment, then there’s nothing they can do about it. All they would have to do is send someone to check the apartment below us and they would know, because I have gone there and it smells like smoke. We now have videos of the tenants below smoking because they do it out on their patio when it’s nice out, and still nothing has been done about it. I have included the video below as proof.
At least twice a week the people below us, as well as many other tenants here, blast loud music until 4 or 5 in the morning. The BS security they have for the complex does not do anything. We have called them multiple times, and this past week when we called they told us they were not going to do anything about it. So now we just call the police and they take care of it quickly. I have again included videos of the loud music at 2:00am below our apartment.
We have had multiple wasps get into our apartment, even though we keep the windows shut. We have no idea how they are getting in, but there are nests all over outside our building and they keep getting in. Again, I have included pictures of one I smashed a couple of weeks ago.
Kids with BB guns have been shooting the cars in the parking lot from the top of the stairwell. We found out because the police have come around twice now asking if we saw them, and that multiple cars have cracked windshields and dents from kids shooting them. After they told us this, we went out to look at our car and it had been shot and has a lot of paint scratches and dents now. Again, pictures included.
There is no music allowed to be played on speakers at the pool. However this is not abided by anyone there. While this is not one we really care about, it’s not a huge deal, it is yet another example that the management and tenants here completely disregard the rules of the complex, and management does nothing to enforce them, even though they will tell you there are fines for breaking the rules. Video of loud music at the pool around 10:00pm included.
I do not expect the management to make amends or be helpful once they read this review. They will probably just apologize and ask us to contact them, and then they will tell us there’s nothing they can do about these situations. But hopefully this review can help anyone who is considering moving here make an informed decision, and make the decision we wish we had made and not move here.
