    I just moved out of this apartment and I would like to give my whole and honest review. Please remember this is not me trying to be negative or "icky", I am simply sharing my experience living here and hopefully this helps anyone considering Ava Park as their next home. Pros: - Affordable rent. - Short drive to downtown. - Effort has been made from management to fix some of the problems this complex has. - The unit itself is clean. The tiles make messes easy to clean. - Lots of kids hang around and they all seem to be good kids. Cons: - Loud neighbors. Fireworks are shot off nearly every night and it scared my small dog frequently. Holidays are the worst. Neighbors will be up until 3-4am shooting off fireworks and/or playing very loud music. - An elote man on a golf cart circles the property with his horn all day every day, making it impossible to nap during the day. If you have an infant, keep this in mind. - Screaming matches with neighbors nearby, especially at night. - Flies. Everywhere. Especially the parking lot. Trash litters the parking lot. - No one picks up their dog poop. - People let their dog just wander around the complex, no leash, nothing. - $20 a month for parking as a resident. Guests cost extra. - After-hours maintanance emergency number is useless. You're better off making friends directly with the maintanance man. - Lots of criminal activity both inside and outside the apartment. - I have had things stolen off of my porch. - Homeless people will wander in anytime during the day and hang around the grounds. - I did not feel safe at night. - Laundry room is dirty and a lot of the units did not work. - This complex is gated, but the gates are almost always broken and open for people from the street to walk in. - The area surrounding is not good. - Management is impossible to reason with. I heard management is changing so maybe that will not be the case in the coming few months or so. Bottom line, only move to this complex if you're desperate. I would like to acknowledge that the office DID attempt to fix some of the problems I mentioned above, but I believe this complex has too many problems. It is a lost cause.

    I haven't even moved here yet and I'm already having issues with hidden charges that management state it isn't hidden yet never disclosed and other issues. So initially when I looked at the property with Jessica, it was never disclosed that I had to put down a $50.00 holding fee for the apartment but...I had to pay a 100.00 application fee per person which was disclosed. In December there was an email sent to me that stated that they were having a food drive and if I brought in 10 cans of food that the application fees would be waived. This was done at 345 one afternoon only to find the office closed and had to put the food next to the door. After being in the hospital a few days, I emailed everyone there and told them I would be bringing the holding fee in. This was done in the form of a money order and given to Jessica who tell me she just got back from lunch. Nothing else was said at the time and I thought after doing the stuff for The Guarantors and pet screening I would be able to get moved in no problem. These people we're told that I couldn't pay everything at once to the Guarantors till the end of January. Nothing was said to me at the time except that once that was squared away that they could proceed with moving us in. At no time during any discussion or emails did they mention additional move in costs. Now that the guarantor stuff is approved and the pet screening is good to-go. Great! I send emails to them again asking for next steps and no answer from them meaning Ava Park. I finally call this evening and this takes a turn for the worse that makes me beyond extremely angry as I have held my end of the bargain so far. I find out from Rene Murdie that the apartment that was saved for me was given to someone else. This led me to believe that the 50.00 holding fee was an ultimate rip-off. Then she tried to say that there was no communication from me between December and January which was blatantly false. She then tried to tell me that I was refusing to pay the deposits and fees which was again blatantly false because I said I couldn't pay everything till the end of January which has been done already. Now she then flips the script and attempted to tell me that there was an additional $325 in move in costs after I dumped everything which was close to $1,500 for deposits, admin fees, pet screening. This really pissed me off again because this was never disclosed at any point after I have emails complaining about hidden costs to move in. This is where she tries to explain about previous Eviction and this and that. Now that my apartment was given away after I paid the holding fee for a downstairs apartment only. Now I have to wait until March 5th before I can move in to another apartment and then want to jack the rent up some more. That pissed me off more but I didn't have no options left I am so far really disappointed with this property management. They really dropped the ball on this one after I held my end of the deal so far. I thought I was getting a good deal on a place to live but I'm getting ripped off by undisclosed costs that miraculously gets mentioned now. I don't know what to say anymore!
