I lived here in different units since construction was completed in the summer of 2020. Many reviewers have posted unfair criticisms of the building or things outside of the building's control. Noise: You live in a city. There will be noise. Additionally, living in a neighborhood with a plethora of restaurants and businesses means that there will frequent trash pickup in the early mornings. The biggest noise complaint for me comes from the leaf blowers used by landscapers tending to the houses on along the block. This isn't the building's fault and it isn't their responsibility to tell you how noisy the neighborhood is. Do your due diligence. Crime/Safety: Yes, during COVID, property crime spiked...everywhere in Portland. The city led the nation in property crime; it wasn't something that was specific to this building or neighborhood. Bikes were stolen from the bike room because tenants routinely LET STRANGERS INTO THE BUILDING. Management has repeatedly warned against this but it continues to happen. I had an ex gain access to the building because someone let her in. I've also had multiple guests just show up to my door without using the call box. That's not on the management. For my car, I've parked on the street for the past 5 years without issue. Maybe I'm lucky but this is not, by any means, a high crime area. Price/Affordability: I started off in an affordable unit and then upgraded to a full-priced one later on. I've looked for years and can't find another building that offers more at this price point. You get access to TWO different roof decks with views of Hood, Helens and the West Hills, true hardwood floors, true tile in the bathroom, a gas range, plenty of storage closets and a decent gym. It isn't as luxurious as properties in Slabtown but those aren't worth the $2k+ price tag that come with them. I've lived in apartments in NYC, Philly, Baltimore and D.C. This building is, by far, the best I've ever lived in. The combination of amenities, a responsive management team, solid construction and a great walkable neighborhood makes this place an absolute no-brainer for a typical middle-class renter.
