They recently switched their payment platform and while it says you can split the payment it doesn't actually let you. Sharing a townhouse my partner and I each pay half but it won't actually allow us to. When we asked about it we were told 'i don't know, I'll look into it'
When we asked how we can avoid being hit with a late fee since we were planning on splitting it but now have to wait several days for money to transfer from one account to the other and were told 'no'.
Jackie has always been helpful, not sure who I talked to today but I wouldn't recommend living here if you need convenient rent splitting options like many people do.
Edit: they've now also cut us a check for the return of our deposit and then when we went to cash it the check bounced. Asked management and were told they'd have an answer by end of the month.... Well that was October and it's now mid November. Due to this we also had trouble making our new monthly rent payment and are now being charged a late fee. Since our rent is late we're also no longer able to pay online and HAVE to get a cashier's check or money order??? This seems ridiculous and like they're trying to make it difficult for people to pay rent. Are you trying to evict tenants?
Overall very disappointed and unsure what to do since management appears to have lost all competence in the last few months....

Still haven't heard anything from management regarding our bounced check and additionally will not address the horrendous and unsanitary conditions left in general spaces; such as walk ways between buildings, which is being caused by their own negligent tenants.
This is a dog friendly property however living here it appears to be a fair amount of inconsiderate dog owners.
Common areas are always covered in large piles of poo from owners who won't pick up after their dogs and even allow them to relieve themselves on the sidewalk and just leave it for their neighbors to walk through.
It makes me feel very unsure of the sanitation throughout the complex if they allow this. I am a dog owner and constantly feel like I need to pick my dog up to walk her past these certain areas because I'm afraid of the illness that can come from her walking on feces multiple times a day.

there are flies coming out of sink and I know it isn't us since we had it in one apartment and then moved and it is still happening!!!
also we moved in and our toilet wasn't flushed by the workers but had been marked "clean"

My tour went very well. Kailani was exceptional. She was new to the team, and I truly felt valued and all my needs addressed.
There was a hiccup with the fob not working properly, so unfortunately I wasn’t able to view the floor plan/ unit I had in mind. With that said, I was particularly impressed by how dog friendly the community was and the large bedroom with walk in closet. Doesn’t hurt that the property is so close to the waterfront.

I moved to Portland from Florida in March and have been living at The Douglas ever since. Overall, it’s been a great experience!
The location is fantastic, super accessible to downtown and surrounded by lots of good restaurants. I especially love having the Portland Sport Bar and Grill right below the building, and it’s become one of my favorite spots. The views are beautiful, and I enjoy walking across the river and exploring the nearby parks. The area feels clean and safe, and the staff are always around, making sure everything looks good and runs smoothly.
The building itself is well-maintained and my one-bedroom apartment was fairly priced compared to other places I looked at. The leasing staff have been really helpful from day one, especially Jen. She is always friendly, responsive, and willing to go the extra mile to help residents with any concerns. She’s extremely supportive, answers questions quickly, and even follows up to make sure everything is taken care of. It makes a big difference to have someone like her managing things!
The only downside I’ve noticed is that the air conditioning isn’t quite strong enough during some hot Portland summer days (which seem to be getting hotter), but everything else has been great.
Before moving in, I was honestly worried because of some negative reviews here, but I’m glad I trusted my own gut, my experience so far has been genuinely positive.

Don’t move here. The leasing office staff has a high turnover rate, so most of the people there don’t know what they are doing. The ones that do, are negligent to resident issues to the point of frustration. On Christmas they allowed all of the packages in the “secure” delivery room to be stolen, yet didn’t disclose this to anyone living there unless you came to them to ask if they’d seen your package. The elevators are constantly broken, the gate leading into the “secure” parking garage has been broken for weeks on end and is open for anybody to come in and vandalize property. The property management company Avenue 5 held a meet-and-greet with their corporate staff to learn what issues residents were having and after explaining the issues my partner and I were having with our unit, their first suggestion was asking if we’ve considered moving away entirely. I’ve tried putting up signage to connect with other neighbors in the hope that we can work together to demand change for our neighborhood, but management tore them down, even off my front door, and I was told that they had “issues with residents organizing before that they didn’t want to deal with again.” There’s also constant issues with garbage and the outdoor dumpster area is constantly left in a mess, yet any requests for a change in its location or adding security to the area is met with zero response. The location is great, the management is not, maintenance requests will go unanswered, your problems will not be solved, and most likely you will have something stolen from you while living here. From what I’ve found online, the “homeless billionaire” Nicolas Berggruen and his company Berggruen Holdings own the property and they are trying to tear it down to build luxury high-rises, so my guess is they are trying to get residents to move out and pay as little as possible to maintain the property as they plan on demolishing it all as soon as the city allows them to.
EDIT: 6/5/25 I received an email asking me to leave a review for living at The Douglas. Things have not gotten better. Concerns remain the same. Someone stole the TV out of the community room. Property Manager just left this past month.

I'm very happy at The Douglas.
I have a 1 bedroom apartment and large patio that I love.
I also have a large dog and I appreciate that The Douglas doesn't descriminate against breeds and sizes. The Douglas has its own fenced-in, off-leash dog park which is great, and of course, the waterfront is our front yard.
It's very walkable plus the light rail is just a couple blocks away.
