NOT WORTH THE PRICE -- expect a CRAZY amount of hidden fees and poor property management.
I lived here for several years, and while the complex is beautiful, it's not worth the excessive hidden fees, poor customer service, and small apartment sizes.
HIDDEN FEES: Expect your monthly payment to be $200+ more than your listed rent. Utilities and water are separate (consistently totaling around $160) and they throw in these random fees, like a $25 "service fee" just to pay rent. With their price increases, I'm pretty sure a private room will be hitting close to 1k per month, which is absolutely crazy for an apartment that small with roommates in Provo.
Additionally, I was charged about $600 in "transfer fees" just for renewing my lease agreement for the exact same apartment. Those fees were on top of my monthly rent. I emailed them and asked specifically about each of the charges. After some arguments, they did agree that at least one of the fees was accidental, which is unsettling they tried to charge me for that.
POOR CUSTOMER SERVICE: The property management company, Aspen Ridge, is basically impossible to reach. I've called their main line dozens of times over the years and never once has someone picked up, even when I call during one of the 4 hours per day they are open (seriously... only 11am-3pm).
During a lease renewal period, they accidentally removed my apartment and building codes and neglected to give me a new one. I got locked out of my apartment and had to call multiple different numbers before I could finally get in contact with their front desk. They told me to email them and maybe I would get the code towards the end of the day because they were “busy.” They didn't seem to care I was locked out of the apartment I was paying for and couldn't access any of my personal belongings, even though they admitted that removing my code was an error in their "system."
The fastest I ever saw them move was when they accused me of having an unauthorized animal in my apartment. I left a note on my door during a cleaning check about my two ESA cats, and within 3 hours they emailed me that I only had approval for one ESA cat and they added $100s of fees to my account and I needed to rehome one of them immediately. I had to send them screenshots of their own email explicitly approving two ESA cats before they finally apologized and took off the fees. I get that ESAs in general are probably annoying as a landlord, but I had done everything right and it was just gross incompetence on their part to not double check before adding fees and sending me threatening emails.
In summary, the price and horrific customer service is really not worth the charm and beauty of the apartment complex. There are better ones out there, and you can get pretty decent apartments that are much bigger for less than what you would pay here. I honestly hope the landlords consider using a different property management company than Aspen Ridge. If I was receiving high end property management and felt well taken care of, I probably wouldn't complain as much about the price.
