We've really enjoyed living here! Our apartment is nice compared to a lot of options for the price in Provo. Our heat and AC have worked perfectly as have all of our appliances. It's pet friendly and was very accommodating when we got our dog. The married student ward is amazing if you are in that demographic! The on-site managers and maintenance staff have been very helpful and responsive. Overall we haven't had any issues in the time that we've lived here, and it has been much nicer that some of the basement apartments we toured when we were looking for a place.

INVESTIGATE before signing a contract. Not all of the apartments are the same. Ask to tour multiple. I pay the same rent for an old apartment with water damaged popcorn ceilings and other age issues, as my neighbors who have mostly renovated apartments.
Maintenance has been good about getting back to us for issues, but there are things that they say you just have to live with, or pay for the labor of someone fixing it (even though they will probably renovate it once we move out).
They won’t let us switch apartments without selling our current contract and losing the re-signing rental discount. I’m not surprised that the management has an F rating per the better business bureau.
Over all I’ve been happy living here! The people are nice and the building managers are good. But am frustrated about the inconsistencies between apartments. Living here could be a great deal, or just get your money’s worth with the bare minimum.
Also bathrooms don’t have a fan and the window in the bathroom opens up to the public so good luck dealing with the humidity.

Been here just over 6 months, its older but nice. they have added a gym and grill since i moved in. and its great they are pet friendly, especially with an ESA. We have had a few issues with some older things in the apartment like some broken tile but they were quick once we reported it to get it replaced. even when our door lock decided to break it got replaced that evening with a new electronic one. The management that live on site has also been good since they took over from the previous ones and are usually pretty easy to get a hold of. and while it can take a day or so the main office seems responsive so far.

I have lived here for a few months and want to give an accurate depiction of what to expect, because when I was moving in the google reviews were very mixed and I had no idea what to expect. Let me just say, for $1100 a month, this place really is not a bad place to live but there are some glaring issues you should be aware of.
First off, I don’t think this place actually has maintenance staff. When I moved into my apartment, I realized the boards in my bathroom floor were broken and water was getting under them. There is noticeable black mold under the boards when I look under the parts sticking up. The first thing I did when I moved in was put in a maintenance request for these boards to be fixed, and as of today (3 or 4 months later), they still are not. Water gets under them and mold will continue to grow. Another issue - none of my ceiling lights had covers over them, they were just light bulbs sticking out. I pointed this out when I moved in and submitted a maintenance request, but those still are not covered either. I will likely have to buy my own, Im giving up on waiting. I didn’t have a smoke detector and it took them about two weeks to get me one, which I’m sure violates some codes. Here’s to hoping I never have any huge maintenance problems, because I highly doubt they would be addressed.
A lot of people here have complained about water bills. Mine have been normal, about $20- 30 a month I believe. The internet provided hasn’t been bad at all, i get about 700 mbps download and it’s very reliable. It’s only 25 a month which is honestly great. My AC worked great during the hotter months, and my heating seems to be okay too now that it’s getting colder. Fridge, oven, and dish washer have all been fine. Nothing wrong with the appliances so far.
There’s bats in the walls - unironically. I leave for work early and they are still swooping around by the time I’m leaving. I have not had any issues with pests, but I live on one of the upper floors so I’m thankful for that. When you’re doing your tour they will be asleep, but just a heads up that it’s something during the morning and night.
Parking is okay, it can be annoying. You’ll have one spot available to you, the other car will need to find street parking. I get off around 3 and am always able to find parking, but on the days where I get home in the evening I usually park a block or two away while my partner takes the close one. It’s never been something that bothered me, but it could be scary as a girl to make that walk at night.
The walls are thin, you can hear your neighbors (especially your upstairs neighbors) a decent amount. Hopefully y’all are on the same sleeping schedule (mine are not lol). Still, it’s not too bad. I don’t lose sleep over it.
Overall I enjoy my life here, but as a customer, I’m pretty unimpressed. I won’t be renewing my lease, but if I had to, I wouldn’t be despaired. The size of the apartment is great, and it’s fairly cheap (sad to say about the current market). I’m happy, but like I said, there are some glaring issues.

We couldn’t wait for our lease to end here.
Cons: If you live on the bottom floor, expect cockroaches… in the kitchen sink, under your couch, even in your bed! If you tell the managers, they don’t do anything. The gap under our front door was huge and we frequently found them scurrying in late at night when we first moved in. Luckily we started spraying for them (out of pocket) and would only see them every few months when it was time to spray again.
I don’t know if our upstairs neighbors were just loud or if they were renovating that apartment, but we would often hear BANGING late at night and early in the morning.
Our bathroom fan caught on fire at 3am one night. They replaced the fan and melted toilet seat, but left behind scorch marks on the ceiling (which we probably got charged for). And fire extinguisher never got replaced after we told the managers so good luck if you ever need it! The repair man told us there were live wires up there which caused the fire.
Parking is impossible if you have two cars. The couple we bought our lease from said it was never a problem, but most nights one of us would have to park 3+ blocks away and walk home—not ideal in a neighborhood with homeless people everywhere! Also the parking police patrol there constantly so make sure you’re parking 20 feet away from any crosswalks!
2 sprinklers were broken/flooding for over a month, repair man finally got called, but they were still broken. Had to talk to managers again about it, and asked if this would be part of our water bill. That part got ignored but the sprinklers were fixed the next day.
Pretty sure there’s mold growing behind the wall in the bedroom. Paint is discolored, and I had the worst asthma I’ve ever had in my whole life for the time we lived there. Asthma magically went away when we moved out.
They asked us 6 months in advance if we were going to renew our lease. When we declined, they said they’ll be giving a tour at our unit every week until we move out. Sometimes it was during 9-5 so neither of us would be home and we had a cat on the loose. They were not willing to reschedule ever, just ensured us they wouldn’t let the cat out. 90% of the time they wouldn’t even show and if we asked if our apartment was going to be toured we would be ignored. The last month of our lease they were coming by 2-3x a week. I understand the need to sell the unit but if you’re having such a hard time finding new renters maybe you’re doing something (or many things) wrong. One showing, the couple touring asked the manager what utilities are like. Manager said they’re $50/month for everything. I don’t know where he got that number but I told them we pay $120-$140 a month depending on gas/power/water usage.
HVAC filter is supposed to be replaced monthly, but there are no filters in stores that are the right size. The screws don’t hold the vent in very well because it’s not meant to be removed so often/proper vent was not installed.
Internet would go out every now and then and it would take days to get it up and running again. Not great for people with remote jobs.
If you really have no other options, you might get stuck here but otherwise I HIGHLY recommend you look elsewhere.
There’s bats living in the roof too. It’s lovely walking to my car in the morning seeing bat droppings on the sidewalk/seeing them fly around at night.
Pros: Nice neighbors, gas station and restaurants close by, convenient online payment option.
