Absolutely LOVED living here! So close to the Rec Center, grocery store, BYU, and more! Super nice kitchen, walk-in closet, and balcony. The prettiest view of the mountains at sunset too!

I moved into the Parkside Apartments in Gladstone in July 2025. I was a bit nervous because I sold my house in Lenexa, KS and hadn't lived in an apartment for 50 years! Wow...was I pleasantly surprised. This place is awesome. First of all the staff here (Salena and Reece and Devon) are the absolute best! I've met lots of the other tenants and they all love it here. The only ones I talked with that are moving was because they were buying their first house. I am so glad I chose Parkside. The apartments are spacious, the grounds are kept up, also have 2- community rooms you can reserve for that special get together. Also heated salt water pool and pickle ball court and a gym! I can't say enough...I'm never going to leave. If youre in the market do yourself a favor and check it out! You'll be glad you did!💕

I moved in December of 2023 just a few months after they opened and I was pleased living here for almost two years.
The staff, whether they have left during my stay or not, (Selene, Rachel, Reece, Devin, Dj, and Kenzey) were always good to me and maintenance was always done in a timely manner. I give it 4 stars because the walls were too thin. You can hear your neighbors conversations and dogs barking.
Sometimes trash pick up would be later than scheduled, which wasn't that big of deal to me.
Other than that, I personally have never had a bad experience here and would recommend this apartment complex based off of my own experience.

I really wanted to like this apartment complex since it’s close to school. Unfortunately, the negative reviews are most accurate. After 1 month, I found out that all of my neighbors are only paying $4/month for trash pickup, and I have been charged $15/month. This is such a drastic change in leases, and this is a required fee. When I brought it to their attention, they said that new leases are being charged $25/month for trash pickup. This discrepancy is withheld from residents when signing a lease and is dishonest. I understand that they are trying to match other modern-day apartment complexes. Still, they have less than a year of experience in operation and have a $21 difference in fees amongst their current residents. Amenities are terrible. The dog park is a fenced-in mulch area that absorbs all of the odors on a warm summer day. The pool opened halfway into the summer because the fencing surrounding the pool did not meet code (not that it matters because the buttons to release the locks on the fence are accessible to anyone, even if they don’t have a key card). People also wash their hair in the pool. They have a little bar/kitchen area next to the pool, but told residents they are not allowed to use it. I also chose this apartment complex for security reasons. I am a young female living in a new city. I recently found out that the security cameras on the exterior of the buildings aren’t even turned on. This is a problem considering there have been multiple car break-ins within the complex. There are no cameras on the back of the buildings either. The leasing staff does not answer phone calls or emails. The only way to contact them is to speak with them in person. And if you don’t go to them multiple times with a problem, they will forget. When I first moved in, my garbage disposal was broken, and the exterior storage closet door would not unlock. I put in a maintenance request within the day. I waited two business days and heard no response. When I went to them in person, the lady at the front desk had no idea I had submitted a maintenance request. The dog spa in building 2 is a room with a bathtub. The tub does not have a door, so if you have a bigger dog, you would have to pick them up over the tub. Lights in the hallways flicker, people throw dirty diapers off their balconies, and hit cars with them. The hammocks are placed in a swampy area, and they are constantly falling off the poles. Because of this, they are filthy and covered in mud. Overall, this is just a low-quality, dirty apartment complex run by an ignorant 24-year-old business “man”.

The staff treats this like a job and fails to see that residents expect a safe, functional home. They ignore repeated complaints, fail to maintain dog waste containers, and hall lights. They spent $35 million to build Parkside Apartments and claimed it would "better serve the community of Gladstone", but they really want to squeeze every penny they can out of residents. They will deduct money from your security deposit. I left my apartment pretty close to how it looked when I moved in. However, due to their inability to retain residents, they are now desperate to keep whatever money they can. They are as greedy and unethical as everyone else in the housing industry. Cardinal Crest should be embarrassed by how poorly their construction on this job was. Countertops aren’t sealed, a basic oversight even non-experts notice. Other apartment complexes were shocked and said this will be an expensive mistake for Parkside Apartments. I put photos below so that you can see them yourself. This is the stuff they won't be telling you on your tour, I'm sure. Two employees have quit during my time there, including Kenzy McClard. So if the staff doesn't see this place as worthy of staying and making improvements, why should residents? They have struggled to fill their commercial spaces within their 2 years of operation, and one of the businesses they did find has been under construction for over a year.

I have lived in Parkside since August 2024, my first two months I was harassed by young neighbors, the complex does nothing to enforce the picking up of dog feces which is abundant especially by the tenants whom have larger dogs and live above the retail space. It is difficult to walk outside on the grass areas without stepping in poop. People let their animals poop in the mulch beds by apartment windows and do not clean it up. The management is aware it is an issue and does nothing. The cameras do not work and no security is present. My windshield wipers were stolen off my truck twice in one week. To feel secure they overcharge for a garage space. Many of the outside doors do not lock fully. Many mornings I have awoken to beer cans left on my vehicle from people hanging out in the parking lot. Trash is piled in the hallways overnight which creates odors to drift into others apartments. The inside hallway carpet is stained and smells disgusting. Embarrassed to ask anyone over for how awful it appears. No one is available on the weekends for package delivery and packages are either returned to the shipper or left at the door in the weather and stolen. The pool was advertised as year round heated. The heat was turned on one weekend only for the Labor Day event and then closed. The grill is inaccessible since the gates are locked. The so called gym has no equipment for training legs. They advertised as a Luxury Apartment Complex is why I chose them and have quickly learned there is nothing luxurious. My garbage disposal has leaked for months and when the maintenance crew does come he spends less than 2 minutes in the apartment checking on it timed by my cameras. But you can find him standing in an outside causeway smoking with his headphones on frequently. I eventually googled the repairs and fixed it myself with no gratitude from management. Yes, you need cameras if you live here. Should a car alarm go off you have one specific individual in the main building whom yells obscenities until the owner can rectify the situation. Again, their is no security, alarms wouldn’t be going off if people were not bothering people’s vehicles. The hand rails outside building two were run over and not repaired. Carpeting peeling up in the hallways, stairwells peeling up, floor tiles raising. Parking is horrendous there are 60 less parking places than apartments which causes people to park along the curbs. Many vehicles have been hit with no cameras to track the damage. Non-Handicap individuals park in the marked spaces so they can have front door parking leaving the ones in true need to park 50 yards away and struggle to the door. If you receive government assistance jump on over because I was told they did not but guess what, it is full section 8 housing. My lease ends soon and I along with many others, did not renew. The pictures of 4 police cars on a Sunday night are regular occurrences at Parkside. They are there regularly due to to fights, illegal substance abuse, domestic violence, absolutely horrible. The staff may be friendly but not attentive to anything outside the office space. Sorry but it is true.

I enjoy everything about the apartment complex. The apartments are nicely done with many amenities including but not limited to washer and dryers, dishwashers and valet trash service. The complex as a whole is awesome. You can have a relaxing day by the pool or use the grills for a nice get together with family and friends. The staff here is top notch. If you have any issues the staff acts promptly to make sure the issue is addressed. I am really happy to call Parkside home.
