About Off-Campus Housing Near The New School
The New School is a private university in Greenwich Village, Manhattan, comprising Parsons School of Design, Eugene Lang College of Liberal Arts, the College of Performing Arts and several graduate divisions. About 9,000 students attend. The university has no traditional quad; its buildings are woven into the Village around 13th Street and Fifth Avenue, and student life is inseparable from the neighborhood. The New School operates substantial residence halls, with IPEDS reporting dorm capacity above 2,100, and first-year undergraduates are automatically placed in university housing. After the first year most students move into private rentals in the Village, Chelsea, the East Village or across the river in Brooklyn. Transit is exceptional, with the A, C, E, B, D, F and M lines at West 4th Street, the L at Sixth Avenue and the 1, 2 and 3 at 14th Street. The New School Housing Requirements
First-Year Housing
All full-time first-year undergraduates at The New School's New York City campus are guaranteed university housing and are automatically signed up for it, so incoming first-year students do not need to arrange their own place for year one. First-year residents are also enrolled in a mandatory dining plan for both semesters, defaulting to the Two plan with the option to upgrade.
Off-Campus Eligibility
After the first year, students are free to move into private rentals, and most do. Greenwich Village and the surrounding neighborhoods have a deep rental market, though at some of the highest rents in the country. Sharing an apartment is the norm, and many upper-year students move to Brooklyn or further east in Manhattan for value.
Lease Timing
Manhattan and Brooklyn leases run twelve months and are not tied to the academic calendar. Most listings post 30 to 60 days before availability. Expect first month, a security deposit, and proof of income or a guarantor, plus a broker fee on many units.

When to Start Looking for Housing Near The New School
Early Searchers
First-year students do not need to search at all, since housing is arranged automatically. Returning students planning a move for the following fall should begin looking in June for a late-August start, because Village listings appear close to their availability date rather than months ahead.

July and August are the busiest turnover months, and Greenwich Village and East Village shares are among the most competitive rentals in the city. Students who have roommates agreed, documents assembled and a guarantor lined up before touring will fare much better than those starting cold.
Last-Minute Options
Late availability exists but usually at a premium in the Village. Students searching in the final weeks should look at mid-lease roommate replacements, which avoid broker fees, and should seriously consider Brooklyn along the L or F lines, where the same budget buys considerably more space within a short commute.
