My daughter loves living here, but my advice to parents would be to stay away.
In my view, Aspire Tucson is owned by a predatory investment group that preys on young college students' need for community and connection.
Instead of renting out a room at a fixed price, they sign individual leases and use variable pricing. We needed a few days to look over the lease and in that time the monthly rent increased from $1,200 to $1,500 for one bedroom. (in Tucson, of all places ... that's Manhattan pricing).
After we signed, they informed my daughter that the unit she thought she was getting (with all of her friends) was placed with another student. This was traumatic and stressful and the company was completely unsympathetic to the situation they placed her in.
On top of all this, they tack on hidden fees like $20 / month for use of the common areas and $2 / month for the convenience of paying rent on their portal direct from your bank via EFT.
This is private capital run amok exacerbated by the fact that the University is over-subscribed.

Aspire is the best apartment option on campus. Amenities are great and same with staff. Olivia is so helpful and so welcoming. I can’t say enough good things about her! Josh was also very helpful with any questions I had.

I love Aspire! The team of Aspire do a fantastic job taking care of the residents and heading any problems that come up. The management works hard to keep everyone happy and do give aways and provide food from time to time. The maintenance team is the best part for me. They are super helpful and get things taken care immediately and they are more than just a great maintenance team…they have become good friends and are a great addition to Aspire! I also love the front office desk staff. Friendly faces when you walk in and they greet you with a smile and know who you are. It feels like a second home!

I cannot say enough great things about my leasing manager, Josh. From the very first interaction, he has gone above and beyond to make my experience smooth, stress-free, and genuinely enjoyable. Josh is the epitome of professionalism—he’s responsive, knowledgeable, and always makes time to answer any questions I have, no matter how small. His positive attitude and friendly demeanor instantly make you feel welcomed and valued as a resident.
Josh is incredibly organized and detail-oriented, ensuring that every part of the leasing process is transparent and handled with care. He’s patient, respectful, and always follows through on what he promises. I especially appreciate how approachable and easy he is to talk to—he listens and genuinely cares about residents’ needs. It’s rare to find someone so dedicated, trustworthy, and genuinely helpful in this role.
Thanks to Josh, I feel confident and happy with my living situation. He truly sets the standard for what a leasing manager should be. If I could give more than five stars, I would. He deserves all the recognition for his outstanding work!
