About Off-Campus Housing Near University of New England

The University of New England's main campus sits right on the Maine coast in Biddeford, where the Saco River meets the Atlantic, about 20 miles south of Portland. UNE is a private university with about 7,200 students, many of them in health sciences, and it also runs a Portland campus that's home to its osteopathic medical, dental, and pharmacy programs. UNE requires undergrads to live on campus for three years, so most off-campus renters are seniors, grad students, and health professions students. The local market is shaped by the coast. Biddeford and neighboring Saco have older mill-city housing downtown, with converted mill buildings and multi-family houses, while Old Orchard Beach and the areas near the water mix year-round rentals with summer vacation properties. That means lease terms can be unusual: some beach-area rentals are only available from fall through spring, with owners renting them to vacationers in summer. Rents are lower than in Portland but have climbed fast in southern Maine. Having a car helps a lot here, since campus is a few miles from downtown Biddeford and public transit in the area is limited.

University of New England Housing Requirements

Freshman Live-On Requirement

UNE requires students to live on campus for three years. First-years live in residence halls on the Biddeford campus. Exceptions include students under 22 living with a legal guardian at the guardian's primary home within a 60-minute commute, students who are married or in a civil union of at least six months, students with 90 or more credits at the start of the semester, students 22 or older, and third-year students in health sciences programs based on the Portland campus.

Off-Campus Eligibility

To live off campus before completing three years, you need to meet one of those exceptions and submit an Off-Campus Request Form for approval. Most seniors are free to move off campus, and many rent in Biddeford, Saco, or Old Orchard Beach. Grad and professional students aren't bound by the undergrad requirement. Check with UNE's Office of Housing and Residential/Commuter Life before you sign anything, since students who skip the housing application still get billed and placed in a room.

Lease Timing

Year-round leases in Biddeford and Saco usually run 12 months. Near the beach, some rentals are "winter rentals" that run roughly September through May or June, with the owner taking the place back for summer. Read the dates carefully. Maine has its own landlord-tenant laws, so ask your landlord about deposits and fees before paying.

Housing policies change frequently. Always verify current requirements directly with University of New England before signing a lease.

When to Start Looking for Housing Near University of New England

Early Searchers

If you're a junior planning to move off campus for senior year, or a grad student starting in the fall, begin looking in the winter or early spring. The best year-round units in Biddeford and Saco go first. Decide whether you want a 12-month lease or a school-year winter rental near the beach, since they fill on different timelines. Figure out your roommates and whether you'll have a car before you tour.

Peak Demand Window

For year-round rentals, the busiest period runs from about April through August. For beach-area winter rentals, owners usually list in late summer, from roughly July through early September, once their summer bookings wind down. Have deposits and references ready, and ask how the place is heated and what winter bills look like, since many coastal properties weren't built for year-round living.

Last-Minute Options

If you're searching late, winter rentals in Old Orchard Beach and Saco can be a good last-minute option, since they often come up right before the semester. Portland and South Portland have a much larger year-round market, with a longer commute. Sublets from students on clinical rotations also appear. Get any sublet approved in writing.

Downtown Biddeford has converted mill apartments, multi-family houses, and a growing restaurant scene. It's a short drive to campus, with one-bedrooms often running roughly $1,300 to $1,800. It's the most common choice for students who want a year-round lease.

Saco

Across the river from Biddeford, Saco has a small downtown, single-family and multi-family rentals, and some apartment complexes. It's quieter than Biddeford, with similar rents, and it's an easy drive to campus.
