That two-bedroom is the quiet bargain. Split it and you're near $900 each, which is about as low as whole-unit rent gets this close to campus. The catch is the unknowns. No fees are posted, so tour the actual unit and ask how laundry and parking work (and what they cost).

Best for: grad students who want the shortest walk without paying new-construction prices.


2. The Broadview at Vanderbilt (120 20th Ave S): the only per-room option

The Broadview is the pick if you want to rent a room, not a whole apartment. It sits 0.4 miles from campus on 20th Avenue South, near the Midtown edge. Private rooms list from $1,405 to $2,354/mo, which is unusual in a market that almost never prices by the bedroom.
