Columbia University off-campus housing costs about $2,100 to $4,500 a month for your own one-bedroom, going by what's listed near campus on Find My Place in October 2026. Most Morningside Heights one-bedrooms sit between $2,975 and $3,900. Want to pay less? Split a big apartment in Harlem or Hamilton Heights and you're at roughly $1,180 to $1,475 a person (Columbia's own aid budget, for the record, assumes $13,904 for a whole academic year of housing).

We pulled these from the 32 properties linked to our Columbia off-campus housing page and opened every one. That part matters in Manhattan. A "3BR" card can be a whole apartment, a single room in one, or a furnished summer sublet, and you can't tell from the thumbnail. (The wider New York City student housing page has 75 places if you're open to Midtown or downtown.)

Key Takeaways

  • $2,100 gets you the cheapest one-bedroom we could confirm near campus, on Amsterdam Avenue. The top end is Avalon Morningside Park, past $5,600.
  • Split it five ways. A five-bedroom on Manhattan Avenue lists at $5,900, which is about $1,180 each.
  • Washington Heights looks cheaper on paper (our current one-bedrooms there still start at $2,795).
  • Columbia's $13,904 housing allowance stretches to about $1,159 a month once you sign a 12-month lease.
  • No broker fee to the landlord's agent, thanks to the FARE Act.
  • Rent-stabilized? Your 2026-27 renewal is frozen at 0%.

Columbia University Off-Campus Housing Cost by Neighborhood

Ride the 1 train uptown and rent drops, mostly. Here's the October 2026 snapshot.

NeighborhoodDistance to ColumbiaOne-bedroom listingsShared-unit cost per person
Morningside Heights (110th to 125th St)0.2 to 0.5 mi$2,100 to $5,696Few shares listed right now
Harlem (Central, West and East)0.4 to 1.5 mi$2,275 to $4,295About $1,180 to $1,300 split; $2,500 for a furnished room
Hamilton Heights and Washington Heights1.2 to 2.1 mi$2,795 to $4,350About $1,375 to $1,475

Fair warning: it's a small sample. A lot of these are one apartment in one walk-up, not a 300-unit tower. So read them as asking prices somebody could tour this week. They aren't a citywide average.

Morningside Heights Rents: What It Costs to Walk to Campus

Expect $2,975 to $3,900 for a Morningside Heights one-bedroom. There are cheaper ones if you're lucky, and a luxury tier above $4,400 if someone else is paying. The neighborhood runs from about 110th to 125th Street, squeezed between Riverside Park and Morningside Park, with Butler Library in the middle.

  • 1268 Amsterdam Ave: a one-bedroom at $2,100, about 0.3 miles from campus. The lowest-priced one-bedroom we could confirm near campus.
  • 3135 Broadway: a one-bedroom at $2,975, near La Salle Street.
  • 320 West 106th Street: a one-bedroom at $3,895, just south of the neighborhood near Cathedral Parkway.
  • Avalon Morningside Park at 1 Morningside Drive: one-bedrooms from $4,475 to $5,696, with a 5.0 FMP score from 5 reviews.

Harlem Rents Near Columbia: Central, West and East Harlem

Harlem is where splitting a big apartment gets you under $1,300 a person within a mile of Columbia. A five-bedroom at 350 Manhattan Avenue, about 0.4 miles from campus across Morningside Park, lists at $5,900 for the whole unit. Five people pay about $1,180 each. A four-bedroom at 286 St. Nicholas Avenue lists at $5,200, or $1,300 each.

One-bedrooms run cheaper than Morningside too, though not by as much as you'd hope. 408 West 130th Street in West Harlem lists one at $2,895. 251 West 117th Street lists one-bedrooms at $3,295 and $4,295 and holds a 4.0 FMP score. In East Harlem, 1856 Park Avenue starts at $2,275, but you'll ride a crosstown bus or walk the park to reach campus.

Want a room instead of an apartment? A furnished townhouse bedroom at 270A West 117th Street, a few blocks east of Morningside Park, lists at $2,500 a month with required fees and Wi-Fi included. That's a lot for one room. You're paying for furniture, a short walk and no roommate search.

Washington Heights and Hamilton Heights Rents

Hamilton Heights and Washington Heights trade a 15-to-25-minute subway ride for more space. Our Columbia page puts typical one-bedrooms up here at $1,800 to $2,400. The listings we have right now run higher, though, so don't count on the low end.

664 West 163rd Street lists a one-bedroom at $2,795. 636 West 158th Street runs $3,300 to $4,350 for one-bedrooms. Shares are the better deal. A four-bedroom at 3621 Broadway, at 149th Street, lists at $5,500 (about $1,375 each), and a two-bedroom at 90 Edgecombe Avenue lists at $2,950 ($1,475 each).

Our take: if you're a grad student with a roommate and a morning class, Hamilton Heights near the 137th Street and 145th Street stations is the best value around Columbia. You're two or three stops from 116th Street on the 1 train.

Does Columbia's Housing Budget Cover Off-Campus Rent?

Only if you share. Columbia Financial Aid sets the 2026-27 housing allowance for continuing Columbia College and Engineering students at $13,904 for the academic year, whether you live on or off campus. Spread over nine months, that's about $1,545 a month.

New York leases usually run 12 months, though. Over a full year the same $13,904 works out to roughly $1,159 a month. That covers your share of a Harlem five-bedroom. It does not cover a Morningside one-bedroom, and it doesn't come close to a furnished room at $2,500.

Broker Fees, Rent Increases and Other Off-Campus Costs Near Columbia

The FARE Act and broker fees

You shouldn't pay a broker fee to the landlord's agent anymore. New York City's FARE Act took effect June 11, 2025, and it bars brokers working for a landlord from charging tenants, according to the NYC Department of Consumer and Worker Protection. Landlords also have to give you an itemized list of required fees, and you sign it before the lease. You can still hire your own broker, and then you pay them.

Rent-stabilized apartments and the 2026 rent freeze

Zero. That's the increase on a rent-stabilized renewal right now. In June 2026 the Rent Guidelines Board voted 7-1 to freeze one- and two-year leases that start between October 1, 2026 and September 30, 2027, 6sqft reported. Stabilization mostly applies to buildings of six or more units built before 1974. Plenty of prewar walk-ups on Amsterdam and in Harlem qualify, so just ask the landlord.

Fees the listing price leaves out

Nearly every Columbia-area listing we opened says the landlord "hasn't listed its monthly fees yet." So add Con Ed, internet and a security deposit yourself. The furnished room on 117th throws in Wi-Fi; a bare one-bedroom won't. Comparing the two? Our guide to per-bed vs per-unit leases does the math.

Frequently Asked Questions About Columbia Off-Campus Housing Cost

How much is rent near Columbia University?

Around $3,000 for a one-bedroom in Morningside Heights, give or take $900. Our October 2026 listings near Columbia run $2,100 to $4,500 for most one-bedrooms, and a share in a big Harlem apartment comes in near $1,180 to $1,300 a person.

What is the cheapest neighborhood near Columbia?

Harlem, if you have roommates. The Manhattan Avenue five-bedroom splits to about $1,180, and Hamilton Heights shares at Broadway and 149th land near $1,375. Washington Heights should be cheaper in theory. Our current listings there start at $2,795, though.

Is it cheaper to live on or off campus at Columbia?

Usually on campus, unless you split a big apartment. Columbia's 2026-27 on-campus housing budget is $13,904 for the academic year. Off campus, you'll most likely sign a 12-month lease, so a $1,200 share costs $14,400 a year before utilities.

Do I have to pay a broker fee near Columbia?

No, not to the landlord's broker. The FARE Act, in effect since June 2025, shifts that fee to the landlord. You only pay a broker you hire yourself.

How much should a Columbia student budget for off-campus housing?

$1,300 to $1,600 a month, all in, if you're sharing in Harlem or Hamilton Heights. Going solo in Morningside? More like $3,000 to $4,000. Either way, have first month plus a deposit saved before you tour, because good units near campus don't wait.
