Key Takeaways
- $2,402 is the median one-bedroom floor plan across the 10 conventional apartment buildings on FMP near CSUN.
- Two-bedrooms run a median of $3,102 for the whole unit, which is about $1,550 per person if you split it evenly.
- Living on campus is cheaper on paper: CSUN's 2026-27 kitchen apartment double works out to $1,256 a month in installments, for a shared bedroom.
- Reseda is the budget move. Neighborhood one-bedroom averages there sit near $1,900, roughly $300 under Northridge.
- Granada Hills one-bedrooms average close to Reseda's, but its 3-bedroom rentals jump past $4,000.
- Budget extra for utilities (FMP's CSUN page puts it at $40 to $120 a month) and fees, since every listed price here is base rent before fees.
What CSUN Off-Campus Housing Costs by Unit Size in 2026
A one-bedroom near CSUN starts at $1,699 and the middle of the market is about $2,400. Those numbers come from 28 one-bedroom floor plans across the 10 standard apartment communities in our CSUN off-campus housing listings. Every one of them is in Northridge proper.
Here is how the whole-unit prices break down:
- One-bedroom: $1,699 to $2,687, median $2,402 across 28 plans.
- Two-bedroom: $2,651 to $3,495, median $3,102 across 23 plans.
- Three-bedroom: $3,995 to $4,788 across only eight plans, most of them Symmetry townhomes.
One honest caveat. We checked how each building prices its floor plans before quoting anything. At all 10 conventional buildings, rent climbs as the bedroom count climbs, which means these are whole-apartment prices, not per-person rates. Divide by your number of roommates to get your share.
Cheapest Apartments Near CSUN by Listed Starting Price
Village Pointe Apartments on Roscoe Boulevard has the lowest one-bedroom price we list near CSUN, at $1,699 for a 430-square-foot plan. It sits about 1.8 miles from campus. That trade, smaller unit and a slightly longer trip for a few hundred dollars saved, shows up all over Northridge.
The lowest starting prices on the CSUN list, as of this month:
- Village Pointe Apartments lists one-bedrooms from $1,699 and two-bedrooms from $2,651.
- The Villagio on Nordhoff Street starts at $1,918, but read the fine print: that plan is a 562-square-foot studio.
- About 0.4 miles from campus, Cambridge On Devonshire has a $1,920 one-bedroom and a $2,874 two-bedroom.
- Campus Crossing on Darby Avenue lists one-bedrooms from $2,045.
- Zelzah Court Apartments has a two-bedroom, two-bath at $2,672 (split two ways, that's $1,336 each).
At the top end, Aspire Apartments at CSUN lists one-bedrooms from $2,475 and three-bedrooms from $4,395. Symmetry's three-bedroom townhomes reach $4,788. Aspire's pitch is location: it sits about 0.4 miles from campus on Darby Avenue.
Per-Bed Pricing at Ensemble at Northridge
Ensemble at Northridge is the only property in our CSUN set that rents by the bed. Its four-bedroom plans list at $1,595 to $1,605 a month, and no four-bedroom in the San Fernando Valley rents whole for $1,600. That price only makes sense per person.
The four-story building at 9530 Reseda Blvd was built with CSUN students in mind. It sits about half a mile from campus and mixes studios with one-, two- and four-bedroom plans. Here's what it lists right now:
- A shared room in a two-bedroom lists at $1,195 a month, the lowest price anywhere in our CSUN data.
- Four-bedroom private rooms run $1,595 to $1,605 per person.
- Studio and one-bedroom plans range wildly, from $1,300 up to $3,300, with no clear link between size and price. Ask for the exact unit before you trust a number.
Like every CSUN listing on our site right now, Ensemble shows base rent only. Monthly fees haven't been posted yet, so the real total will be higher. How much higher, nobody can tell you until you ask the leasing office.
CSUN Off-Campus Housing Cost vs. Living on Campus
Living on campus at CSUN is usually cheaper than renting your own room nearby. The 2026-27 CSUN housing rates put an Apartment Double with Kitchen at The Park at $11,351 for August 22 to May 15. Paid in nine installments, that is $1,256 a month.
Now compare. That $1,256 buys half a bedroom. Off campus, the same money gets you most of a private bedroom in a split two-bedroom, since the cheapest two-bedrooms on our list come to $1,326 to $1,437 per person. You also sign a 12-month lease instead of a nine-month contract, which adds three more rent payments a year.
CSUN's own budget agrees with the gap. The university's 2026-2027 cost of attendance sets housing at $16,676 for undergrads living off campus, against $9,152 for students on campus. Its full off-campus budget is $39,918 a year once you add tuition, food and transportation.
Northridge vs. Reseda vs. Granada Hills Rent
Reseda is the cheapest of the three neighborhoods students search most. Neighborhood averages published by rental-data trackers at the end of October 2026 put a Reseda one-bedroom near $1,900, a Granada Hills one-bedroom near $1,890, and a Northridge one-bedroom around $2,220.
Northridge rent
Northridge averages about $2,470 across all unit types, up roughly 1.6% year over year. It's also where every FMP-listed CSUN property sits, mostly along Nordhoff Street, Reseda Boulevard, Zelzah Avenue and Darby Avenue. See the full set on our Northridge student housing page.
Reseda rent
Reseda averages about $2,030 overall, roughly flat on last year. Studios average around $1,600 and two-bedrooms about $2,500. The savings are real. Just know that from most of Reseda you'll be driving or taking the bus up Reseda Boulevard to class.
Granada Hills rent
Granada Hills one-bedrooms average close to Reseda's, around $1,890. The overall average jumps to about $2,490, though, because three-bedroom rentals there average over $4,000. Overall rents rose about 11.5% from last year, the fastest of the three. It works best for a group of three or four renting a house together.
Keep in mind these neighborhood figures are market-wide averages for all rentals listed there, not FMP floor-plan prices. Treat them as a ballpark, not a quote.
Hidden Costs That Change Your Real Monthly Total
Rent is only part of it. Plan for at least $100 to $300 a month on top, depending on what your lease includes and how you get to campus.
- Utilities: FMP's CSUN page estimates $40 to $120 a month, depending on what the lease covers. Summer AC in the Valley pushes you toward the high end.
- Fees: every CSUN property on our site currently shows base rent only, with monthly fees not yet posted. Ask for the all-in number in writing.
- Parking: a CSUN daily permit is $10.45, per CSUN Parking and Transportation. Four days a week on daily passes adds up to roughly $180 a month, so check the semester permit rates if you'll drive.
- Summer rent. Twelve-month leases are the norm in Northridge, which means paying June and July whether you're here or not.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
