FIU Student Apartments Per Bed vs Whole-Unit Rentals

A bed in a 4x4 at the student towers next to FIU lists for $1,200 to $1,325 a month, while splitting a regular whole-unit rental nearby works out to roughly $960 to $1,425 a person. So FIU student apartments priced per bed aren't automatically more expensive.

A bed in a 4x4 at the student towers next to FIU lists for $1,200 to $1,325 a month, while splitting a regular whole-unit rental nearby works out to roughly $960 to $1,425 a person. So FIU student apartments priced per bed aren't automatically more expensive. What you're really choosing between is an individual, furnished lease with some utilities bundled in, or a cheaper-on-paper shared lease where you buy the couch, pay every bill and answer for your roommates' rent.

Key Takeaways

  • Per-bed towers on SW 107th and SW 109th Avenue (The One, IDENTITY Miami, Terrazul) list 4x4 beds from $1,200 to $1,325, all within 0.6 miles of campus.
  • Split three ways, a 3-bedroom at Fontainebleau Milton comes to about $961 each. That's the cheapest per-person number in this comparison, but it's 2.0 miles out.
  • Westchester two-bedrooms on Find My Place's FIU page run $2,750 to $2,850, or $1,375 to $1,425 each, which is more than a tower bed.
  • Terrazul's leases are individual, fully furnished and include water, WiFi and trash (electricity isn't on that list).
  • "Whole Unit" on a listing doesn't always mean whole unit; check whether rent drops as bedrooms go up.

What Per-Bed FIU Student Apartments Cost in 2026

Expect $1,200 to $1,325 for a bed in a 4x4 and about $1,450 to $1,675 for a bed in a 2x2. These are Find My Place base rents as of October 2026, before any fees the buildings add. Every one of these towers shows up on our Florida International University off-campus housing page.

  • The One at University City, 740 SW 109th Ave, 0.4 miles: 4x4 beds at $1,200 to $1,260, 3x3 at $1,330 to $1,432, 2x2 at $1,460 to $1,502.
  • At IDENTITY Miami (400 SW 107th Ave, 0.6 miles), a 4x4 bed runs $1,204 to $1,309 and a 2x2 bed $1,549 to $1,674.
  • Terrazul Miami sits 0.4 miles out at 700 SW 107th Ave. Its 4x4 bed is $1,325; most 2x2 plans are $1,449.
  • Cheapest door in: Lapis, 0.3 miles away, where a shared room lists at $995.

Quick warning about the labels. On Find My Place, these tower floor plans say "Whole Unit," but the math says otherwise. At The One a 1-bedroom starts at $1,700 and a 4-bedroom at $1,200. Nobody rents a four-bedroom apartment for less than a one-bedroom, so those are prices per bed. Lapis is the exception I can't call: it only lists 4-bedroom plans ($1,270 to $1,290), so ask the office whether that's per person before you assume.

What Whole-Unit Rentals Near FIU Cost Per Person

Split evenly, whole-unit rentals near FIU run from about $961 to $1,425 a person. Where you land depends almost entirely on how many roommates you have and how far from campus you'll go.

  • Advenir at University Park (10495 SW 14th Ter, 0.5 miles): 2-bedrooms at $2,299 to $2,329, so about $1,150 to $1,165 each. One-bedrooms start at $1,584.
  • A 3-bed, 2-bath house at 10482 SW 26th St, a mile south of campus, lists at $3,500. Three ways, that's $1,167 each.
  • Fontainebleau Milton is 2.0 miles north on Fontainebleau Blvd. Its 3-bedrooms list at $2,882 to $3,255, or $961 to $1,085 per person.
  • Going solo? 2501 SW 107th Ave lists a whole 1-bedroom at $1,200, 0.9 miles away. Same price as a tower bed, and no roommates.

Those buildings price the normal way: rent climbs as the unit gets bigger. At Advenir a 1-bedroom is $1,584 and a 2-bedroom is $2,299. That rising curve is how you know you're looking at the price of the whole apartment.

Westchester Rentals vs the Sweetwater Towers

Westchester isn't the bargain people expect. The two Westchester listings on Find My Place's FIU page right now are 2-bedroom, 1-bath places: 9320 SW 46th Terrace at $2,750 (2.8 miles from FIU) and 9901 SW 49th St at $2,850 (2.7 miles). Split two ways, you pay $1,375 to $1,425 each.

That's more than a 4x4 bed at The One or IDENTITY, you share a bathroom, and you're nearly three miles from class. Westchester makes sense if you want a quieter street, a yard, a car-friendly setup or a lease with one specific friend. It does not make sense purely on price. (For the Sweetwater-vs-Doral angle and what parking costs, see our Sweetwater, Doral and FIU parking breakdown.)

What a Per-Bed Lease Includes That a Whole-Unit Lease Usually Doesn't

Liability is the biggest difference. Terrazul's FAQ says it specializes in individual leases, so each resident signs for their own bed and isn't on the hook for a roommate's rent. On a typical shared whole-unit lease, everyone signs one contract. If your roommate stops paying, the landlord can come after the group, and that often means you.

Furniture and bills are next. Terrazul says every apartment comes fully furnished (bed, desk, sofa, kitchen appliances) and that water, high-speed WiFi and trash are included in rent. Electricity isn't on that list, so budget for it. A whole-unit rental usually comes empty, with every utility in somebody's name. Furnishing a three-bedroom from scratch is a real cost that never shows up on the listing.

The calendar matters too. Terrazul's leases are annual, typically August to July. That's a full 12 months of rent even if you go home for the summer.

FIU's own 2026-27 cost of attendance budgets $4,715 a semester for off-campus housing, so $9,430 for fall and spring. Twelve months in a $1,200 bed is $14,400. Plan for that gap, or line up a summer subleaser early.

Which Lease Should FIU Students Pick?

Pick a per-bed tower if you don't have a set group, you don't own furniture, or you'd rather not be legally tied to someone else's rent. Students moving out of the residence halls fit this best, and so do transfer students. You'll pay a bit more per person, and you get a 0.3-to-0.6-mile walk to class out of it.

Pick a whole unit if you already have two or three people you trust, at least one car between you, and enough stuff to fill a living room. With three roommates, Fontainebleau Milton or the SW 26th St house beats the towers per person. With two, Advenir's 2-bedrooms (about $1,150 each) barely edge out a tower bed, and the Westchester 2-bedrooms don't.

Whichever you choose, know your deposit rights. Under Florida Statute 83.49, a landlord has 15 days after you move out to return your deposit. If they plan to keep part of it, they have 30 days to send written notice by certified mail. You then get 15 days to object.

Frequently Asked Questions About Per-Bed Apartments Near FIU

Are per-bed apartments near FIU more expensive than splitting a regular apartment?

Not always. A 4x4 bed at The One starts at $1,200, while splitting a Westchester 2-bedroom costs $1,375 to $1,425 each. Whole units win clearly with three roommates, like Fontainebleau Milton at about $961 a person.

How do I tell if an FIU apartment listing is priced per bed?

Compare bedroom counts against rent. If the 4-bedroom costs less than the 1-bedroom, the price is per bed, even when the listing says "Whole Unit." If rent rises with size, it's the whole apartment.

Do the student towers near FIU include utilities?

Some do, partly. Terrazul includes water, WiFi and trash, not electricity. Ask each building for the exact list for your floor plan before you sign.

What happens if my roommate leaves on a per-bed lease?

You keep paying your own rent and nothing more. That's the whole point of an individual lease like Terrazul's: an empty bed next door doesn't change your bill.

Is the cheapest option near FIU a shared room?

Close to it. Lapis lists a shared room at $995, 0.3 miles from campus, the lowest price among the towers within walking distance. You give up privacy for it.
