The KU off-campus neighborhoods students actually pick come down to five areas, and the right one depends on whether you'd rather walk or save. Oread, the blocks between campus and downtown, is the walkable default, with beds at HERE Kansas 0.4 miles from class. The cheapest bed is at Hawks Pointe on W 7th Street ($439), the student complexes south of campus along W 23rd and W 24th Streets start around $640 a bed, and West Lawrence trades distance for quieter, bigger apartments.
Key Takeaways
- Oread is the closest off-campus neighborhood to KU, roughly 9th to 17th Streets between Arkansas and Vermont.
- Cheapest bed near KU: Hawks Pointe on W 7th Street, $439 a month, 0.9 miles out.
- South of campus (W 23rd to W 31st) is where the by-the-bed complexes are, mostly $640 to $850 a bed.

- West Lawrence fits drivers. Union Flats on W 6th has $815 one-bedrooms and a 4.8 resident rating.
- Buses are free with a KU ID, and SafeRide is back for 2026-27.
How We Compared KU Off-Campus Areas
We sorted every property on the Find My Place page for off-campus housing near KU into the part of Lawrence it sits in, using the address and distance on each listing. Prices are the lowest base rent per floor plan as of October 2026; none of these properties lists monthly fees yet.
Quick note on pricing. Most student complexes in Lawrence rent by the bed, and you can tell because the price drops as the unit gets bigger (HERE Kansas charges $1,739 for a one-bedroom and $909 for a four-bedroom). Regular apartments do the opposite. We label which is which below.
1. Oread: The Walk-to-Class Neighborhood
Choose Oread if walking to class matters more than rent. KU describes the Oread neighborhood as roughly the area between 9th and 17th Streets and between Arkansas and Vermont Streets, which puts it between the main campus on Mount Oread and downtown. It's a mix of older houses split into units and a few larger buildings, and students share the blocks with longtime residents.
The big student building here is HERE Kansas, at 1111 Indiana St, 0.4 miles from campus. Beds start at $909 in a four-bedroom and $1,039 in a three-bedroom. That's the top of the KU range. FMP's own estimate for a room in a split house near Oread is $500 to $850 a month per person, so the older houses are where the savings are, if you can find one.
2. West Hills and W 7th Street: Close and Cheap
This is the value pick for students who want to walk. Two listings sit on the north and west edge of campus:
- West Hills Apartments, 1012 Emery Rd: 0.5 miles. One-bedrooms from $925, two-bedrooms from $1,199 (about $600 each). These are whole-apartment prices.
- Hawks Pointe, 1421 W 7th St: 0.9 miles. Beds from $439 in a three-bedroom, $469 in a two-bedroom, and studios or one-bedrooms from about $789.
Hawks Pointe is the standout. It has the lowest bed price in the whole KU set and still sits under a mile from campus. West Hills is the better fit if you want a lease on your own apartment instead of a bed in a shared one.
3. East Lawrence: Near Mass Street, Mostly Houses
Live east of Massachusetts Street if you want downtown restaurants and shows close by. The housing here is mostly older single-family homes rather than student complexes, so you'll usually rent a whole house with friends.
FMP currently has one listing on this side: a remodeled four-bedroom house at 1521 Rhode Island St, 0.8 miles from campus. It lists at $3,175 a month, or about $794 a person if four of you split it. Expect a hill climb to class, since campus sits on Mount Oread. Plan on walking it or catching a bus up to Jayhawk Boulevard.
4. South of Campus (W 23rd to W 31st): The Student Complex Strip
Head south if you want a by-the-bed student complex and some of the lowest bed prices outside Hawks Pointe. This is where most of Lawrence's purpose-built student housing sits:
- Proxi Lawrence, 1401 W 23rd St (1.1 mi): beds from $849 in a 4x4.
- The Rockland, 1301 W 24th St (1.3 mi): $640 per bedroom in a two-bedroom, but its five reviews average 1.9.
- Union at the Loop, 3250 Michigan St (2.3 mi): lists from $950 for a one-bedroom.
- The Collective at Lawrence, 3345 Magnolia Cir (2.5 mi): beds from $735 in a four-bedroom cottage, rated 4.2.
- The Landing Lawrence, 2511 W 31st St (2.5 mi): beds from $730.
Our pick here is The Collective. It's cheaper than Proxi by more than $100 a bed and is the only complex in this strip with a solid resident rating. Skip The Rockland unless you've toured the exact unit. One review describes roaches, a broken toilet and sparking outlets at move-in.
5. West Lawrence: Quieter, Bigger, Car-Friendly
West Lawrence suits upperclassmen and grad students who drive. Rents run from bargain to luxury:
- Union Flats & Townhomes, 2500 W 6th St (1.4 mi): one-bedrooms $815, two-bedrooms $880 ($440 each). Residents rate it 4.8, the best in the KU set.
- The Quarters Lawrence, 4101 W 24th Pl (2.7 mi): beds from $745.
- Helix 24, 4301 W 24th Pl (2.9 mi): beds from $635 in a three-bedroom.
- Fairway Flats, 1525 Birdie Wy (2.5 mi): one-bedrooms from $1,655. That's the luxury end.
A $440 share of a Union Flats two-bedroom is hard to beat anywhere in Lawrence. It's also 1.4 miles out, which is a bike ride or a bus, not a walk.
Getting to KU From Each Neighborhood
From Oread, West Hills and Hawks Pointe, you walk. From everywhere else, you take the bus, and it's free. KU's international office says students ride KU on Wheels and Lawrence Transit free with a KU ID, except the K-10 Connector.
A few changes took effect August 1, 2026, according to The Lawrence Times. Route 9 now connects South Iowa to Central Station and the new Dillons grocery on west campus. Routes 41 and 42 split again to give a more direct Park & Ride run to Jayhawk Boulevard. And SafeRide, KU's late-night ride service, is back for 2026-27 after being cut last year. That last one matters most if you live south or east and walk home late.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
