LSU Off-Campus Housing Flood Risk: Tigerland to Southgate

11 of the 23 LSU off-campus housing properties on Find My Place sit inside a FEMA high-risk flood zone at their mapped address, and the other 12 sit in Zone X areas FEMA labels "reduced flood risk due to levee." Wherever you land, your renters insurance won't pay for flood damage to your stuff.

11 of the 23 LSU off-campus housing properties on Find My Place sit inside a FEMA high-risk flood zone at their mapped address, and the other 12 sit in Zone X areas FEMA labels "reduced flood risk due to levee." That split doesn't follow neighborhood lines: Tigerland and Brightside Drive map entirely to Zone X, while most of the Ben Hur Road cottage cluster and Southgate Towers on Nicholson map to Zone AE. Wherever you land, your renters insurance won't pay for flood damage to your stuff. That takes a separate flood policy, which covers up to $100,000 of belongings and doesn't start until 30 days after you buy it.

Key Takeaways

  • FEMA's flood map puts 11 of FMP's 23 LSU-area properties in high-risk Zone A or AE (lookup run September 29, 2026).
  • Tigerland is the surprise. The Alvin Dark Ave listing and every Brightside Drive complex next door map to Zone X.
  • Same street, different answer: Redpoint at 910 Ben Hur is Zone X, but Tradition at 777, Arlington Cottages at 550 and The Legacy at 449 are all Zone AE.
  • A standard renters policy excludes flood. Contents-only flood coverage through the NFIP tops out at $100,000.
  • Buy early (that 30-day wait means a policy bought when a storm shows up in the Gulf won't cover that storm).
  • Zone X is not "no risk." One in three NFIP flood claims comes from low- and moderate-risk zones.

Which LSU Off-Campus Housing Sits in a FEMA Flood Zone?

Here's what the map says for every property in Find My Place's list of LSU off-campus housing. We ran each listed address point through FEMA's National Flood Hazard Layer on September 29, 2026. Zone A and AE are FEMA's high-risk Special Flood Hazard Area. Zone X here is the levee-protected moderate-risk zone.

Tigerland and Brightside Drive: Zone X across the board

Tigerland has a reputation for plenty of things, but on FEMA's map it lands on the lower-risk side. Summer Grove Townhomes (2403 Brightside, one-bedrooms from $1,450), Solo Brightside (2501 Brightside), Campus Crossings on Brightside (from $450 per person) and the listing at 4547 Alvin Dark Ave all map to Zone X. So do Maison Burbank ($645 per person) and Lark Baton Rouge on Burbank, which lists from $709.

Ben Hur Road: mostly Zone AE, with one exception

Most of the Ben Hur cottage communities map to Zone AE, meaning FEMA puts them in the 1%-annual-chance floodplain.

That includes Tradition at 777 (lists from $897), Arlington Cottages & Townhomes (from $879) and The Legacy at 449 Ben Hur (from $865). Nearby, Wildwood on Burbank and University Grove on Premiere Drive are AE too.

The exception is Redpoint Baton Rouge at 910 Ben Hur, which lists from $819 and maps to Zone X. Same road, about a third of a mile apart, different zone.

Southgate, Nicholson and Highland Road: it varies by the block

Southgate Towers at 4005 Nicholson maps to Zone AE. It's priced by the whole unit, with one-bedrooms from $1,300. Farther down Nicholson, Oakbrook and Indigo Park come back Zone X.

On Highland Road, Arc225 and Campus Crossings on Highland map to AE, and so does The Grayson on East Boyd, while The Cove at State Street and Elevate at Highland are Zone X. By North Gates, Alight on West McKinley is Zone X and Ion on West Chimes is Zone A.

One caveat before you pick a lease by this list. These lookups use the map pin for each address. A big complex can straddle a zone line, and the zone says nothing about how high your particular unit sits. Check the exact building on FEMA's Flood Map Service Center before you sign.

What the 2016 Flood Taught Baton Rouge Renters

Water doesn't read flood maps. In August 2016, Baton Rouge got 11.24 inches of rain on August 12 alone, and NOAA called the two-day totals a 1-in-500-year event, according to NOAA's Climate.gov event summary. The Amite River at Denham Springs crested almost five feet above its 1983 record.

The part renters should remember: researchers at UC Davis who mapped the flooding estimated that about one-third of it fell outside FEMA's 100-year flood zone. Plenty of people who flooded had no flood insurance because they didn't believe they lived somewhere that could flood. A Zone X label near LSU reflects levee protection. It doesn't stop a stalled storm from dumping a foot of rain on Burbank Drive.

Does Renters Insurance Cover Flood Damage in Baton Rouge?

No. Standard renters insurance excludes flood, full stop, and that's true in Zone X the same as in Zone AE. If rising water ruins your laptop, your mattress and the bike you ride to class, your regular policy won't pay. Our guide to whether college students need renters insurance covers what a standard policy does handle: theft, fire, liability.

Your landlord's flood policy won't help you either. It covers the building. FEMA is blunt about this: flood insurance for renters covers your belongings, and the structure is the property owner's job.

How Flood Insurance Works for LSU Off-Campus Renters

Renters can buy contents-only flood insurance through the National Flood Insurance Program. East Baton Rouge Parish participates, and since October 1, 2024 its Class 6 Community Rating System score has earned parish residents a 20 percent NFIP discount, according to the city-parish.

The NFIP pays up to $100,000 for belongings like clothes, furniture, electronics and kitchen stuff. You buy it through an insurance agent, often the same one who sold your renters policy. There's also a private flood market; ask your agent to quote both.

Timing is the trap. Per FloodSmart.gov, a new NFIP policy takes effect 30 days after purchase. Hurricane season runs June through November, so sign your lease and buy the policy in the same week. Price depends on the building, your floor, your deductible and how much coverage you choose, so get a real quote instead of trusting an average.

Also skip the "FEMA will bail me out" plan. Federal disaster help only arrives after a presidential declaration, and FEMA says it usually comes as a loan you repay with interest.

What to Ask Before Signing an LSU-Area Lease

Ask the leasing office, in writing, whether the building or parking lot flooded in 2016 or since. Their answer (or their silence) tells you a lot. Then:

  • Request a second-floor-or-higher unit if the building maps to Zone A or AE. Your stuff has a far better shot at staying dry even if the lot floods.
  • Where does your car go during a storm? Parking lots sit at ground level. A liability-only auto policy typically won't pay for flood damage to your car, so check what yours includes.
  • Read the lease's casualty clause. Louisiana Civil Code article 2715 lets a tenant seek a rent reduction or end the lease if the unit is partially destroyed without the tenant's fault, but leases can change those default rules.
  • Photograph everything at move-in. It doubles as a flood claim inventory.

If the answers don't sit right, compare Zone X options in the full set of Baton Rouge student apartments. For current rents by floor plan, see what off-campus housing costs near LSU.

Frequently Asked Questions About LSU Off-Campus Housing and Flood Risk

Is Tigerland in a flood zone?

Not a high-risk one at the properties we checked. 4547 Alvin Dark Ave in Tigerland, plus Summer Grove, Solo Brightside and Campus Crossings on neighboring Brightside Drive, all map to Zone X with reduced risk due to levee. That's moderate risk, not zero.

Is Southgate Towers in a flood zone?

Yes. The map pin for 4005 Nicholson Drive falls in Zone AE, FEMA's high-risk category. Ask for an upper-floor unit and buy contents flood coverage before move-in.

Do I need flood insurance if my apartment is in Zone X?

Probably, if you can't afford to replace everything you own. One in three NFIP claims comes from low- and moderate-risk zones, and roughly a third of the 2016 flooding researchers mapped in Baton Rouge fell outside the 100-year floodplain.

Does my parents' homeowners policy cover my stuff in a flood?

Almost certainly not. Standard homeowners policies exclude flood the same way renters policies do, and off-campus apartments usually fall outside a parent's policy anyway. A flood policy in your own name is how you cover your belongings.

How long does flood insurance take to kick in?

30 days after purchase for a new NFIP policy. Buying it the week a storm enters the Gulf won't cover that storm.

Can my Baton Rouge landlord make me keep paying rent after a flood?

It depends on the damage and your lease. Under Louisiana Civil Code articles 2714 and 2715, a lease ends if the unit is totally destroyed, and a tenant can seek a rent reduction or end the lease after partial destruction. Leases can modify those rules, so read yours and get legal help if a dispute comes up.
