What Downtown East Lansing Rent Costs Near Grand River Avenue
Downtown is the priciest part of the MSU market. You're paying for a walk to class measured in minutes.
Landmark on Grand River at 205 E Grand River Ave (0.4 mi) lists shared rooms from $1,009, private rooms from $1,159, and one-bedrooms from $1,659 up to $2,564 for a penthouse. It also holds a 5.0 from five verified reviews, so at least some of that premium shows up in how the building is run.
The Abbot at 233 Abbot Rd (0.5 mi) asks more: shared rooms from $1,200 and studios from $1,999. It sits at 2.9 stars. Paying more for a lower-rated building is a choice (we wouldn't make it).
Hub on Campus East Lansing at 918 E Grand River Ave is the closest of the three at 0.2 miles, and it lists from $885. Its prices don't follow a clean per-bedroom pattern, so ask whether a number is per bed or per unit.
Cedar Village: The Cheapest Close-In Rent Near MSU
Cedar Village is where walkable and cheap actually overlap. Cedar Village Apartments at 1000 Village Dr is 0.3 miles from campus, and every floor plan is the same two-bed, one-bath unit priced per person.
Four people: $458 each. Three people: $611 each. Two people: $917 each.
Same apartment, same bathroom. Roommate count is what moves your rent here. Four people, one bathroom, 8 a.m. classes. Think hard about that one.
MSU Off Campus Housing Cost 0.7 to 2 Miles From Campus
Between 0.7 and 2 miles from MSU, private bedrooms list in the $700s and $800s, for a longer walk or a short bus ride. Most of the buildings here price by the bed: rents fall as bedroom count rises.
- Victory East Lansing on Burcham Drive, 0.7 mi out, lists a private room in a two-bedroom at $749.
- At The Quarters East Lansing on Rampart Way (1.5 mi), private rooms run $715 to $999, with a 3.2 rating across six reviews.
- The Lodges of East Lansing on Hannah Boulevard (1.5 mi): $849 per bed in a four-bedroom, $879 in a three-bedroom, $1,199 in a two-bedroom, about $1,460–$1,490 for a studio or one-bedroom. Rated 4.0.
- Hannah Townhomes & Lofts, 1.3 mi, private rooms at $1,030–$1,045 and a perfect 5.0.
Per-bed pricing holds about two miles north too. 25 East Apartments on Abbot Road (2.2 mi) runs $620 per bed in a four-bedroom and $1,280 for a one-bedroom.
When the price is for the whole unit
Coolidge Place Townhomes on Pebblecreek Boulevard (1.9 mi) is the exception: it prices the whole unit. Its two-bedroom lists at $1,628 and its three-bedroom at $1,741. Split it and that's about $814 each for two people or $580 each for three.
Chandler Crossings: Lowest Per-Bed Rents, Longest Commute
Chandler Crossings has the lowest per-bed rents in the MSU market, and it charges you for them in distance. The cluster sits 2.8 to 3.0 miles north of campus, along Chandler Road and Hunsaker Drive, technically in Bath Charter Township.
- The Village at Chandler Crossing (3.0 mi): $479 to $585 per bed in a four-bedroom, $775 in a two-bedroom, $1,250 for a one-bedroom. Rated 4.4.
- The Landings at Chandler Crossings (2.8 mi): $499 per bed in a four-bedroom, up to $780 in a two-bedroom.
- NoCa Lofts (2.9 mi): $839 per bed in a two-bedroom, one-bedrooms from $1,149. Rated 3.4.
The math only works if the commute does. A car means a parking bill; the bus means living by a schedule.
Off-Campus Rent vs. an MSU Dorm: Which Costs Less?
A 12-month off-campus lease at the cheap end costs about the same as an MSU residence hall room. The MSU Board of Trustees set 2026-27 rates at $5,605 for a standard double, room only, and $13,574 with the Silver Unlimited dining plan, a 5% increase, as The State News reported.
Run the numbers over 12 months. Cedar Village with four people comes to $5,496 in rent. A four-bedroom bed at The Village at Chandler Crossing comes to $5,748. A shared room at Landmark on Grand River comes to $12,108, before you buy a single meal.
One catch: the dorm rate covers fall and spring only, while most off-campus leases run 12 months. Go home for the summer and you're paying for three empty months unless you sublease.
Also worth knowing: 1855 Place, which shows up in MSU apartment searches, is MSU's own university apartment complex. Its 2026-27 single-student rates ($983 to $1,234 a month) came from the same trustees' vote.
Hidden Costs on Top of East Lansing Rent
Base rent is the number on the listing, not the number on your bank statement. Every East Lansing listing on Find My Place carries a "fees may apply" note, and none of the buildings in this article has posted its monthly fees yet. Ask for the full monthly total, in writing, before you sign.
Plan for these on top of rent:
- Utilities, roughly $60 to $150 a month, the range our MSU housing page uses, depending on what's included.
- Bus fare. CATA's campus routes are free for students, but off-campus routes cost 60 cents a ride with a college ID, per CATA's discounted fares page.
- Move-out and admin charges. One reviewer at The Quarters reported a $400 move-out charge; at The Abbot, a reviewer described a $750 sublease fee.
Check the reviews before you assume the cheap one is cheap. Our East Lansing apartment reviews are where those fee stories show up first, and the East Lansing student housing page has every current price.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
