Off-campus housing near Rutgers New Brunswick costs about $1,000 a month per person if you split a house near College Avenue, and closer to $1,900 if you rent a studio or one-bedroom alone. That's from 2026 FMP listing data: houses in New Brunswick work out to a median of $994 per bedroom, and a studio or one-bedroom has a median of $1,890. A standard double in a Rutgers dorm costs $10,326 for the 2026-27 academic year, so a shared house only wins if you can cover (or sublet) the summer.

Key Takeaways

  • $994 a bedroom is the median when you split a whole house in New Brunswick (12 FMP floor plans, three bedrooms or more, luxury buildings excluded).
  • Birchwood Terrace on Hamilton Street has the cheapest split we found: a four-bedroom at $3,250, or about $813 each.
  • Living alone? Plan on $1,890, the median for studios and one-bedrooms across 48 floor plans.
  • SoCam 290 on George Street is one of the few buildings that prices by the person, with shared rooms from $1,025.
  • Most New Brunswick listings don't post their monthly fees yet (so the real bill is higher than the number you see).
  • A Rutgers dorm double runs $5,163 a semester for 2026-27, which is about $1,147 a month over nine months.

Rutgers Off-Campus Housing Cost by Bedroom Count in 2026

The number that matters depends on whether you rent alone or split a place. Across the properties linked to off-campus housing near Rutgers New Brunswick on FMP, here's what floor plans list for in fall 2026:

  • Studio or one-bedroom, whole unit: median $1,890 (range $1,482 to $2,821, 48 floor plans).
  • Two-bedroom, whole unit: median $2,600, which is $1,300 each if two people share it.
  • Three bedrooms or more, split by room: median $994 per bedroom in New Brunswick itself once you drop the two luxury buildings (12 floor plans).

Almost everything in New Brunswick is priced for the whole apartment. Rent climbs as bedrooms go up, so the sticker price is what the landlord gets each month, not what one roommate pays. Do the division yourself before you compare places.

FMP's Rutgers page lands in the same spot. Its own estimate puts a shared room or a room in a rented house near College Avenue at about $700 to $1,100 a month per person.

Splitting a House Near College Avenue: About $1,000 a Bedroom

Splitting a house is the cheapest way to live near Rutgers. Expect $900 to $1,100 a bedroom for an older house in the blocks around College Avenue and Easton Avenue.

Some real numbers. 75 Easton Ave, 0.2 miles from campus, lists a four-bedroom at $4,400 and a five-bedroom at $4,900. That's $1,100 a room in the first case and $980 in the second. 10 Guilden Street is a five-bedroom at $4,941, so about $988 each, 0.3 miles out.

Birchwood Terrace is the outlier. Birchwood Terrace at 272 Hamilton Street lists a four-bedroom, two-bath unit at $3,250 a month. Four people pay about $813 each. It's 0.6 miles from campus and holds a 3.8 FMP score, and one reviewer summed the place up as "a great community and friends made up for an old apartment." Fair trade at that price.

The catch with houses? Bigger groups. A five- or six-bedroom lease means five or six people who all need to pay on time for twelve months.

Shared Rooms vs. Private Rooms at SoCam 290

SoCam 290 at 290 George Street is the rare New Brunswick building that lists rent per person, and it shows exactly what a roommate saves you. A shared room in a two-bed, two-bath unit starts at $1,025 a month. A private room in that same layout starts at $1,790.

That's $765 a month for a door that closes. Over a twelve-month lease it adds up to $9,180, nearly what a full year in a Rutgers double costs. If you're fine sharing, this is one of the better deals within half a mile of campus. If you aren't, the private three-bed, one-bath plan at $1,425 is the middle ground.

Studios and One-Bedrooms Near Rutgers: $1,482 and Up

Want your own place? Budget at least $1,500, and closer to $1,900 for something newer. Rutgers has very few cheap solo options.

The Hamilton @ RU at 100 Hamilton Street sits 0.1 miles from campus with studios from $1,482 and one-bedrooms from $1,800. Two-bedrooms there run $3,176 to $3,388. Across the Raritan in Highland Park, Cedar Arms lists one-bedrooms from $1,650 and two-bedrooms from $2,050, about 0.9 miles from campus. Highland Park is quieter, and you'll be walking the bridge or catching a bus.

Rutgers Off-Campus Housing Cost vs. a Dorm

A dorm costs more per month than a split house but less per year, because a dorm contract only runs nine months. That last part is what most comparisons miss.

According to Rutgers Residence Life's 2026-2027 rates, a standard double in halls like Allen, Barr and Brett costs $10,326 for the year, or $5,163 a semester. University Center at Easton Avenue apartments run $11,612. Spread a $10,326 double over a nine-month school year and you get roughly $1,147 a month.

Now take a $994 bedroom in a house. Over twelve months that's $11,928 before utilities. So the house is cheaper per month but costs about $1,600 more per year, unless you stay for the summer or find a subletter. My take: if you're leaving New Brunswick in May, sort out the sublet before you sign, not after.

Costs the Listing Price Leaves Out

Most New Brunswick listings on FMP show base rent only. Many carry the note that the property "hasn't listed its monthly fees yet," which means utilities, internet and amenity fees can still land on top.

In older houses, gas and electric are often in a tenant's name, and in a drafty six-bedroom that winter bill gets split six ways. Ask the landlord what last January's bills looked like. Then there's the deposit. New Jersey caps it at one and a half months of rent, so a $4,400 house could ask up to $6,600 up front across the group. Our New Brunswick student guide covers the deposit rules and the LX and EE bus routes in more detail.
