The most walkable Salisbury University off-campus neighborhoods and complexes sit within about a mile of campus: University Orchard, The Flatts and the rental houses on the side streets east of SU. Those are 10- to 20-minute walks. Go past a mile and a half (downtown, the north side, the east-side apartment communities) and you trade the walk for lower rent or more space, plus a bus ride or a car.

Key Takeaways

  • University Orchard is the closest big student complex on Find My Place, about 0.6 miles out (roughly a 12-minute walk), with bedrooms from $859.
  • Houses within a mile run $1,300 to $2,800 for the whole place. Good for a group of four that already knows each other.
  • Downtown means The Ross at 132 E Main St: $799 a bedroom, and about 1.4 miles from class.
  • North-side rooms and one-bedrooms cost $700 to $800, but at two-plus miles you'll want a car or the bus.
  • Shore Transit is free for SU students during the fall, winter and spring semesters, which makes the far-out listings more workable than they look.
  • Start in December. FMP's Salisbury guide says the best walkable rentals lease between December and February.

How These Salisbury University Off-Campus Neighborhoods Are Ranked

This list runs from closest to farthest, using the distance to Salisbury University shown on each property's Find My Place page. Walk times are our estimate at an easy 20-minute mile, so a fast walker will beat them. Prices are October 2026 base rent from the page for off-campus housing near Salisbury University, which lists 17 places right now.

1. University Orchard: The Closest Student Complex (About 12 Minutes on Foot)

University Orchard is the pick if you want a student building and a short walk. University Orchard sits about 0.6 miles from campus. A bedroom in a 4x4 lists at $859, or $889 for the deluxe version. The 2x2 plans run $1,079 to $1,109, and since rent falls as bedroom count rises, those are per-person prices even though the site labels them "whole unit." Best for sophomores and juniors leaving the dorms who don't own a car.

2. Rental Houses Within a Mile of Campus (10 to 20 Minutes)

The houses on the residential streets just east of SU are where friend groups end up. FMP's Salisbury guide calls the blocks right by campus, around Camden Avenue and Bateman Street, "the most popular with students who want a short walk to class." On FMP right now:

  • 902 Hanson Street, 0.5 miles out: a one-bedroom house at $1,950.
  • 1017 Margaret St, 0.7 miles: four bedrooms and one bath for $1,300 (the whole house).
  • 910 Roger St, 0.8 miles: four bedrooms, two baths, $2,800.
  • 1007 Spring Ave, 0.8 miles: a two-bedroom at $1,500.
  • 1418 Bantry Ln, 1.0 mile: four bedrooms for $2,600.

Each of these lists one price for the whole house, so confirm the total with the landlord before you split it. One bathroom for four people (hello, Margaret St) is the tradeoff for the low rent.

3. 706 Smith St and the Streets Between Campus and Downtown (18 to 25 Minutes)

This is the cheap-studio zone. FMP describes the stretch between SU and downtown as "residential streets with a mix of houses and smaller apartment buildings." 706 Smith St, 0.9 miles from campus, lists a one-bedroom at $650, the lowest one-bedroom rent near SU on FMP. Closer to downtown, the Andy Warhol loft at Rivers Edge Apartments and Studio for the Arts on Fitzwater Street is $699 and about 1.2 miles out. Best for students who'd rather live alone than share a kitchen.

4. The Flatts Salisbury: Full-Size Complex, About a Mile Out (20 Minutes)

The Flatts is the middle-ground choice: a full-size complex at a walkable-ish distance. The Flatts Salisbury at 202 Onley Rd is 1.0 mile from campus. Its four-bedroom plan lists from $739, the two-bedroom from $909 and the three-bedroom from $985. That order doesn't fit a clean per-person or whole-unit pattern, so ask the leasing office which one you're looking at. One-bedrooms run $1,389, or $1,818 with an office.

5. Downtown Salisbury: The Ross and the Riverfront (About 28 Minutes)

Downtown is for students who want restaurants outside the door and don't mind the commute. FMP's guide notes downtown is "undergoing revitalization, with housing options near restaurants and the riverfront." The Ross Salisbury, 132 E Main St, is 1.4 miles from campus. Four-bedroom plans list at $799 to $935 a bedroom and two-bedrooms at $1,095 to $1,129 per person. Just north of downtown, 312 Delaware Ave lists a one-bedroom at $750, about 1.6 miles from campus.

6. East Side Apartment Communities: Marley Manor and Greens at Schumaker Pond (28 to 32 Minutes)

These are conventional apartment complexes, better suited to two roommates or a grad student than a group of four. Marley Manor, 1.4 miles from campus, has two-bedroom, two-bath plans from $1,499 to $1,866. Greens at Schumaker Pond on College Lane is 1.6 miles out, with a two-bedroom, 1.5-bath Bradford plan at $1,491. Split two ways, that's about $750 to $930 each. You'll drive or bus most days.

7. The North Side: Lehigh Ave, Charles Street and N Division St (40-Plus Minutes)

The north side has Salisbury's only by-the-room house listing on FMP, a few cheap units, and the longest trip. All three of these sit about two miles from SU:

Nobody walks 40 minutes to an 8 a.m. in February. If you live up here, plan around a car or the bus.

8. Fruitland and the Outer Ring (Car Required)

South of town, Fruitland is where FMP's guide says "larger apartments can be found at lower price points, best for students with cars." The farthest listing on SU's FMP page is Village at Snowfield on N Khione Loop, about 3.5 miles from campus, where three-bedroom, 2.5-bath plans start at $2,190. It's not a student building. Skip this ring unless you have a reliable car and a reason to want the space.

Getting to Campus Without a Car

Shore Transit is your backup plan. SU's transportation options page says "there is no cost for SU students, staff, or faculty to use Shore Transit during the Fall, Winter, and Spring semesters." Service runs Monday through Saturday, with limited Sunday hours. Check the route map against any address past a mile before you sign. Then compare everything side by side on the Salisbury, MD student housing page.
