Where These UNF Rent Numbers Come From
We pulled every listing on the Find My Place page for off-campus housing near UNF in October 2026, then kept the complexes within 3.5 miles of campus. For each one we took the lowest listed rent at each unit size and found the median. Two listings were left out because they sit far from UNF: Jackson Commons (8.7 miles) and Pointe Grand on Main (14.6 miles).
Nearly everything near UNF is a regular apartment priced by the whole unit. Rent climbs with bedroom count (Mirage on Kernan goes $1,407, $1,803, $1,912 for two, three and four bedrooms), so every per-person number below is our division, assuming each room is filled. None of these complexes has posted its monthly fees yet.
UNF Off-Campus Housing Cost for a Shared Apartment
Split a two-bedroom within about a mile and a half of campus and you'll pay roughly $585 to $860 each. These are the closest complexes and their lowest two-bedroom rents:
- The Club at Town Center, 3737 St. Johns Bluff Rd S (1.0 mi): $1,326 for The Bradford plan, or $663 each.
- The Edge at Town Center, 3544 St. Johns Bluff Rd S (1.3 mi): $1,301, so about $651 each.
- Mirage on Kernan, 3601 Kernan Blvd S (1.2 mi): $1,407 to $1,562, around $704 each at the low end.
- Vinoy at St Johns, 12310 Seacrest Ln (1.5 mi): one 2-bed, 2-bath unit lists at $1,170 ($585 each). Most of its two-bedrooms run $1,570 to $1,770, so treat that one as a lucky find.
- The Oasis at Town Center, 10667 Brightman Blvd (1.1 mi): $1,706 and up, about $853 each.
- Uptown at St. Johns, 5290 Big Island Dr (1.5 mi): $1,719 to $2,254.
Our pick? The Edge. It's cheaper than The Oasis by about $400 a month on a two-bedroom, and it's the only complex here with resident reviews, five of them, all 5.0. One reviewer called it a "roomy apartment, beautiful view, great neighbors."
The Cheapest Way to Live Off Campus at UNF: Fill a Three- or Four-Bedroom
More roommates means a much lower share, because rent near UNF rises slowly as units get bigger. A three-bedroom here has a median starting rent of $2,016, which is $672 each. Two complexes beat that by a lot:
- Mirage on Kernan: a 4-bed, 4-bath from $1,912, or $478 each. Everyone gets their own bathroom.
- The Edge at Town Center: the Neptune 3-bed, 2-bath at $1,465, about $488 each.
Mirage's three-bedroom ($1,803, or $601 each) is a good fallback if you can only find two roommates.
Frassati Hall rents by the bed
Frassati Hall, at 11291 Alumni Way, is the closest listing at 0.9 miles and the only one near UNF that looks like by-the-bed pricing. A one-bedroom is $1,379, a two-bedroom $989 and a four-bedroom $949. Rent falls as the unit gets bigger, which only makes sense if each price is per person. That's the right pick if you're solo and don't want to find roommates, but it costs about twice what a full Mirage four-bedroom does per person.
What a One-Bedroom Costs Near UNF
Expect $1,150 to $1,700 to live alone, with a median of $1,364 across the complexes in our set. Here's where the low end sits:
- The Edge at Town Center: the Atlantic one-bedroom at $1,153, the cheapest near campus.
- Beach Bluff Apartments, 3210 Discovery Way (3.5 mi): $1,200.
- The Club at Town Center: the Hampton townhome-style one-bedroom at $1,210.
- Country Club Lakes, 4090 Hodges Blvd (2.6 mi): from $1,349.
- The Ridley, 12517 Beach Blvd (1.6 mi): from $1,423.
Short version: living alone near UNF costs about double what a filled three- or four-bedroom does. That's the whole decision.
UNF Off-Campus Housing Cost vs Living on Campus
A shared off-campus apartment can undercut even the cheapest UNF residence hall. UNF's Fall 2026 and Spring 2027 housing rates start at $2,832 a semester in Osprey Hall and $3,063 in Osprey Village, running past $6,000 for private rooms. That's $5,664 a year at the very bottom, and campus residents also have to buy a UNF meal plan.
Now compare. Twelve months of a $478 share at Mirage on Kernan is $5,736, about the same money, and it covers the summer with no meal plan required. Living alone is a different story. A year in a $1,364 one-bedroom comes to $16,368.
UNF's freshman housing page says the university "encourages, but does not require, freshman to live on campus." So the choice is yours from your first semester.
