Off-campus housing near the University of Toledo costs about $524 to $830 a month for a private bedroom in a student apartment within a mile of campus, based on Find My Place listings checked in October 2026, and most four-bedroom units land between $569 and $649. A shared bedroom drops that to $330 to $350. Living alone in a studio or one-bedroom runs roughly $575 to $1,300, depending mostly on how far from Bancroft Street you're willing to go.
Key Takeaways
- $524 is the lowest private-bedroom rent we found within a mile of campus (a 2-bed student unit at Vivo Toledo on Secor Road).
- Sharing a bedroom is the real budget play: University Hills lists double-occupancy rooms from $330, and Westwood Square Apartments starts at $350 with four roommates.
- Want your own place? Plan on $750 to $1,300 near campus, or $575 to $820 if you drive 2 to 3 miles out.
- Every price below is base rent. None of the 13 UToledo-area properties on Find My Place lists its monthly fees yet, so ask before you sign.
- On campus, a Gold-plan double in Presidents Hall or Ottawa House is $7,620 per semester (meals included).
- First- and second-year students from more than 25 miles away have to live on campus anyway, so this math mostly matters from junior year on.
University of Toledo Off-Campus Housing Cost by Room Type (October 2026)
Your bedroom setup moves the price more than anything else. We pulled every floor plan from the properties on the off-campus housing near the University of Toledo page and sorted them by how you'd actually live.
Shared bedroom: $330 to $350
This is the floor. University Hills, half a mile from campus on University Hills Blvd., lists double-occupancy two-bedroom plans at $330 and $350. Westwood Square Apartments on N. Westwood Ave prices its three-bedroom units by headcount, and four roommates on a 12-month lease is $350. You give up privacy. You keep a lot of money.
Private bedroom in a shared student apartment: $524 to $830
This is the sweet spot for most budgets. These properties price by the bed, so the number is what you pay, not what the apartment costs:
- Vivo Toledo (1473 Secor Rd): $524 for a 2-bed, 1-bath student unit and $599 for a 2-bed, 2-bath.
- The 4-bed plan at The Lofts at Gateway lists at $569, and its 2-bed plans at $699.
- University Hills runs $579 in its 4x4 and $644 to $830 per bed in its 2-bedroom plans.
- At Edge 1120, FMP shows $589 per person in a 4x4, $629 to $649 in the townhomes, $719 in a 3x3 and $789 in a 2x2.
See the pattern? Fewer roommates, higher rent per head. Going from a 4x4 to a 2x2 at Edge 1120 adds $200 a month, which is $2,400 over a 12-month lease.
Studio or one-bedroom on your own: $575 to $1,300
Living solo near campus is where Toledo stops being cheap. Vivo Toledo's conventional studios list at $750 and its one-bedrooms at $850. University Hills one-bedrooms run $1,074 to $1,294, and the Edge 1120 studio is $1,189. Drive a few miles and it drops fast: Legacy Hills Apartments on Hill Ave (2.1 miles from UT) lists a one-bedroom at $575, and The Courtyards on Glendale (3.1 miles) starts at $709 for a studio.
Splitting a regular two-bedroom: about $410 to $515 each
A conventional apartment priced for the whole unit can beat student housing if you already have a roommate. Legacy Hills lists a 2-bed at $825 ($412.50 each). Vivo's conventional 2-beds are $900 to $950, and The Flats at Douglas on Kenwood Blvd., a mile from campus, lists its 2-beds at $919 to $1,024. The trade-off is usually a joint lease, so if your roommate bails, you're both on the hook.
Why Lease Length Changes Your Total Rent at UToledo
A shorter lease can cost more per month and still cost less overall. Westwood Square is the cleanest example we found. Four roommates pay $350 a month on a 12-month lease ($4,200 total) or $400 a month on a 10-month lease ($4,000 total). With three roommates it's $450 for 12 months ($5,400) versus $500 for 10 months ($5,000).
So if you're going home to Columbus or Cleveland for the summer anyway, the 10-month option saves you a couple hundred dollars and two months of paying for a room you're not in. (Confirm how the property bills a 10-month term before you assume the math works the same way.) A 5-month semester lease is the expensive outlier: $550 to $800 a month depending on roommates.
University of Toledo Off-Campus Housing Cost vs. Living On Campus
Off campus is cheaper on rent, but UT's residence hall rates bundle in a meal plan, so it isn't a perfect comparison. According to the UToledo Treasurer's 2026-2027 housing and meal plan rates, a double in Presidents Hall or Ottawa House for the 2026 cohort is $7,620 per semester on the Gold plan and up to $8,344 on the Diamond plan. A Parks Tower double starts at $7,586.
Here's the gut check. A full 12-month lease at Edge 1120's $589 base rent comes to $7,068. That's less than one semester in Presidents Hall, for an entire year. You still have to buy groceries and pay any fees the property adds, but the gap is wide enough that off campus usually wins once you're allowed to leave.
One catch: the Office of Residence Life requires first- and second-year students who live outside a 25-mile radius to live on campus. If you're from Toledo, Sylvania or Perrysburg, you can skip the dorms from day one.
Hidden Costs Beyond Base Rent at University of Toledo Apartments
Base rent is never the whole bill. Every one of the 13 properties on the Toledo student housing page currently shows the same note: the property "hasn't listed its monthly fees yet, so your total may be higher." That's not a red flag on its own. It does mean you should ask each leasing office three things before you sign:
- Which utilities are included, and is there a cap on electric?
- Monthly fees for things like trash, internet, parking or amenities.
- The application fee, admin fee and security deposit (and whether the deposit is refundable).
Distance has a price too. If a cheaper place 2 or 3 miles out means driving to class, add a UT parking permit and gas to your monthly number before you compare it with a walkable spot on Secor Road or Westwood Ave.
Frequently Asked Questions About University of Toledo Off-Campus Housing Cost
What is the cheapest off-campus housing near the University of Toledo?
$330 a month. That's the double-occupancy rate at University Hills, half a mile from campus, where you share a bedroom. Westwood Square Apartments is close behind at $350 per person with four roommates on a 12-month lease. For a private bedroom, Vivo Toledo's $524 student unit is the lowest we found within a mile.
How much should I budget per month to live off campus at UT?
Plan on $600 to $750 a month if you want your own bedroom in a 3- or 4-bed student apartment. Base rent there runs $569 to $719, and you'll want a cushion for fees and utilities on top. Want to live alone near campus? Budget closer to $900 to $1,300.
Is it cheaper to live on or off campus at the University of Toledo?
Off campus, for most students. A year of rent at a $589 per-bed apartment ($7,068) costs less than one semester in a Presidents Hall double ($7,620 with the Gold meal plan). The on-campus rate covers food, though, so compare it against rent plus what you'd really spend on groceries.
Can freshmen live off campus at the University of Toledo?
Only if home is within 25 miles. UT requires first- and second-year students from outside that radius, including international students, to live on campus, so most freshmen won't be shopping off-campus rent until sophomore spring at the earliest.
Do University of Toledo apartments charge per bed or per unit?
Both, and it's easy to mix them up. Student properties like Edge 1120, Vivo Toledo's student units, The Lofts at Gateway and University Hills price per bed. Conventional complexes like Legacy Hills, The Courtyards on Glendale and The Flats at Douglas price the whole apartment. Always ask the leasing office which one you're looking at before you compare.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
