How We Compared Lincoln's Off-Campus Areas

We started with every property on the Find My Place page for UNL off-campus housing, pulled in October 2026. Then we geocoded each street address and measured the straight-line distance to two points: the Nebraska Union at 1400 R St on City Campus, and the East Campus Union at 1705 Arbor Dr. Real walks run a bit longer than a straight line. Figure about 20 minutes on foot per mile.

Prices are base rent from each listing. Most student complexes here rent by the bed, and you can tell because the price per bed drops as the unit gets bigger (Atmosphere's one-bedroom is $1,025, its four-bedroom $625). A few places rent the whole apartment instead, and we say which.


1. Downtown and the Haymarket: Shortest Walk to City Campus

Downtown is the pick if nearly all your classes are on City Campus. Four by-the-bed complexes sit between 0.1 and 0.6 miles from the Nebraska Union, and FMP's UNL page calls the Haymarket the area that "packs the most energy," with converted warehouses, venues and newer apartments.

  • The Parkhaus, 250 N 13th St: 0.1 miles to City Campus, $680 a bed.
  • Atmosphere Lincoln, 909 Q St: 0.4 miles, from $625 in a four-bedroom.
  • LivRed, 921 M St: 0.5 miles, from $685 in a 4x4.
  • 8N Lofts, 811 N St: 0.6 miles, from $665 in a four-bedroom.

The catch is East Campus. Every one of these is 2.1 to 2.6 miles from the East Campus Union. That's fine for a single ag elective (hop on the 24 or 25). It gets old fast if you have labs out there three days a week.


2. Antelope Valley and 18th Street: Best for Splitting Your Week Between Campuses

This is the spot for students who don't know yet where their classes will land. Academy Lincoln is 0.4 miles from City Campus and 1.8 miles from East Campus, the shortest East Campus trip of any complex near downtown. Both intercampus bus loops use 18th Street, according to UNL Parking and Transit Services' route descriptions.

  • Academy Lincoln, 1850 P St: from $700 a bed in a 4x4 and $915 in a two-bedroom.
  • Union at Antelope Valley, 420 S 18th St: 0.6 miles to City Campus. One-bedrooms from $949, priced for the whole apartment, plus three-bedroom floor plans.

3. North Bottoms and the Memorial Stadium Side: Cheapest Walkable Beds

North of campus is where you'll find the lowest prices that are still walkable. FMP's UNL page describes North Bottoms as "a student favorite, prized on game days for its walk to Memorial Stadium and Pinnacle Bank Arena." Two complexes on this side of campus show up on our list:

Stadium Walk is the value play in all of Lincoln. A bed for $509 under a mile from class is hard to beat. East Campus is about 2.1 to 2.3 miles from both, so plan on the bus if you're headed there.


4. University Place Near East Campus: Best for Ag, Natural Resources and Law Students

If your schedule lives on East Campus, skip downtown. Flats at Leighton District, at 4630 Leighton Ave, is about 0.7 miles from the East Campus Union by our measurement. Nothing else on FMP's UNL page is closer than 1.8 miles.

It's a regular apartment community, not student housing by the bed. One-bedrooms start at $1,116 and two-bedrooms at $1,533, so two roommates in the cheapest two-bedroom pay about $767 each. That's more than a downtown bed. What you're paying for is a quieter neighborhood near Nebraska Wesleyan and a short trip to East Campus.

The trade-off runs the other way here. City Campus is 2.7 miles out.


5. Northwest Lincoln: Lowest Rent if You Have Wheels

The two cheapest options on our list sit on the northwest side, and you'll want a car or a reliable bus route for both.

  • The Quarters Lincoln, 301 W Charleston St: 1.5 miles to City Campus and 2.9 to East. Beds from $499 in a four-bedroom, the lowest starting rate we found anywhere near UNL.
  • Highland View Apartments, 4441 N 1st St: 2.8 miles to City Campus and 3.3 to East. Priced by the whole apartment: one-bedrooms from $910, three-bedrooms at $1,430.

Highland View's three-bedroom split three ways is about $477 each, which undercuts every by-the-bed complex in town. It's also the longest commute on this list. Before you sign, pull up StarTran's map and find the stop nearest your door. A free bus pass only helps if a route actually comes by.


Getting Between City and East Campus

StarTran Routes 24 (Holdrege) and 25 (Vine) connect the two campuses. During the regular session they run every 10 minutes from 7 a.m. to 6 p.m. and every 20 minutes until 9 p.m., with an on-call van from 9 to 11:30 p.m., per UNL Parking and Transit Services. Students ride StarTran at no extra cost through the Token Transit app, according to a January 2026 UNL Parking and Transit Services notice.

Our honest take: the bus makes a downtown apartment workable for an East Campus major, but a 0.7-mile walk beats a 10-minute wait in a February wind.
